Where is Kileleshwa and who lives there?
Wikipedia places Kileleshwa about 5 km west of the CBD in the Westlands sub-county. It lies east of Lavington and next to Kilimani, separated from its neighbours mainly by the Kirichwa River, and next to the Nairobi Arboretum, a 30.4-hectare forest reserve. Arboretum Drive has a walk-in gate to the park. Wikipedia describes the population as mainly upper middle class, with schools such as Kenya High School and Kenton College Preparatory School nearby. See also Kilimani and Lavington.
Why is Kileleshwa changing, and what does it mean for renters?
The estate was historically low density with leafy bungalows. Wikipedia says that since zoning changes in the early 2000s there has been a surge of high-rise flats, that many former bungalows now house restaurants, and that short-stay furnished apartments, including Airbnb rentals, have grown. It also reports that 2026 zoning rules allow buildings of up to 30 floors.
For renters, the change means a mix of older and newer stock on the same street. A new block may have a lift, parking and backup power, while an older maisonette may have a garden and lower density. We have not confirmed rent differences, and we found no source on noise from construction, so visit at several hours of the day and ask neighbours what building work is planned nearby.
How much is rent in Kileleshwa?
We cannot give a sourced rent band. As of November 2026 Land & Property has no Kileleshwa rental listings. The only price series we found is a national sale-price index. To compare Kileleshwa with Westlands, collect at least five adverts for each, with the same bedroom count and the same age of building, and look at service charge as well as rent. When verified brokers list with us, this page will carry dated ranges.
Can I buy an apartment in Kileleshwa?
Yes, apartments are sold there, but we have no Kileleshwa listings yet. Our guide to apartments for sale in Nairobi sets out the purchase steps, the Ardhisasa search and stamp duty, which EY reports is 4% in gazetted towns and municipalities from a 5 April 2024 directive. Take advice from a Kenyan advocate, and check the title of an older plot that has been redeveloped, since a block built on a former bungalow plot needs its own proper title for each unit.
What should I check before renting in a block that is being redeveloped?
Streets that are changing can hide problems. Ask the landlord how long the building has stood and whether the owner plans to redevelop it, because a short lease on an old maisonette can end when the plot is sold. Look at the plots next door for cranes, hoardings and trucks. Ask whether the block has a service-charge account and who manages it. Check water pressure on an upper floor in the morning and evening, and ask whether the lift has a backup generator. Put the notice period in writing.
What about short stays in Kileleshwa?
Because short-stay furnished apartments have grown here, owners and guests may both look for them. On Land & Property, short stays are booked through us, and we pay the owner after our percentage. Browse Nairobi short stays, or read furnished and serviced apartments. Landlords of long lets can read landlord tax in Kenya.
Before renting, read our tenant rights guide and our page on choosing an agent. The Nairobi guide and Kenya guide give the wider picture. For houses, see Karen.
