Yes. Land & Property publishes monthly listing medians by property type and district as CSV files, with the method and licence beside them. The November 2026 file covers 93 published listings, all asking prices from our own listings, not sale prices and not the whole market. Reuse is free with credit. Can I download Uganda property price data?
Yes. We publish listing medians as plain CSV files that open in Excel, Google Sheets or any statistics tool. One file covers one month. The first release is November 2026. A new file is added each month, and older files stay available so you can build a series.
These are our own figures, so read them for what they are. They describe the listings on our platform, which on 3 November 2026 were all listed by Land & Property (Land & Property listings, Nov 2026). They are not a survey of the whole market and they are not transaction prices. If you need market-wide evidence, use them alongside the sources named on our Price Data Methodology page.
What is in the November 2026 file?
The table shows the medians by property type, from 93 published listings on 3 November 2026. Plots, houses and apartments are priced as a total. Farmland on our platform is priced per acre.
| Type | Listings | Price basis | Median asking price | Lowest to highest |
|---|---|---|---|---|
| Plot | 21 | Total | UGX 155M | UGX 42M to UGX 9.25B |
| Farmland | 39 | Per acre | UGX 13M | UGX 5.8M to UGX 550M |
| House | 14 | Total | UGX 765M | UGX 170M to UGX 2B |
| Apartment | 19 | Total | UGX 1.3B | UGX 132M to UGX 5.5B |

What fields do the CSV files contain?
Each row is one property type in one district for one month.
- month: the month the snapshot was taken, written as year and month.
- type: plot, farmland, house, apartment, commercial or forest.
- district: the district shown on the listing.
- price_basis: total price, or price per acre for farmland.
- listings: how many listings are in the row.
- median_ugx, min_ugx and max_ugx: the middle, lowest and highest asking price.
Rows with fewer than three listings are marked so you do not read much into them. For example, in November 2026 there are 14 plots in Wakiso with a median of about UGX 92.5M, and 6 plots in Kampala with a median of about UGX 1.125B. Both rest on limited samples, and plot prices vary widely with distance from the road and the tenure.
How are the medians worked out?
We take the published listings on the snapshot date, group them by type and district, and report the middle price. We use the median because a few very large plots or apartments would drag an average far above what most listings ask. The full rules, including how we treat price per acre and how we clean errors, are on Price Data Methodology.
We do not change prices to make a series look smooth. If a listing price was entered wrongly and we correct it, we record the change on our Land & Property corrections page and re-issue the file for that month with a note.
What is the licence, and how often is the data updated?
The files are released under the Creative Commons Attribution 4.0 licence (CC BY 4.0). You may copy, share and build on them, including commercially, if you credit Land & Property, link to this page, say whether you changed the data, and link to the licence. Do not suggest that we endorse your use.
We update the files once a month, and each file carries its snapshot date. We keep data separate from sales: how we earn from listings is set out in Advertising and Commercial Disclosure, and how listings are checked is in How We Check Listings and Titles. Sellers preparing a listing can read What Buyers Want to See in a Property Listing.

Frequently asked questions
Can I download Uganda property price data?
Yes. We publish monthly listing medians by property type and district as CSV files, with the method and licence. The first file is November 2026. The figures are asking prices from our own listings, not sale prices, so they are not a view of the whole Uganda market.
How often is the data updated?
Once a month. Each file shows the snapshot date and the number of listings behind each row, and earlier months remain available so you can compare. If we correct an error in a past month, we re-issue that file and record the change in our Corrections Log.
Can I use the data in a news story or a report?
Yes. The files are under CC BY 4.0, so you may use and share them, including commercially, if you credit Land & Property, link to this page and state any changes you made. Describe them as asking prices from our listings, and do not call them market prices.
Why is farmland priced per acre?
Farmland on our platform is usually priced per acre, so the farmland median is a price for one acre. Plots, houses and apartments are priced as a total. In November 2026 the farmland median was UGX 13M per acre across 39 listings.
