How does it work to list my property on Land & Property?

Create an account, add the property type, location, size, tenure and price, upload photos and, where you can, a short video, and submit it. Listing is free at launch. You can also pay for a featured listing, which boosts the property, and buyers can pay for an escorted site visit. For the steps see list your land free and how it works, or start a listing. Prices of paid options are on pricing.

If you own a furnished home that you would rather let by the night, list it for short stays instead. Guests book and pay through Land & Property, and we pay you after taking our percentage, so you do not chase guests for money. Short-stay booking is being set up, so read how to list a short stay and short-let rules and tax before you commit.

We treat listings as claims until checked. Our standard for agents is a National ID and live-selfie check, and title checks at the registry are a paid service for higher-value properties. Owners who can provide a copy of the title and a clear map get more serious enquiries. See what buyers want to see in a listing.

What documents do I need to sell land?

Have these ready before you list. The Ministry of Lands transfer guide for mailo land asks for a transfer form, two consent forms, a photocopy of the duplicate certificate of title and two passport photos each of the buyer and the seller. It also explains that the land is assessed at market value, stamp duty and registration fees are paid, URA stamps the forms and the documents go to the Office of Titles, which the applicant checks back with after ten working days. The guide's 1% stamp duty is out of date: see the costs section below.

DocumentWhy it matters
Certificate of title (original)Proves you are the registered owner. A buyer will check it with an official search

TIN for you and the buyerRequired for land transactions of UGX 10 million and above (URA)
Survey or deed plan and boundary detailsLets the buyer confirm size and boundaries
Details of any tenants by occupancy on the landYou must offer the tenant the first option to buy your interest (Land Act s.35), and the tenant needs your consent for their own transactions (s.34)

The full list is in Documents Needed to Sell Land in Uganda and seller compliance checklist.

Do I need my spouse's consent to sell?

If the land is family land, yes. Section 39 of the Land Act says no person shall sell, exchange, transfer, pledge, mortgage or lease family land, or sign a contract to do so, without the prior consent of his or her spouse. The Act says a transaction made without that consent is void, although a buyer who acted in good faith and without notice can claim back what they paid from the person they dealt with. A spouse who does not own the land may lodge a caveat on the title to protect the right, and the consent must not be unreasonably withheld. A spouse who unreasonably refuses can be asked to show cause before the District Land Tribunal. A buyer who asks for the consent protects both sides. See spousal consent.

How do I price my land?

Start with comparable listings, not with what you hope to get. These are our dated asking prices on 3 November 2026. Asking prices are not sale prices, so expect to negotiate.

TypeMedian asking priceRange
Plots (21 listings)UGX 155MUGX 42M to UGX 9.25B
Farmland (39 listings)UGX 13M per acreUGX 5.8M to UGX 550M per acre (the top figure is one lakeshore development block at Garuga)
Houses (14 listings)UGX 765MUGX 170M to UGX 2B

Within plots, price per decimal ran from about UGX 4.5M in Kira to over UGX 40M in Bukoto, so the location drives price more than any other field. Work out your price per decimal or per acre, compare it with listings in the same area and be ready to explain what is special about yours: tarmac, power, water, title type or clear boundaries. Read How to Price Your Land in Uganda and value land without comparables. Forest owners selling trees only should read list your forest; we do not yet have a forest price series.

What costs and taxes come with a sale?

Stamp duty on a land transfer is 1.5% of the value as of November 2026, according to the committee report on the Stamp Duty (Amendment) Bill, 2026, which proposes 3% and had not been confirmed as law when we checked. Who pays stamp duty is a matter for the sale agreement. Both buyer and seller need a TIN where the land is worth UGX 10 million or more, and TINs are free. Tax on the seller's gain is more complex: it depends on whether the land is a business asset and on recent and proposed changes. We do not publish a seller tax rate because we could not confirm one from URA. Ask URA or a tax adviser about your case before you sign. Do not hand a title to a broker to hold. See seller compliance checklist.

What if the land has occupants, or I lost the title?

If someone occupies the land as a tenant by occupancy, section 34 of the Land Act requires the owner's consent to the tenant's transactions, and section 35 gives each of you the first option to buy the other's interest, on a willing buyer, willing seller basis, with three months to respond. Plan time for this: sell land with squatters and sell a kibanja. If the land was inherited, read sell inherited land.

If your title is lost, there is a legal process for a replacement. On 26 August 2026 the Lands Minister suspended the routine issuance of special certificates of title for three months to review the process, after complaints of double titling, false statutory declarations and succession fraud. She said the legal process for genuinely lost titles is not abolished. We have not found a report that the suspension has ended, so check with the Ministry before you plan around a date.

Why is my land not selling?

The usual reasons are a price above comparables, missing title or consents, poor photos and no way to verify. Fix the evidence first. Read why is my land not selling. Brokers can help: agents who list through us go through a National ID and live-selfie check before they receive a Verified badge, and you can read Verified Property Agents in Uganda (Every Agent Checked). When you are ready, browse all listings to see how similar properties are presented, then how to sell land in Uganda for the full flow.

Frequently asked questions

Is it free to list property on Land & Property?

Yes, listing is free at launch. Paid options exist: a featured listing to boost your property, and paid escorted site visits that buyers can book. Check the pricing page for current rates before you rely on any fee.

What documents do I need to sell land?

The original certificate of title, your National ID, the spouse's written consent where it is family land, a TIN for you and the buyer for deals of UGX 10 million and above, and a survey or boundary details. The Ministry of Lands also asks for transfer and consent forms and passport photos at registration.

How do I price my land?

Compare with listings in the same area, using price per decimal or per acre. Our median plot asking price on 3 November 2026 was UGX 155M, but per-decimal prices ran from about UGX 4.5M to over UGX 40M by location. Expect buyers to negotiate below asking.

Do I need my spouse's consent to sell?

If the land is family land, yes. Section 39 of the Land Act requires the prior consent of your spouse to sell, mortgage or lease it. Without it the transaction is void under the Act, although a good-faith buyer can claim the money back. A spouse can lodge a caveat on the title to protect that right.

Who pays tax when I sell land?

Buyer and seller each need a TIN for land deals of UGX 10 million and above. Stamp duty is 1.5% of the value as of November 2026, and a bill proposes 3%. We have not confirmed a seller income tax rate, so ask URA or a tax adviser about your case.

Can I sell land that has a kibanja holder on it?

Yes, but the tenant by occupancy has rights. Under sections 34 and 35 of the Land Act the tenant needs the owner's consent for their own transactions, and owner and tenant each have a first option to buy the other's interest. Build time for this into your plan.
