Do I get the land when I buy a forest on Land & Property?

No. A forest listing on our platform sells the trees only. The land stays with the landowner. This is the most important rule on the page, and it shapes everything else: what you pay for, how long you have, and how you reach the trees.

The harvesting deadline is negotiable with the seller. There is no fixed national or platform deadline in a listing. You and the seller agree a date, or a window, and write it into the sale agreement. If you will need more time than the seller can give, agree it before you pay and put any extension terms in writing. Read buy trees without land for the full explanation and harvest deadline for what to negotiate.

What does a forest listing show?

Every forest listing carries the same fields so that you can compare one block with another. They are the numbers a buyer needs to value standing trees.

FieldWhat it tells you
Acreage plantedThe area under trees, not the whole parcel the trees stand on
Price per acreThe seller's asking price for the trees on each planted acre
Estimated number of treesThe seller's count. Treat it as a claim to verify
Price per treeTotal asking price divided by the estimated tree count
Tree ageYears since planting. It drives size and the products the trees can supply
SpeciesPine, eucalyptus or mixed

Because the tree count is the seller's estimate, count a sample or commission a count before you pay: see check the number of trees and per tree or per acre.

How much do standing trees cost?

We hold no live forest listings yet, so we cannot publish a Land & Property price for trees. We will not quote a figure we cannot source. The only dated public evidence we found is a press report. InfoNile reported in August 2024 that, after the presidential directive halting exports of unprocessed timber, a 10-year-old eucalyptus or pine tree sold for as little as UGX 20,000, an acre of mature eucalyptus for as little as UGX 6 million, and that an acre can hold about 200 mature trees and the average mature tree was going for about UGX 30,000. A source in the same report said the tree could have fetched about four times that before the directive.

These are low-end examples from one report, two years old, and not a price list. Prices vary with species, age, access to the road and the buyer's market. The sums are still a useful check on a seller's numbers: 200 trees at UGX 30,000 is UGX 6 million an acre. See Negotiating the Price of Standing Trees, pine timber prices and eucalyptus pole prices.

What rules apply to cutting and moving trees?

The National Forestry Authority (NFA) says on its FAQ page that harvesting should follow a management plan, and that it is advisable to inform the nearest forestry office before cutting. It says trees outside central forest reserves are regulated by the District Forest Officer unless the Minister specifies otherwise, that permission is not typically required before cutting unless specified, and that a permit fee is a regulatory charge that is not payable for personal use. It also says illegal timber or charcoal found in forest reserves is impounded and the owners of vehicles caught carrying illegal forest produce can be fined. The FAQ leaves room for local rules, so call the District Forest Officer for the district where the trees stand before you plan a harvest.

Export is a separate matter. A May 2023 presidential directive halted exports of unprocessed timber products, and InfoNile reported in August 2024 that the directive was still in force. We could not confirm from a primary source whether it has changed since, so check before you plan to sell outside Uganda. Details are in permits to cut and move timber and timber export ban. This page is information, not legal advice.

What should I check before I pay for trees?

  1. Meet the owner of the land, not only the owner of the trees, and confirm in writing that you may enter, cut and haul.
  2. Agree the harvest deadline and what happens if rain, a breakdown or a permit delay slows you down.
  3. Walk the block. Check age, health, fire damage and the real planted area: inspect a forest before buying.
  4. Count or sample the trees: check the number of trees.
  5. Confirm the access road and where you can stack and load.
  6. Ask which permits the district needs and who pays: Buying Standing Trees.
  7. Pay in stages against cutting progress, not all upfront: tree sale payment terms.
  8. Watch for schemes that promise fixed returns: tree investment scams.

Pine or eucalyptus: which should I look for?

The choice depends on what you will make from the trees. Both appear in our category, and our listings state the species. If you are weighing the idea as an investment, start with forest investment and be sceptical of any return that is guaranteed.

How do I sell trees through Land & Property?

If you own a plantation or a woodlot and want to sell the trees and keep your land, list it with the fields above and tell us your harvest window. See sell trees and keep your land and List property for sale Uganda. Agents who want to list forests can read Verified Property Agents in Uganda (Every Agent Checked). Buyers abroad should read Buying Property in Uganda from Abroad and buy trees from abroad. Once listings go live you can browse forest and tree listings.

Frequently asked questions

Do I get the land when I buy a forest?

No. On Land & Property a forest listing sells the standing trees only, and the land is not included. You need the landowner's written permission to enter the land, cut the trees and haul them out. Agree that access in the sale agreement before you pay.

How long do I have to harvest?

The harvesting deadline is negotiable with the seller. There is no fixed period set by our platform. Agree a date or window, and any extension terms, in writing before you pay, and allow time for permits, weather and transport.

How much is a pine plantation per acre?

We have no live forest listings yet, so we cannot give a Land & Property price. The only dated public evidence we found is InfoNile in August 2024: an acre of mature eucalyptus sold for as little as UGX 6 million. Treat that as a low-end example, not a price list.

What does the listing show about the trees?

Each listing shows acreage planted, price per acre, estimated number of trees, price per tree and tree age. The tree count is the seller's estimate, so count a sample or commission a count before you pay.

Do I need a permit to cut trees on private land?

The NFA says trees outside central forest reserves are regulated by the District Forest Officer and that permission is not typically required before cutting unless specified otherwise, and that a permit fee is a regulatory charge that is not payable for personal use. Rules can differ for commercial sale, so ask the District Forest Officer in the district where the trees stand before you plan a harvest.

Can I export the timber?

A May 2023 presidential directive halted exports of unprocessed timber, and a press report in August 2024 said it remained in force. We could not confirm its current status from a primary source, so check before you plan an export.
