Eucalyptus Trees for Sale in Uganda: Buyer's Guide

Updated 3 November 2026 · Land & Property editorial team

A eucalyptus listing on Land & Property sells the standing trees only. The land is not included, and the harvesting deadline is negotiable with the seller. Value depends on species or clone, age, stem count and the pole or timber grades in the stand. A dated price point from August 2024 put a mature tree at about UGX 30,000. We hold no forest listings yet.

What do you buy when you buy eucalyptus trees on Land & Property?

You buy the trees, not the ground they stand on. A forest listing on Land & Property sells the standing eucalyptus only, the land is not included, and the harvesting deadline is negotiable with the seller. That means you need written permission to enter the land, remove the timber and use the access road until the agreed date. Write those rights into the sale agreement and read how standing trees are sold to see the seller's side.

Each forest listing shows the acreage planted, the price per acre, the estimated number of trees, the price per tree and the age of the trees. As of 3 November 2026 the forest category had just launched and we held no live forest listings, so we cannot show you a listing price yet. You can follow new ones in the eucalyptus search and see the wider market in the forest trees guide.

Which eucalyptus species and clones are grown in Uganda?

Most commercial stands are Eucalyptus grandis, its hybrids and clones, with E. camaldulensis, E. urophylla and E. saligna also planted. Clones are named by series, such as GU (grandis x urophylla) and GC (grandis x camaldulensis). A 2014 Ugandan study by Turinawe, Mugabi and Tweheyo tested clones GU7, GU8, GC540, GC550 and GC796 against their parent species. GC540 had the highest basic density at 664 kg per cubic metre, and GU7 had the highest calorific value at 17,800 kJ per kg. The authors concluded that clonal wood at 6 to 7 years was a viable fuelwood option. The study does not rate the clones for poles or sawn timber.

Seed or clone matters to a buyer because of uniformity. EUCA Eco Consults, a forestry consultancy, says GU and GC clones are typically faster and more uniform than mixed seedling stock. In practice, a uniform stand grades more consistently, so your pole count is easier to predict. A mixed-seed stand may hold a few excellent stems and many small ones. Ask the seller which clone or seed source was planted, who supplied it and whether the whole block is the same.

How does age decide what the trees are worth?

Age decides the product, and the product decides the price per tree. The table shows typical rotations for E. grandis and GU clones on a good, well-weeded site in central Uganda (EUCA Eco Consults, reviewed 13 August 2026). Poor sites, wide spacing or pests can add years. The stems per acre column is our arithmetic from the spacing, before losses and thinning.

ProductTypical rotationUsual spacingStems per acre at planting

Scaffolding or formwork poles4 to 6 years2.5 m by 2.5 mAbout 650

Sawlogs12 to 18 years3 m by 3 m or wider, with thinningAbout 450 or fewer

Stem count is the number you must verify. A seller's estimate of trees is a starting point, not a measurement. InfoNile's 2024 calculation used about 200 mature trees per acre, well below planting density. Count a sample plot yourself or hire someone to do it, then multiply by the area. Our pages on Eucalyptus Harvest Age by Product: Firewood to Timber and Who Buys Eucalyptus Poles in Uganda? cover when to cut and who buys each grade.

How much is an acre of eucalyptus?

No one can quote a fair price per acre without measuring the stand. EUCA Eco Consults describes standing timber value per acre as highly variable and says it must be measured. The few dated price points we found are below, and they are indicative, not a price list.

To compare offers, convert everything to a price per tree and per grade, then add what you must spend to fell, cut and haul. An unnamed source in the InfoNile article said a tree could have fetched about four times as much before the 2023 directive, so treat older price lists with caution. Our valuation pages explain the method in the forest trees guide.

Can eucalyptus stand near wetlands, rivers and lakes?

Not freely. The National Environment (Wetlands, River Banks and Lake Shores Management) Regulations, 2000 (Statutory Instrument 3 of 2000) set protection zones, and the regulations make it an offence to introduce or plant an exotic plant in a wetland (regulation 37). They also treat planting fast-growing non-wetland trees in a wetland as drainage of the wetland. The zones are:

  • Rivers: 100 metres from the highest watermark for rivers named in the Sixth Schedule, and 30 metres for other rivers (regulation 29).
  • Lakes: 200 metres from the low water mark for lakes named in the Seventh Schedule, and 100 metres for other lakes (regulation 30).
  • Activity in a zone: none may take place without the written authority of the Executive Director of NEMA.

These regulations were made under the earlier National Environment Act, which was replaced in 2019, so ask NEMA which text applies today before you buy a stand that touches water. The National Forestry Authority (NFA) also advises that trees be planted at a distance from the boundary roughly equal to their mature height, so they fall on the owner's land. For a trees-only purchase, ask for a map showing the stand's edge against any river, lake or wetland, and walk it on an escorted visit. Our regional map of plantations shows where large stands sit.

What are the pest risks, and who regulates harvesting?

The blue gum chalcid or gall wasp (Leptocybe invasa) damages young eucalyptus. A National Agricultural Research Organisation record of a November 2003 survey at Oruchinga refugee settlement in Mbarara district found attacks on field-planted seedlings and saplings but not on nursery seedlings, and attacks were markedly more frequent and severe on E. grandis than on E. saligna. The authors called for research into integrated pest management. That survey is dated, so ask the seller how the stand has fared and look at the crowns and leaves on the visit.

On harvesting, the NFA says trees outside central forest reserves are regulated by the District Forest Officer. Permission usually is not needed to cut them, but it advises telling the nearest forestry office first, and a permit fee applies to trade. Confirm the current steps with the District Forest Officer where the stand sits. The harvest window itself is a commercial term you settle with the seller, and a longer window gives you time but may cost more.

How do I check a stand before I pay?

  • Confirm who owns the trees and the land, and whether the land is mailo, freehold, leasehold or customary. Start with Uganda land law and land titles.
  • Count stems in a sample plot and note the diameters. Ask for the clone or seed source and the planting date.
  • Walk the boundaries, the access road and the nearest water. Ask what the road is like in the rains.
  • Agree in writing the harvest start, the end date, who repairs damage, and what happens if the deadline passes.
  • Pay in stages and keep receipts. Our escorted forest visits put a verified person on the ground for you, which suits buyers abroad.

Frequently asked questions

How much is an acre of eucalyptus?

It cannot be quoted fairly without measuring the stand. The only dated per-tree figure we found is InfoNile's August 2024 report of about UGX 30,000 for a mature tree, with trees as low as UGX 20,000. EUCA Eco Consults puts building poles at UGX 15,000 to UGX 50,000 each in August 2026. We have no forest listings yet.

What age should eucalyptus be for poles?

Building poles are usually ready at 5 to 8 years and transmission poles at 8 to 12 years on a good site, according to EUCA Eco Consults in August 2026. Sawlogs take 12 to 18 years. Poor sites, wide spacing and pests can add years, so judge a stand by its diameters, not its age alone.

Does the sale include the land?

No. A forest listing on Land & Property sells the standing trees only. The land is not included, so the buyer needs written rights to enter, harvest and remove the timber. The harvesting deadline is negotiable with the seller, and it should be written into the sale agreement.

Can eucalyptus be planted next to a river or lake?

Rules limit it. The 2000 wetlands and river banks regulations set protection zones of 30 or 100 metres for rivers and 100 or 200 metres for lakes, and forbid planting exotic plants in a wetland. They were made under an Act replaced in 2019, so ask NEMA which text applies now.

Do I need a permit to cut eucalyptus?

The NFA says permission usually is not needed for trees outside central forest reserves, but it advises informing the nearest forestry office, and a permit fee applies to trade. The District Forest Officer regulates these trees, so check current steps locally before the harvest crew arrives.
