Standing Tree Value Calculator for Uganda

Updated 3 November 2026 · Land & Property editorial team

To value standing trees, count them, split the count into grades by size, price each grade from dated evidence, then take off the costs a buyer will carry to fell, extract and haul. The calculator on this page does that sum and shows a bid ceiling. We found no published 2025 or 2026 price per acre, so the grade prices are yours to enter. It values trees only, land not included.

How does the standing tree value calculator work?

The calculator follows the same order of work a valuer uses. You enter the facts you have, and it returns an indicative value for the trees, not for the land under them.

  1. Tree count. Enter the count from sample plots or a full count, and the area in acres. If you only have the spacing, the tool estimates plants per acre and applies a survival rate you choose.
  2. Grade split. Enter the share of trees in each grade, for example building poles, small poles and firewood or rejects.
  3. Grade prices. Enter a price per tree or per pole for each grade, with its date and source. The tool shows the sourced ranges in this guide as a prompt, and refuses to fill in a grade price you have not entered.
  4. Costs. Enter felling, cross-cutting, extraction, loading, haulage and permit costs per tree or per acre from written quotes.
  5. Buyer margin. Enter the margin a buyer would want.

The result has two lines. The indicative value to the seller is gross grade value less the costs a buyer will carry. The bid ceiling is the most a buyer should pay if they want to keep their margin. If you want to embed the tool on a site of your own, ask our team whether that is possible.

Which defaults are dated and sourced?

Public, dated tree prices are thin, so the tool starts empty rather than guess. These are the only figures we could source, and each carries its date. Treat them as indications, not offers.

The InfoNile report said the same tree could have cost four times more before the May 2023 presidential directive on unprocessed timber, according to an unnamed source. We do not quote older, higher figures from earlier press reports. Always write down the date and grade beside any price you use.

What does a worked example look like?

The figures below are hypothetical, chosen to show the order of the sum. They are not Land & Property prices and not market evidence.

Example 1, using the InfoNile figures. One acre with 200 mature trees at UGX 30,000 a tree gives a gross value of UGX 6,000,000. Suppose written quotes put felling, extraction, haulage and fees at UGX 1,200,000 an acre. The value to the seller is then UGX 4,800,000 an acre, and a buyer who wants a 15% margin on their outlay would not pay more than about UGX 4,170,000 an acre. On 10 acres, if the count holds, those numbers are ten times larger. The UGX 1,200,000 cost is an assumption for the example only, because we found no sourced cost per tree or acre in Uganda.

Example 2, a pole block. A block of 1,000 trees where 600 reach building-pole grade. At the low end of the EUCA range, UGX 15,000, those 600 poles are worth UGX 9,000,000. At the high end, UGX 50,000, they are worth UGX 30,000,000. The spread is more than threefold, which is why length, top diameter and straightness matter so much. The other 400 trees need a grade and price of their own, and you must enter them.

The tool shows both cases side by side when you give it a low and a high price per grade, so you can see how much of the result depends on the price you assume.

How do spacing and survival feed into a pole yield?

If you planted the trees yourself, the number standing today depends on spacing and survival. A Ugandan acre is about 4,047 square metres, so plants per acre equal 4,047 divided by the area each plant gets. EUCA's guide gives typical spacing by product for a good, well-weeded site in central Uganda.

ProductSpacingPlants per acre (about)Typical rotation
Firewood or charcoal2 m x 2 m1,0113 to 5 years
Scaffolding or formwork poles2.5 m x 2.5 m6474 to 6 years
Building poles2.5 m x 2.5 m6475 to 8 years
Transmission or utility poles2.5 m x 3 m or 3 m x 3 m540 to 4508 to 12 years
Sawlogs3 m x 3 m or wider, with thinning450 or fewer12 to 18 years

Spacing and rotation come from EUCA's eucalyptus rotation guide dated 13 August 2026; the plants-per-acre column is our arithmetic. The tool multiplies plants by your survival rate to estimate stems. We found no verified survival rate for Uganda, so enter one from your own count. EUCA calls rotation age "a measurement, not a birthday", so a buyer's diameter and length specification matters more than the planting date. Read eucalyptus harvest age by product for more.

Can I use the calculator for pine?

Yes for the method, with a limit on prices. The same steps apply: count, grade, price, deduct costs. But pine is sold by volume and grade, per cubic metre or per log, not per tree, according to EUCA's September 2026 guide, and it gives no price figures. We found no dated 2025 or 2026 price for standing pine. If you use the tool for pine, enter a price per tree or per cubic metre from a written buyer offer, and mark its date. Our page on how much is my pine plantation worth explains the grades.

The same goes for other species. Where we have no sourced price, the calculator leaves the box empty and says so. It does not borrow a number from another species.

When should I not trust the number?

Four things can make the result wrong, and the tool flags each one.

  • An unmeasured count. A count from sample plots is an estimate. EUCA advises a measured inventory, with volume by grade and a stated method, before you sell, because unmeasured volume is priced against the seller.
  • Prices from the wrong grade. A pole price is not a standing-tree price. The buyer still has to fell, trim and move the pole.
  • Old prices. The InfoNile figures are from August 2024. Use them only as a check.
  • Access. A stand with no truck access is worth less, because extraction costs more. See access for harvest trucks.

Whatever the tool says, approach at least three buyers with the same inventory, and agree the scope, price basis, payment schedule, timeline and extraction duties in writing before felling starts. EUCA gives the same advice. Our guides on how standing timber is valued, negotiating the price of standing trees and the standing timber sale contract show how to do it. For buildings rather than trees, see how to value a house or apartment in Uganda.

What does a forest sale on Land & Property cover?

On Land & Property, a forest listing sells the trees only. The land is not included, and the harvesting deadline is negotiable with the seller. Each forest listing shows the acreage planted, price per acre, estimated number of trees, price per tree and tree age. The snapshot of 3 November 2026 held 93 published listings and none were forest listings, so we have no listing prices to show yet (Land & Property listings, Nov 2026). When sellers publish them, we will report asking prices by tree age with the number of listings behind each figure. Asking prices are not sale prices.

If you own a stand, you can list your trees for sale, land not included. If you are buying, browse forest and tree listings as they appear, and go through the forest trees hub for the checks. This is information, not financial advice.

Frequently asked questions

How do I estimate my forest's value?

Count the trees, split them into grades by size and product, price each grade from dated buyer evidence, then deduct felling, extraction, haulage and permit costs. A measured inventory with a stated method gives the strongest number. The calculator does the sum, but you supply the count and the prices.

Can I use this for pine?

Yes for the method, but not for a built-in price. Pine is sold by volume and grade, not per tree, and we found no dated 2025 or 2026 pine price. Enter a price per tree or per cubic metre from a written offer and record its date.

What is a bid ceiling?

It is the most a buyer should pay if they want to keep a margin. It equals the expected value of the trees by grade, less felling, extraction, haulage and permit costs, less the buyer's margin. Sellers can use it to judge whether an offer is realistic.

Does the value include the land?

No. The calculator values standing trees only. On Land & Property a forest listing sells the trees only, land not included, and the harvesting deadline is negotiable with the seller. Land is priced separately.

Are the prices in the tool current?

The tool starts empty. The sourced ranges are dated: EUCA Eco Consults gave building poles at UGX 15,000 to 50,000 in August 2026, and InfoNile reported UGX 20,000 to about 30,000 for a mature tree in August 2024. Enter fresh prices from buyers.
