Buying Property in Uganda From the UK
Updated 3 November 2026 · Land & Property editorial team
Yes, you can buy land or property in Uganda from the UK. Send money by bank transfer into an advocate's client account, sign documents before a UK notary (check the form with your advocate first), and use a limited power of attorney if you cannot travel. If you are UK tax resident, HMRC expects foreign rental income on a Self Assessment return, and the UK-Uganda tax treaty may relieve double tax. Information as of November 2026.

Can I buy land in Uganda from London?
Yes. You do not have to live in Uganda to buy, but who you are matters. A Ugandan citizen, including one living in the UK, can generally hold land in the forms Ugandan law allows. Under the Land Act (Cap. 236) a non-citizen cannot acquire or hold mailo or freehold land and cannot be granted a lease of more than 99 years (section 41 of the 2023 edition, section 40 of the 2000 edition). If you hold a British passport as well as Ugandan citizenship, read Dual Citizenship and Land Ownership in Uganda before you buy.
The overall process is the same as for any buyer: verify the seller and title, sign an agreement, pay in stages and register in your own name. Our 12-step guide and the land buying checklist cover the steps, and the page on putting the title in your own name explains why a relative should not hold it.
How do I move money from the UK to Uganda?
For a land price, use a bank-to-bank transfer into an advocate's client account rather than a small-value remittance app. Bank of Uganda data reported by Daily Monitor show that most remittance transactions are small (more than 93 percent below US$499) and that 73 percent of inflows in 2025 were digital, so the common apps are built for family support, not purchase prices. Ask your UK bank about its limits, and ask the Ugandan advocate for the account name that must appear on the transfer.
Keep every confirmation. Source of funds checks apply to larger purchases; see Source of Funds Checks for Uganda Property and Buying Land as a Group if you are pooling money. Pay in stages, as in our guide to paying for land in stages.
Does the UK-Uganda tax treaty matter?
PwC's Worldwide Tax Summaries list the United Kingdom among Uganda's double tax treaty partners, together with Denmark, India, Italy, Mauritius, the Netherlands, Norway, South Africa and Zambia (as of November 2026). A treaty helps avoid being taxed twice on the same income. PwC also notes that Uganda gives a foreign tax credit for tax paid abroad, capped at the Uganda tax the income would have suffered. The treaty text decides which country may tax rent or a sale of land, so ask a tax adviser to apply it to your case.
The UK side is covered on our page on UK Tax on Uganda Property for UK Residents.
What does HMRC expect for overseas property income?
GOV.UK states that UK-resident taxpayers normally pay UK Income Tax on foreign income, and it lists rental income on overseas property among examples. It says such income is usually reported on a Self Assessment return, and that relief may be claimed where the same income is taxed in two countries. A non-resident generally does not pay UK tax on foreign income. Your residence status, not your passport, decides this.
Keep Ugandan rent receipts, any Ugandan tax payment records and bank statements. Uganda taxes individual rental income at 12 percent of gross rent above UGX 2,820,000 a year, with no deduction of expenses, and since 1 July 2026 individuals may file and pay monthly (PwC Worldwide Tax Summaries, page last reviewed 22 October 2026). See also rental income tax.
What help does the High Commission give, and how do I plan a visit?
The Uganda High Commission in London lists consular services on its website, including certification of official Ugandan documents for use in the UK and Ireland. The page we checked does not mention powers of attorney, so ask the High Commission directly what it can do for a document you sign in the UK. Section 147 of the Registration of Titles Act lists who may witness a power of attorney signed outside Uganda, and it names a notary public and the manager of a branch of a UK-incorporated bank among them. Do not sign a power of attorney until your Ugandan advocate has told you the exact form the registry will accept.
For visit planning, remember the time difference when booking advocates and banks: Uganda is 3 hours ahead of the UK in winter and 2 hours ahead in summer. A first trip should include meeting your advocate, seeing the plot and checking boundaries with neighbours. If you cannot travel yet, start with a video land inspection and then book an escorted site visit through us, and browse plot listings from agents we verify.
If you are buying for older relatives, read Buying Property for Parents in Uganda; if you plan to return, see Retiring to Uganda. Other countries: from the USA and from the UAE.
What other Ugandan options should UK buyers know about?
Some UK buyers look at property auctions; apply the same title checks and never skip the search. For a savings route, read about the Uganda diaspora bond and check its current status before relying on it; we have not confirmed that it is open. For help from government, see the Ministry of Lands diaspora desk page and check whether it is still active.
Frequently asked questions
Can I buy land in Uganda from London?
Yes. A Ugandan citizen living in the UK can buy with an advocate acting for them, a sale agreement and a limited power of attorney if needed. A non-citizen can hold land only on lease, up to 99 years under the Land Act. Verify the title and register in your own name.
Do I pay UK tax on Uganda rent?
If you are UK tax resident, GOV.UK says foreign income, including rent from overseas property, is normally taxable in the UK and reported on Self Assessment. Relief may be available for tax paid in Uganda. A non-resident generally does not pay UK tax on it. Confirm with an adviser.
Is there a UK-Uganda tax treaty?
Yes. PwC Worldwide Tax Summaries list the United Kingdom as one of Uganda's double tax treaty partners as of November 2026. The treaty text decides which country may tax rent or gains, so ask a tax adviser how it applies to you.
How should I send the money?
Use a bank transfer into an advocate's client account named in the sale agreement, in stages, and keep every confirmation. Small remittance apps are built for family support, since most remittance transfers are under US$499.
