Shilling vs Dollar: Currency Risk for Diaspora Buyers
Updated 3 November 2026 · Land & Property editorial team
If you earn in pounds, dollars or dirhams and buy Ugandan property priced in shillings, a weaker shilling makes the property cheaper in your currency, and a stronger shilling raises its cost. Your return in home currency depends on both the property and the exchange rate. Compare prices in UGX first, then convert, and be careful with loans in a currency you do not earn.

How does the exchange rate affect my return?
Your return has two parts: what the property does in shillings, and what the shilling does against your own currency. A property can rise in UGX and still lose you money in pounds if the shilling falls by more. The reverse is also true.
The rate also affects what you pay on the day. If you send money when the shilling is weak, each pound buys more shillings, so the same plot costs you less. If you wait and it strengthens, the same plot costs more in pounds.
Exchange rates move, and nobody can reliably predict them, so we do not forecast. Use the rates and examples below to understand the risk, not to time the market. Rent and sale proceeds earned in UGX have the same issue in reverse when you convert them back.
What did the shilling do in 2026?
The shilling strengthened for part of 2026. Business Times Uganda reported on 22 July 2026 that the average rate in June 2026 was UGX 3,710.64 per US dollar, from UGX 3,764.11 in May, a 1.4% gain for the shilling. Average June rates were UGX 4,270.15 per euro and UGX 4,944.51 per pound. The article credits higher foreign exchange inflows, including gold and other exports, which outweighed importers' demand for dollars.
| Currency | Average June 2026 rate (UGX) |
|---|---|
| 1 US dollar | 3,710.64 |
| 1 euro | 4,270.15 |
| 1 British pound | 4,944.51 |
These are monthly averages, not the rate you will get from a bank or money-transfer service, which adds a margin and fees. Rates for other months differ, and we have not found a single reliable official source for daily rates in November 2026. Check the Bank of Uganda's published rates or your transfer provider on the day you send money.
What does a worked example look like?
Illustration with assumed round numbers, not a forecast. A plot priced at UGX 150 million, converted at the June 2026 pound average of UGX 4,944.51, costs about GBP 30,300 (150,000,000 divided by 4,944.51).
- If the pound buys 10% more shillings when you pay, at about UGX 5,439, the same UGX 150 million costs about GBP 27,600.
- If it buys 10% fewer, at about UGX 4,450, the cost rises to about GBP 33,700.
Now suppose you bought at the rate above and later sell the plot for UGX 180 million, a 20% gain in shillings.
- If the shilling has strengthened and the pound buys only about UGX 4,450, the sale gives about GBP 40,400. That is a gain of about 33% in pounds.
- If the shilling has weakened and the pound buys about UGX 5,439, the sale gives about GBP 33,100. That is a gain of only about 9% in pounds.
The same 20% rise in shillings produced very different pound returns, only because of the exchange rate. This is why we show UGX first and then convert.
Should I buy property in dollars or shillings?
Most listings, including ours, show prices in UGX first, because land and property are bought and sold in shillings. Some sellers quote in dollars, especially for apartments and to diaspora buyers. If a price is quoted in dollars, ask two things: what rate they will use on the day, and whether the price is fixed in dollars or only an estimate. A dollar price means the seller carries the shilling risk before the sale and may adjust the figure if the rate moves.
Our practical rule is to compare every offer in UGX first, then convert at one stated rate and date. This avoids being misled when two sellers quote in different currencies. Whatever the currency, the sale agreement and the receipt should state the amount, the currency and the rate used. For the cost side, read Property tax Uganda and, for how a bank prices a property, bank valuation property.
What about rent, tax and loans in another currency?
Rent is often agreed in shillings, though some landlords quote in dollars, so check your tenancy terms. Rental tax is worked out in shillings. As of November 2026, URA's guide taxes an individual's gross rent above UGX 2,820,000 a year at 12%, so a currency swing changes the tax bill in your own currency as well. Our Rental Yield Calculator for Uganda lets you test returns in UGX.
Loans carry the biggest currency danger. If you borrow in dollars but earn rent in shillings, a weaker shilling raises your repayments in shilling terms. If you borrow in shillings and also earn in shillings, you avoid that mismatch, but a diaspora borrower earning in pounds still faces exchange risk on every repayment. We give no mortgage rate here because we could not verify a current one, so ask lenders directly and check their rules on foreign income. Related reading: rent or buy Kampala.
How can I reduce currency risk?
- Buy with money you can leave invested for years, so you are not forced to sell when the rate is bad.
- Split the transfer into stages if the agreement allows it, instead of sending everything on one day.
- Avoid borrowing in a currency you do not earn.
- Compare returns in UGX first, then in your home currency using a range of rates.
- Keep records of the rate and fees on each transfer for your own tax reporting. UK readers can start with buy property in Uganda from UK.

Frequently asked questions
Should I buy property in dollars or shillings?
Compare in UGX first, because most property is priced and sold in shillings. If a seller quotes in dollars, ask which rate applies on the day and whether the dollar price is fixed. Record the currency, amount and rate in the agreement and receipt.
How does the exchange rate affect my return?
Your return in pounds, dollars or dirhams depends on the property's change in UGX and on the shilling's move against your currency. A property can gain in shillings and still lose in your currency if the shilling weakens by more.
What was the shilling rate in 2026?
Business Times Uganda reported June 2026 averages of UGX 3,710.64 per US dollar, UGX 4,944.51 per pound and UGX 4,270.15 per euro. Those are averages. Rates change daily, and your bank or transfer service will add its margin.
Is it safe to take a loan in dollars?
It carries currency risk if you earn in shillings, because a weaker shilling raises your repayments in shilling terms. Prefer borrowing in the currency you earn, and ask the lender to explain how rate changes affect you.
Can I predict the exchange rate?
No. Rates move with exports, inflows, imports and global markets. Plan for a range of outcomes rather than a single forecast, and only commit money you can leave invested.
