Bedsitters for Rent in Nairobi: Areas, Rent and Checks

Updated 3 November 2026 · Land & Property editorial team

A bedsitter in Nairobi is a single room that has its own bathroom and often a small cooking area, which makes it different from a shared single room. Many sit along Thika Road in Kasarani and nearby estates. We have no Nairobi listings yet and found no sourced rent band, so check three current adverts and never pay a deposit before viewing, as of November 2026.

What is a bedsitter in Nairobi?

In everyday Nairobi use, a bedsitter is one room that serves as bedroom and sitting room, with its own bathroom and often a small corner for cooking. A single room is usually just a room, with a shared toilet and bathing area in the compound. A studio is usually larger and more modern, with a proper kitchen area. These are common meanings and not a legal definition, so ask each landlord what is included and write it down.

Where do Nairobi bedsitters cluster?

Wikipedia calls Kasarani the second most populated sub-county in Nairobi, with the neighbourhood lying along Thika Road about 12 km north-east of the CBD. High population along a main road usually means many small rental units, so the Thika Road belt is a sensible place to start looking. See our Kasarani page and the Roysambu page for the estates we plan to cover.

We have not confirmed estate-by-estate counts of bedsitters, so treat any list of "best areas" with caution unless it cites a source. Visit at the hours you would be home, such as evening, to see noise, lighting and water use.

How much is a bedsitter in Nairobi?

We cannot give a sourced rent band. As of November 2026 Land & Property has no Nairobi rental listings, and the public indices we found track house prices, not bedsitter rent. A figure from a social media post is not evidence. Collect three or more adverts for the same estate and compare like with like: same floor, same water supply, same distance to the main road.

Rent is only part of the cost. Ask what the first payment covers, whether water and electricity are billed separately, and who collects service or garbage fees. When verified brokers list with us, this page will show dated ranges from their listings.

What should I check before paying a deposit?

Deposit and advance-rent practice varies by landlord, and we did not find a source that fixes it, so get every term in writing before you pay. Our guide to tenant rights in Kenya explains what the law says about deposits and notice.

  • Ask for the landlord or caretaker's name and how rent is paid.
  • Check the water supply, the drains, and whether the room gets daylight.
  • Photograph the room on move-in day and get the landlord to sign an inventory.
  • Ask what notice you must give, and whether the deposit is refundable.

How do I avoid fake viewing fees and fake listings?

Kenyans.co.ke describes listings priced far below the market, pressure to pay upfront to reserve a unit, and viewing fees used to find people to target. A victim of a Thika Road listing lost KES 12,000 before the agent disappeared. First-time renters are often targeted, so slow down.

Do not pay to view. Do not pay to reserve before you have seen the room with someone who can show they may let it. Check any agent with the Estate Agents Registration Board, as explained on our agents and brokers page. Landlords who want to rent properly can read about houses to let, or look at rent to own. The whole city is in the Nairobi guide, and Ugandan renters can see rentals in Uganda. Also see South B and South C.

Frequently asked questions

How much is a bedsitter in Nairobi?

We have no sourced rent band. As of November 2026 Land & Property has no Nairobi listings. Collect at least three current adverts for the same estate, compare like with like, and treat any price far below the others as a warning sign.

What is the difference between a bedsitter and a studio?

In common Nairobi use, a bedsitter is one room with a private bathroom and sometimes a cooking corner, while a studio is usually larger with a proper kitchen area. The terms are not legally defined, so ask each landlord exactly what is included and write it down.

How much deposit for a bedsitter?

Practice varies and we found no source that fixes it. Ask the landlord, get the amount and refund terms in writing, and read our tenant rights guide before paying. Do not pay a deposit before seeing the room with someone who can prove authority to let it.

Which area has the most bedsitters?

Wikipedia ranks Kasarani as Nairobi's second most populated sub-county, along Thika Road, so many small units are likely there. We have not confirmed counts by estate. Visit in the evening to check noise, water and security.
