Studio and 1 Bedroom Apartments for Rent in Nairobi

Updated 3 November 2026 · Land & Property editorial team

Small flats in Nairobi trade price against distance. One published survey, from around early 2024, put one-bedrooms from about KES 50,000 in Westlands, Upper Hill and Kilimani, KES 10,000 to 18,000 in Ruiru and from KES 14,000 in Kasarani. We have no Nairobi listings of our own yet, so this page shows the commute side of the trade and a viewing checklist.

What is the rent ladder for small flats in Nairobi?

The best public figures we found come from an Estate Intel article on affordable areas, undated on the page but showing images from about January 2024. It covers one-bedroom units only, and rents will have moved since, so use it as a ladder, not a quote.

We found no sourced studio or two-bedroom ladder, so we do not print one. Ask each agent for the current asking rent in writing and compare at least three units in the same estate.

What does a cheaper area cost in commute?

The saving comes with distance. Using Wikipedia's figures, Westlands is about 3 km from the CBD and Kilimani about 5 km west of it. Roysambu is about 11 km northeast, and Ruiru is about 20 km by road northeast. The gap between a Westlands one-bedroom from KES 50,000 and a Ruiru one at KES 10,000 to 18,000 is a monthly saving of well over KES 30,000 for a commute many times longer.

We have no sourced travel times, because traffic changes by hour. Test the route you would really take, at your real start time, before signing. Our area pages show what each estate offers: Apartments for Rent in Kilimani, Nairobi and Houses and Bedsitters for Rent in Kasarani, Nairobi.

Is a studio cheaper than a bedsitter?

A bedsitter is normally one room containing the bed, kitchenette area and a bathroom, while a studio is a self-contained single open-plan unit, often in a newer block with extras. We have no sourced price gap between them, but newer studio blocks often carry service charges and parking that older bedsitters lack. Compare the total monthly cost, not the headline rent. For the bedsitter market, read Bedsitters for Rent in Nairobi: Areas, Rent and Checks.

What should the rent include?

Before you compare two units, list what each rent covers. Ask about water, which may be billed separately, service charge, parking, security, garbage collection and internet. A KES 40,000 flat with water, security and a parking bay can be cheaper than a KES 35,000 flat where you pay for each. Ask for a deposit amount, and note that landlords typically ask one to two months' rent as a deposit, according to Kenyans.co.ke, so put the refund terms in writing. What is the viewing checklist for a small apartment?

Small units hide their faults in a short viewing. Check the following.

  • Run every tap and the shower, and look for damp or stained ceilings.
  • Test phone signal and any internet provider at the actual flat, inside.
  • Visit once in the evening to see noise, lighting and the walk from the road.
  • Open the wardrobes and windows, and ask where you dry clothes.
  • Confirm who actually owns or manages the flat, and never pay a deposit to someone you have not met at the property.

Kenyans.co.ke has documented common Nairobi house-hunting scams, including deposits taken for flats that are not available, so view before you pay. If you want a broker, see Estate Agents and Brokers in Nairobi: How to Choose One.

What else should young professionals consider?

If you need a place for a short posting, a serviced option may suit you better than a twelve-month lease: see Furnished and Serviced Apartments for Rent in Nairobi. If your firm is looking for premises, read Offices to Let in Nairobi: Westlands, Upper Hill, CBD. The Nairobi hub, Houses and Apartments for Rent in Nairobi by Estate, the country guide Kenya Land Ownership Guide for Ugandan Investors and the Ugandan market page Houses and Apartments for Rent in Uganda are the next stops.

Frequently asked questions

How much is a 1 bedroom in Nairobi?

Published figures vary by area. An Estate Intel survey from around early 2024 put one-bedrooms from about KES 50,000 in Westlands, Upper Hill, Kilimani and Parklands, and KES 10,000 to 18,000 in Ruiru. Rents have likely moved since, so ask for current quotes.

Where is the cheapest 1 bedroom?

In the same survey, Ruiru, Ongata Rongai, Kinoo and Uthiru, and Syokimau and Mlolongo started around KES 10,000. Cheaper areas lie farther from the city centre, so weigh the monthly saving against your daily commute.

Is a studio cheaper than a bedsitter?

We found no sourced price comparison. Newer studios often come with service charges and parking costs, so compare the total monthly cost of each unit rather than the headline rent.

How much deposit do Nairobi landlords ask?

Kenyans.co.ke reports that landlords typically ask for one to two months' rent when a tenant moves in. Put the amount and refund conditions in the written agreement and keep a receipt.
