How to Sell Your House or Apartment in Uganda
Updated 3 November 2026 · Land & Property editorial team
To sell a house or apartment in Uganda, confirm who must consent, gather the title, your National ID and a TIN, search the register, value the property against comparable homes, list it with true photos, vet the buyer, take cleared payment and sign the transfer. The buyer pays stamp duty. Apartments have their own unit title and an owners' body to check. A sale ends only when the registry records the buyer.

What are the steps to sell a house in Uganda?
A house sale is a land sale with a building on it, so most of the land steps apply. As of November 2026, the route looks like this.
| Step | What you do | Why |
|---|---|---|
| 1 | Check who must consent | A family home needs spouse consent |
| 2 | Gather the papers (see below) | Buyers' advocates ask on day one |
| 3 | Search the register | You find caveats and mortgages before they do |
| 4 | Value and price the property | Over-priced homes sit unsold |
| 5 | List with true photos and show it | Buyers want to see the real home |
| 6 | Vet the buyer, agree terms in writing | Protects you if they default |
| 7 | Take cleared payment, then sign the transfer | Never release papers on a promise |
| 8 | Registry records the buyer | Title changes only when registered |
The wider picture of selling is in the sell land in hub. Land plots follow a similar path, set out in How to Sell Land in Uganda.
What documents do I need to sell my house?
The core set is your certificate of title, your National ID, a TIN, a recent registry search report and, where the house is a family home, written spouse consent. The Ministry of Lands lists a transfer form, two consent forms, a photocopy of the duplicate title and passport photos of buyer and seller for a mailo transfer, and URA adds the stamp duty payment slip. If the building was newly built, buyers also ask about the occupation permit. The full list, with who supplies each paper, is on Documents Needed to Sell a House in Uganda.
Section 39 of the Land Act matters here. Where you live on the land with your spouse and draw your living from it, the Land Act bars a sale unless the spouse consents in writing first. A home bought in good faith without that consent is still void under the Act, though the buyer can claim their money back.
How do I value my house, and when does tax come in?
Price from comparables and condition, then check the figure with a valuer. Our pricing guide, How to Price Your Property in Kampala, shows how asking prices spread in our listings. In the snapshot of 3 November 2026, house asking prices on Land & Property ran from UGX 170 million in Kira to UGX 2 billion in Kyanja, with a median of UGX 765 million. They are asking prices, not sale prices.
URA says stamp duty is 1.5% of the value set by the Chief Government Valuer, which may differ from your price, and the buyer pays it. VAT can apply to improved land or commercial premises valued above UGX 150 million. A TIN is needed by both sides for property worth UGX 10 million or more. Whether income tax applies to your sale depends on whether the property is a business asset, so put that question to URA before you sign. If you rent the house out first, read Rent It Out or Sell? A Homeowner's Calculation.
What changes if I sell an apartment or a house with tenants?
An apartment is held on its own certificate of title for the unit, issued after a condominium plan is registered, and the owners of units form a corporation that looks after the common property and keeps an expenses account, according to KTA Advocates. Ask the managing body for a written statement of unpaid contributions, and check the by-laws on resale and use. Our documents page covers the clearances.
If tenants live in the house, read Selling a House With Tenants in It before you list. Their tenancy does not disappear on sale, and a buyer will ask to see the agreements and rent receipts.
How do I list, show and close the sale?
Use your own photos of every room, the kitchen, the compound and the street, and state the tenure honestly. Listing on Land & Property is free at launch: list your property free. Escorted site visits protect you from unannounced callers and give the buyer a fair view.
Before the buyer pays, sign a written agreement stating price, deposit, balance date and default terms. Take money into your own account or your advocate's client account. Release the signed transfer only after funds clear. The Ministry service standards give 3 working days to process a transfer at UGX 20,000, while the older mailo procedure page gives about 5 working days for assessment and 10 for the title, so expect up to a few weeks after payment. We found no published figure for how long it takes to find a buyer, because that depends on price, area and condition. Frequently asked questions
How do I sell my house?
Confirm consent, gather your title, ID and TIN, search the register, price against comparables, list with true photos, vet the buyer, agree terms in writing, take cleared payment, then sign the transfer for registration. The sale is complete only when the registry records the buyer.
How long does a house sale take?
We found no published figure for finding a buyer. After payment, the Ministry standard is 3 working days to process a transfer, while its older mailo procedure page gives about 5 working days for assessment and 10 for the title. Allow several weeks in practice.
Who pays stamp duty when a house is sold?
The buyer pays, according to URA, at 1.5% of the value set by the Chief Government Valuer, which may differ from the price. Confirm the rate with URA before completion, as of November 2026.
Do I need my spouse to sign?
For a family home on land where you live with your spouse and draw your living from it, yes. Section 39 of the Land Act requires prior written consent before a sale. Buyers' advocates usually ask for it anyway.
Is selling an apartment different from selling a house?
Yes. An apartment has its own unit title and sits within a condominium plan and an owners' corporation. Ask the managing body for a statement of unpaid contributions and check the by-laws before you list.
