What does land cost in Uganda right now?
The only prices we publish are our own asking prices, dated. On 3 November 2026 Land & Property had 93 published listings. The table shows the medians by type. Asking prices are what sellers want, not what buyers finally pay, so use them to compare, then negotiate.
| Type | Listings | Median asking price | Range |
|---|---|---|---|
| Plots | 21 | UGX 155M | UGX 42M to UGX 9.25B |
| Farmland (per acre) | 39 | UGX 13M per acre | UGX 5.8M to UGX 550M per acre |
| Houses | 14 | UGX 765M | UGX 170M to UGX 2B |
| Apartment category | 19 | UGX 1.3B | UGX 132M to UGX 5.5B |
Of the 21 plots, 14 are in Wakiso and 6 are in Kampala. The Wakiso median is about UGX 92M and the Kampala median about UGX 1.1B, which shows how much the address matters. For a broader view see land prices in Uganda and our guide to the price of an acre of land in Uganda by region.
How much is a decimal in the plots we list?
Plots are often sold by the decimal, and one decimal is one hundredth of an acre. Dividing the asking price by the size stated in the listing gives a price per decimal. The figures below use only listings where the size is stated in the title and the price field agrees with it. One listing whose title and price disagree is left out.
| Where | Stated size | Asking price | Per decimal (about) |
|---|---|---|---|
| Kira Nsasa | 20 decimals | UGX 90M | UGX 4.5M |
| Kira Bulindo | 71 decimals | UGX 500M | UGX 7M |
| Najjera Buwatte | 1.07 acres | UGX 950M | UGX 8.9M |
| Kyanja | 25 decimals | UGX 520M | UGX 20.8M |
| Bunga | 25 decimals | UGX 820M | UGX 32.8M |
| Ntinda | 25 decimals | UGX 850M | UGX 34M |
| Bukoto | 33 decimals | UGX 1.4B | UGX 42.4M |
The spread is wide: roughly UGX 4.5M to UGX 42M per decimal. Read What Is a Decimal of Land? (Uganda Measure Explained) and price per decimal vs acre before you compare two listings. Our land size converter does the arithmetic.
Which land tenure will I meet, and which is safest?
The Land Act (Cap. 236, section 2) says land in Uganda is owned under four tenure systems: customary, freehold, mailo and leasehold. Section 3 describes each. Mailo is held in perpetuity. Freehold is held in perpetuity or for a fixed period set by a condition (section 3(2)). Mailo allows the owner to be separate from the person who owns developments on the land, and the mailo owner holds the land subject to the rights of lawful and bona fide occupants (section 3(4)). Leasehold gives exclusive possession for a defined period.
Of the 63 listings in our snapshot that state a tenure, 57 are mailo, 4 are freehold and 2 are leasehold. The other 30 show no tenure, so ask the seller for the title before you pay anything. No tenure is safe on its own. Safety comes from a genuine registered title, a seller who is the registered owner, and a clear answer on who occupies the land. Read titled vs untitled land and types of land to buy.
| Tenure | What it means for a buyer | Law |
|---|---|---|
| Mailo | Registered, perpetual. Check for bibanja (tenants by occupancy) on the plot. | Land Act s.3(4) |
| Freehold | Registered, usually perpetual (the Act also allows a fixed period), with full powers of ownership. | Land Act s.3(2) |
| Leasehold | Check the lease length left and the ground rent. | Land Act s.3(5) |
| Customary | Governed by local custom. A certificate of customary ownership is not a registered title. | Land Act ss.3(1), 4 |
In what order should I buy land?
Buying before you check is the common thread in the Ugandan land-fraud stories. Use this order and do not skip a step because a seller is in a hurry.
- Read how to buy land in Uganda end to end.
- Ask for a copy of the title and the seller's National ID, then verify the seller.
- Run an official title search (see below).
- Use the land due diligence checklist and questions to ask a land seller.
- Visit the plot and walk the boundaries: land site visit checklist. You can book an escorted site visit through us.
- Check the access road, planned roads and utilities: utilities check and planned roads.
- Check who lives on the land, including any kibanja holders.
- Confirm spousal consent where the land is family land.
- Agree the price and sign a written agreement: documents needed to buy land.
- Pay in stages against documents: how to pay for land in Uganda safely.
- Get the transfer forms, valuation and stamp duty done.
- Register the transfer and collect the title in your name.
How do I check a title and the seller?
The Ministry of Lands runs an online public portal, UgNLIS. Its poster says a title search needs the volume and folio, or the county, block and plot numbers, and a parcel search needs the county or municipality, block or road, and plot number. Each search costs UGX 10,000, paid through URA to credit your account. A search shows what the register holds. It does not replace walking the land and meeting the neighbours.
Two legal checks catch many problems. First, section 39 of the Land Act says family land cannot be sold, mortgaged or leased without the prior consent of the spouse. A sale made without it is void under section 39(4), although a buyer who acted in good faith and without notice can claim back the money paid. Second, if someone lives on the land as a tenant by occupancy, section 34 requires the landowner's consent for the tenant's transactions and section 35 gives each side a first option to buy the other's interest, on a willing buyer, willing seller basis. See buying land without a title if the seller has none.
What does buying land cost besides the price?
Plan for these extras. Flags marked VERIFY mean the figure can change and you should confirm it with the named office before you rely on it, as of November 2026.
| Cost | What we found | Status |
|---|---|---|
| Title search (UgNLIS) | UGX 10,000 per search, paid through URA | Ministry of Lands poster |
| Stamp duty on transfer | 1.5% of the value. A Stamp Duty (Amendment) Bill, 2026 proposes 3%. The Finance committee report of April 2026 recommended it be passed, and a minority report opposed it. We could not confirm it has become law. | VERIFY with URA |
| TIN for buyer and seller | Required for land transactions of UGX 10 million and above, from 6 December 2021. A TIN is free. | URA |
| Caveat, if you lodge one | Stamp duty UGX 20,000 plus registration fee UGX 10,000 | Ministry of Lands page, VERIFY |
| Lawyer, survey, valuation | No reliable public price list. Ask for written quotes. | VERIFY |
The Ministry's own transfer guide still shows 1% stamp duty on mailo transfers, which is out of date. Use the current rate from URA. See land prices and property rates and ground rent for running costs.
How do I read a Land & Property plot listing?
Each listing carries fields you can compare: the price, the price unit (a total for plots, per acre for farmland), the size, the location, the tenure, the distance to tarmac and an inspected flag. The inspected flag is on only when our team has walked the land. On 3 November 2026 it was not yet switched on for any listing, so treat every listing as seller-supplied until you have visited or booked a site visit. Where a tenure is blank, the seller has not told us, and you should ask.
All 93 listings in the snapshot were listed by Land & Property itself. Outside agents are being added through our verified-agent programme: see Verified Property Agents in Uganda (Every Agent Checked).

Frequently asked questions
Is it safe to buy land in Uganda?
It can be, if you verify before you pay. Check the registered title with an official search, confirm the seller is the registered owner, confirm spousal consent for family land, find out who occupies the land and visit the plot. Do not pay a deposit on the strength of photos or a phone call alone.
How much does a plot cost near Kampala in 2026?
In our listings on 3 November 2026 the median asking price for a plot was UGX 155M. Wakiso plots had a median of about UGX 92M and Kampala plots about UGX 1.1B. Per decimal, asking prices ran from about UGX 4.5M in Kira to over UGX 40M in Bukoto.
Which land tenure is safest to buy?
No tenure is safe by itself. Freehold, mailo and leasehold can all be sound when the title is genuine and the seller is the registered owner. With mailo, check for tenants by occupancy. With leasehold, check the years left. Customary land has no registered title unless it is converted.
Can a foreigner buy land in Uganda?
A non-citizen can take a lease of up to 99 years but cannot acquire mailo or freehold land (Land Act, section 40). Whether a dual citizen counts as a citizen for this rule should be confirmed with a Ugandan advocate before you pay.
What is the fee for a title search?
The Ministry of Lands poster for the UgNLIS public portal says each search costs UGX 10,000, paid through URA into your account. A title search needs the volume and folio or county, block and plot numbers. A parcel search needs the location and plot number.
Do I pay stamp duty as the buyer?
Stamp duty on a land transfer is charged at 1.5% of the value as of November 2026, and a bill to raise it to 3% was before Parliament. Who bears it is set in your sale agreement, so write it down. Confirm the current rate with URA before you sign.
