Building Muzigo Rentals for Income
Updated 3 November 2026 · Land & Property editorial team
A muzigo is a single-room rental unit, and building several on one plot can earn steady rent, but returns depend on land, build cost and vacancy. A June 2026 Business Times Uganda case study put peripheral Kampala rents at UGX 250,000 to 350,000 a unit and net yields at 4 to 5% (rarely above 6 to 7% even in better suburbs). Individual landlords pay 12% tax on gross rent above UGX 2,820,000 a year. This is not financial advice.

What is a muzigo and why do investors build them?
A muzigo (plural mizigo) is a single-room rental, sometimes self-contained and sometimes sharing a toilet and bathroom, usually built in a row on one plot. Double-room units add a sitting room or second room. A 2018 opinion column in The Observer, "Why a muzigo is a better investment than big house", argued that single rooms cost less to put up than apartments and are less likely to stay empty for months after one tenant leaves (The Observer, September 2018). The same column warned that management can be hard because tenants may leave at any time, so a manager may be needed. It gave no shilling figures, and it is an opinion piece, not data. Treat it as a reason to look, not as proof.
This page helps you test the idea with your own numbers. It is general information as of November 2026. It is not financial advice, asking prices are not guaranteed rents, and nobody can promise a yield. See the wider Rentals Uganda hub for the legal and tax side.
What rents do single and double rooms earn?
We could not verify a published, current rent table by estate for mizigo, so we do not give one. What we can cite is a dated case study. Business Times Uganda, in a 21 June 2026 article comparing building rentals with unit trusts for a UGX 50 million budget, used rent of UGX 250,000 to 350,000 per unit a month for peripheral Kampala, about UGX 3.6 million gross a year per unit, and net yields of about 4 to 5 percent. It said yields rarely exceed 6 to 7 percent even in better suburban areas, usually only where the land position was already strong (Business Times Uganda). It did not state occupancy rates or build costs.
Land & Property's own listing data are for sale properties. In our listings snapshot for November 2026 the median plot was about UGX 155 million, across plots of very different size and location. That does not tell you the price of a plot suited to a rental block, so check each plot you consider. Use browse plot listings to compare, and homes to rent now to see what is asked for rentals near your plot.
How much does it cost to build rental rooms?
We did not find a verified, dated cost per muzigo unit, so we will not print one. The nearest dated figure we opened is for a different product: Business Times Uganda reported on 24 April 2026 that a three-bedroom house typically costs UGX 90 million to UGX 150 million to build, depending on finishes (Business Times Uganda). It gave no per-square-metre rate and it is not a rental block.
Get a written bill of quantities from a qualified quantity surveyor or contractor for your own drawings. Make sure it covers each of these costs, because investors often miss them:
- land, title search and transfer;
- approvals and a building plan from the local authority;
- structure, roofing, plumbing, wiring, floors, doors and windows;
- a pit latrine or sewer connection, water and power connection, drainage;
- fencing, security, a compound light, a water tank and a meter for each unit.

What does a worked return look like?
The table below is arithmetic with assumed inputs, not a forecast. We assumed 10 units at UGX 300,000 a month (the middle of the Business Times range), 85% of the year occupied, and running costs of 10% of rent collected. We then spread the same income over three possible total project costs (land plus building plus fees), which you must replace with your own quotes.
| Line | Amount (UGX a year) |
|---|---|
| Gross rent if all units are full (10 x 300,000 x 12) | 36,000,000 |
| Rent collected at 85% occupancy | 30,600,000 |
| Tax: 12% of (30,600,000 minus 2,820,000) | 3,333,600 |
| Running costs at 10% of rent collected | 3,060,000 |
| Income after tax and running costs | 24,206,400 |
| Total project cost you assume | Yield on that cost |
|---|---|
| UGX 200,000,000 | 12.1% |
| UGX 300,000,000 | 8.1% |
| UGX 500,000,000 | 4.8% |
The Business Times case study's 4 to 5 percent is close to the last row. Its money market funds earned 10.5 to 13 percent in 2026, without a building to manage. So a muzigo project only beats a fund if the land and building cost stays low relative to rent, vacancy is kept down and rents hold. Also remember that sale value, borrowing costs, repairs beyond 10%, bad debts and your own time are outside the table.
What tax do I pay on rent?
For an individual landlord, PwC's Uganda tax summary, reviewed 22 October 2026, states that rental income is taxed at 12% of annual gross rent above UGX 2,820,000, that nothing is deductible against it, and that from 1 July 2026 individuals may file and pay monthly (PwC). A URA article from August 2022 explains the same 12% structure, and the threshold of UGX 2,820,000 below which tax is nil (URA, The Taxman). Companies are taxed differently: the same URA article says companies deduct 50% of expenses and pay 30% on the rest. Confirm current rates with URA before you register, and read Tax on Rental Income in Uganda for filing steps. Rules change, so this is as of November 2026.
What rules protect tenants and what should I check first?
The Landlord and Tenant Act, 2022 (ULII PDF) covers lettings of any size. For a muzigo landlord that means:
- Advance rent is limited to three months for tenancies longer than a month, unless both sides agree to more (section 24). The Observer column said single tenants have no problem paying six months in advance, which is lawful only if the tenant truly agrees.
- One deposit, not above one month's rent (section 30).
- A written receipt for every payment (section 25), and a written tenancy agreement for lettings worth UGX 500,000 or more (section 4).
- Rent may rise by no more than 10% a year with 60 days' notice, unless the agreement says otherwise (section 26).
Before you buy a plot, check the title, access road and utilities, and confirm that the land can be built on. Use Tenancy Agreement in Uganda for your paperwork, rental scams Kampala to understand how tenants get cheated, and expat rental Kampala if you will manage from abroad. All landlords can start at Landlord Guide for Uganda: Law, Tax and Rent Collection, and tenants can see homes to rent.
Frequently asked questions
Is muzigo business profitable?
It can be, but it depends on land and build cost, rent and vacancy. A June 2026 Business Times Uganda case study used rents of UGX 250,000 to 350,000 a unit and net yields of 4 to 5 percent in peripheral Kampala, while money market funds returned 10.5 to 13 percent. Run your own numbers; this is not financial advice.
How much does it cost to build rental rooms?
We could not verify a dated cost per muzigo unit, so we do not quote one. A three-bedroom house cost UGX 90 million to UGX 150 million to build in April 2026, per Business Times Uganda, but that is another product. Get a bill of quantities from a quantity surveyor for your plan and plot.
How much tax do I pay on rental income?
For an individual, 12% of annual gross rent above UGX 2,820,000, with no deduction for expenses, as of November 2026, per PwC's Uganda summary reviewed in October 2026 and a URA article. Individuals can file and pay monthly from 1 July 2026. Companies are taxed differently. Check with URA.
Can I ask tenants for six months' rent in advance?
Only if the tenant genuinely agrees. Section 24 of the Landlord and Tenant Act, 2022 limits advance rent to three months for a tenancy of more than a month, unless both landlord and tenant mutually agree to go beyond that. A demand that cannot be refused breaks the Act.
Are single-room units easier to keep let than apartments?
One 2018 Observer opinion column argued so, saying single rooms cost less to put up and are not left empty for months when a tenant leaves. It gave no figures and is an opinion. Occupancy depends on location, price, water, security and management, so test it with local landlords and watch rents on our rental listings.
