Paid Escorted Site Visits: How They Work

Updated 3 November 2026 · Land & Property editorial team

You book a visit on the property page, pay a booking fee, and a team member or verified agent escorts you to the property on the agreed day. The fee is shown before you pay and is held until you check in. A visit lets you see access, boundaries on the ground, neighbours and condition. It does not prove ownership, so you still need a title search and an advocate.

How do I book a paid escorted site visit?

Open the property you want from browse all listings, choose a date on the booking form and pay the booking fee by mobile money or card. After you book, our team contacts you on WhatsApp or by phone to confirm the schedule, the meeting point and who will escort you.

  1. Pick the property. Check the listing shows a location you can describe to a driver.
  2. Choose a day. Plan for daylight. Rural plots can take longer to reach than the map suggests.
  3. Pay the booking fee. The amount is shown before you pay.
  4. Confirm with us. We agree the meeting point and the escort.
  5. Check in on site. Your fee is released to the escort only once you have checked in at the property by GPS.

If you are unsure which property to see first, ask our team on WhatsApp or by email before paying.

What does a visit include for land, homes and forest trees?

What you should look at depends on what is being sold. The table shows what the escort walks you through for each type.

Property typeWhat the visit coversWhat it does not cover
Plot or farmlandRoad access, the boundary points as the seller shows them, neighbours, water, who is using the land, and whether the plot matches the photosWhether the boundary on the ground matches the title or the survey
House or apartmentWalk-through of every room, water and power, roof and drainage, the compound, and the surrounding roadStructural soundness, which needs a qualified engineer
Forest treesAccess for harvesting, a look at the stand and tree age, and where the planted area starts and endsThe land itself. A forest listing sells the trees only, and the harvesting deadline is negotiable with the seller

On land, ask the escort who is using the plot. Under section 29 of the Land Act (Chapter 236), a person who entered land with the registered owner's consent can be a lawful occupant, and a person who had occupied land unchallenged for twelve years or more before the Constitution came into force can be a bona fide occupant. Seeing people on the ground is the first way to find out.

Who escorts me, and what do I receive afterwards?

For properties we list ourselves, our team escorts you. For an agent's listing, the escort is that listing's agent, who should hold our Verified badge, which comes from a National ID number check and a live selfie. You can read how our own listings work in Properties Listed by Land & Property.

Ask the escort for photos and a short written note of what you saw, so you have a record to show family or an advocate. Any note describes the visit. It is not a valuation, a survey or a legal opinion.

How much is the fee, and when do I get it back?

The fee depends on the property type, and the booking form shows the exact amount before you pay. It is made up of a base fee and, where it applies, a transport fee. We do not put a fixed figure on this page because it is set per property type and can change. The fee is held in escrow until you check in on site.

Our Terms of Service, as of November 2026, say:

  • The fee is fully refundable if the agent or escort fails to honour the appointment.
  • It is not refundable once the visit has been completed.
  • It is not refundable if you do not attend and gave less than 24 hours notice.

Pay the fee only through the booking form. Never send visit money to a personal number, even if a message claims to come from us. How we earn from fees and paid placements is set out in our Land & Property advertising policy.

What can a site visit not tell me?

A visit shows what is on the ground today. It cannot show who owns the property. The Daily Monitor reported in April 2026 that police recorded 663 land fraud cases in 2025 against 397 in 2024, and the offences listed included forgery and obtaining money by false pretences. The same report says the Lands ministry requires larger transactions to be inspected before subdivision or transfer.

So treat the visit as one step. Before you pay for the property, order a title search at the registry, have an advocate review the sale agreement, and compare what the seller shows you with the title. Our Corrections Log lists listing facts we have had to change. We make no promise about the outcome of a purchase.

Can someone visit for me if I am abroad?

Yes. Many buyers are in the UK, the US, the UAE or Europe, so the escort can walk the property while you join on video, or you can send a relative. Read Video Site Visits for Uganda Land for how to run a live call and what to ask for. A video call is a first filter. If you can, send someone you trust for the final visit, and keep the title check and the advocate on your side.

Frequently asked questions

How much is a site visit?

The booking fee is shown on the booking form before you pay, and it is set by property type and can change. We do not fix one figure on this page because it can change. The fee is held until you check in at the property, and a refund applies if the escort fails to honour the appointment.

Can you visit for me if I am abroad?

Yes. You can book the visit and have the escort walk the property while you watch on a live video call, or you can send a relative or friend. Video is a first filter only. Keep the registry title search and an advocate in your plan before you pay for the property.

Is the booking fee refundable?

As of November 2026 our Terms of Service say the fee is fully refundable if the agent or escort does not honour the appointment. It is not refundable once the visit is completed, or if you miss it with less than 24 hours notice. Check the booking form for the amount.

Does a site visit prove the seller owns the land?

No. A visit shows access, boundaries as pointed out, neighbours and condition today. Ownership is shown by the title at the registry and checked by an advocate. Buy only after both are done, and do not pay the seller on the strength of a visit alone.
