Verified Property Agents in Uganda (Every Agent Checked)
Updated 3 November 2026 · Land & Property editorial team
Every agent on Land & Property passes a National ID and live-selfie check before getting a Verified badge. Title checks at the land registry and an office or phone interview are extra badges. As of November 2026 we found no law in force that licenses property agents in Uganda, because the Real Estate Bill is still proposed, so a badge is not a government licence.
- Standard check
- National ID (NIN) plus live selfie, then a Verified badge
- Extra: title check
- Registry search, paid, required above a value threshold
- Extra: interview badge
- Office or phone interview, paid, shown for that month
- National licensing
- None found in force; Real Estate Bill is proposed (June 2026)
How do I know a property agent in Uganda is genuine?
Do not rely on a profile photo, a long list of listings or a friendly voice. A Nymy Net report of 16 July 2025 describes the common tricks: inspection fees sent by mobile money to a person who then disappears, listings that are already sold or never existed, the same listing sold to several clients, and prices that rise after you have paid. Its advice is to meet at the property before paying and to check the agent's online record. We add two checks: ask for the agent's National ID name and match it to the payment account, and ask for the title or the owner's written authority to sell.

What does Verified mean on Land & Property?
There are three levels. Each proves something specific, and none proves everything.
| Level | How it is earned | What it proves | What it does not prove |
|---|---|---|---|
| Verified | National ID (NIN) check and a live selfie | The person is who they say they are and matches their ID | That the properties they list are genuine, or that they are competent |
| Title-checked listing | A land registry check, a paid service, required above a value threshold | The registered owner and title details on the day of the search | That the seller is the owner, or that nobody occupies the land |
| Interview badge | An office or phone interview, a paid extra shown on the profile for that month, given only after standard verification | We spoke to the agent by office visit or phone that month | A government licence. It is not one |
The full method is in How We Verify Agents, title checks for agents and interview badge. Registry searches themselves cost UGX 10,000 each on the Ministry of Lands portal, according to its public poster; our paid title check is a service on top of that.
Are estate agents licensed in Uganda?
As far as we could find in November 2026, no. Business Times Uganda reported on 4 June 2026 that a Real Estate Bill, 2025 is part of the legislative programme for the 2026/27 financial year, and that it seeks to introduce licensing requirements for estate agents and brokers. It describes the bill as proposed and gives no tabling date. We have therefore never described any agent on this site as licensed. If a licensing law comes into force we will update this page and say what it requires.
Until then, a Verified badge is a private platform check, and that is how we describe it. Read real estate agent licence Uganda and Real Estate Companies in Uganda: Types and How to Vet.
How does this compare with an open marketplace?
This is a neutral feature comparison. It makes no claims about any named website. Whatever you use, ask each platform the same questions.
| Question | Land & Property | Open classifieds, in general |
|---|---|---|
| Is each agent's identity checked? | Yes, National ID plus live selfie | Varies by site. Ask what is checked |
| Are listings checked against the title? | Only where a paid title check has been done | Varies by site |
| Can you see how a listing was checked? | An inspected flag marks listings our team has walked. On 3 Nov 2026 it was not switched on for any listing | Varies by site |
| Is an escorted site visit offered? | Yes, paid, see site visits | Varies by site |
| Is a government licence shown? | No, none exists yet | No, none exists yet |
All 93 listings in our 3 November 2026 snapshot were listed by Land & Property itself, and none by an outside agent, because the agent programme is being rolled out. The verified-agent directory is at find a verified agent. For why a verified marketplace matters to agents read A Better Home for Property Agents Than Classifieds.

Frequently asked questions
How do I know a property agent in Uganda is genuine?
Meet at the property before paying anything, check the agent's identity against their National ID and the name on the payment account, ask for the title or the owner's written authority, and use agents whose identity has been checked. Never send inspection fees to a number you cannot verify.
Are estate agents licensed in Uganda?
We found no licensing law in force as of November 2026. The Real Estate Bill, 2025 seeks to introduce licensing for estate agents and brokers, but a June 2026 report places it in the 2026/27 legislative programme, so it is not yet law. Be careful of anyone who claims to be a licensed agent.
What does Verified mean here?
It means the agent passed a National ID (NIN) check and a live selfie. It proves identity, not competence and not that a listing is genuine. Title checks and the interview badge are extra, paid badges, and none of them is a government licence.
What is the interview badge?
It is a paid extra shown on an agent's profile for that month, given only after standard verification, after an office or phone interview with us. It tells you we spoke to the agent that month. It does not replace your own checks.
Can I list as an agent for free?
Yes, agents list free at launch. You still need to pass the National ID and live-selfie check to get the Verified badge. Check the pricing page for later plans before you commit to a long-term arrangement.
What should I do if an agent has taken my money?
Keep every message, receipt and mobile money record, report to the police and to the platform where you met the agent, and stop sending money. Our guide on agents who disappear with money lists the steps and agencies to contact.
