Buying a House With Land: How Many Decimals You Need
Updated 3 November 2026 · Land & Property editorial team
A decimal is one hundredth of an acre, about 40.5 square metres. A 50 by 100 ft plot is about 11.5 decimals, and a family house with parking, a garden and a septic system is more comfortable on 15 decimals or more. In our listings as of November 2026, houses sit on 11.5 to 22 decimals. One blog says 20 to 30 decimals is usual, which we could not verify.

How many square metres is a decimal?
In Uganda, land for houses is sold in decimals, in feet such as 50 by 100, or in acres. One acre is 4,046.86 sqm (43,560 square feet). A decimal is one hundredth of that, so one decimal is about 40.47 sqm. Use the table to convert common plot sizes. The figures are arithmetic from the acre definition.
| Plot | Square metres (about) | Square feet (about) | Decimals |
|---|---|---|---|
| 50 by 100 ft | 464.5 | 5,000 | 11.5 |
| 60 by 100 ft | 557.4 | 6,000 | 13.8 |
| 12 decimals | 485.6 | 5,227 | 12 |
| 15 decimals | 607.0 | 6,534 | 15 |
| 18 decimals | 728.4 | 7,841 | 18 |
| 22 decimals | 890.3 | 9,583 | 22 |
| 25 decimals (quarter of an acre) | 1,011.7 | 10,890 | 25 |
| 30 decimals | 1,214.1 | 13,068 | 30 |
Always check the land size on the title and the survey, not only on the advert. If the seller quotes decimals and the title shows square metres or hectares, convert and compare. If you are weighing a bare plot against a ready house, read buy land or house.
How many decimals does a family house need?
There is no single legal number that we have been able to verify, so think in uses of space. The Building Control Regulations, 2020 require, for a building application, a site plan, drainage plans for foul and waste water, and car parking within the boundary of the site in line with the code. So your plot has to fit the house, the parking, the drainage and the setbacks your planning office sets.
Put numbers on it with a simple budget of ground, using sizes as examples:
- House footprint. The National Housing and Construction Company lists three-bedroom apartments of 105 to 133 sqm, which gives a feel for the floor area a three-bedroom home needs. On one storey that is the footprint. On two storeys it is roughly half.
- Parking. Space for two cars and a turning area.
- Septic tank and soak pit or other drainage. It needs open ground that is not under the house, and the engineer decides the exact place.
- Boys' quarters, tank stand, gate and walkways.
- Garden and room to extend.
Because every council sets its own setbacks, ask the local physical planning office what applies on your plot.
Is 12 decimals enough for a house?
It can be, with a compact plan. Twelve decimals is about 486 sqm. If you assume a 140 sqm footprint (an assumption, not a rule), that leaves about 346 sqm for the drive, the septic system, a wall allowance and a small garden. That works for a single storey three-bedroom home, and it gets tight if you want a boys' quarters, a large garden or a later extension.
A 50 by 100 ft plot is slightly smaller than 12 decimals. In our listings, houses on 50 by 100 ft include a three-bedroom house at Bwebajja and a four-bedroom house on Shimon Road in Kira. If you expect to add rooms later, plan the first house so that the extension has room, or buy more land now.
What sizes do the houses in our listings sit on?
The houses on our platform on 3 November 2026 state these land sizes, where they state one:
| Area | Bedrooms | Land | Asking price |
|---|---|---|---|
| Kisaasi (two-in-one) | 2 and 2 bathrooms | 15 decimals | UGX 350 million |
| Bwebajja, Entebbe Road | 3 plus guest room | 50 by 100 ft | UGX 520 million |
| Kira, Jomayi estate side | 4 | 50 by 100 ft | UGX 170 million |
| Kira, Shimon Road | 4 | 50 by 100 ft | UGX 680 million |
| Nakwero, Gayaza | 4 | 18 decimals | UGX 480 million |
| Kira, Kitikifumba | 4 | 22 decimals | UGX 850 million |
| Kira, Mamerito Road | 5 | 18 decimals | UGX 900 million |
| Kira, Jomayi estate | 5 | 15 decimals | UGX 1 billion |
| Kyanja | 6 | 17 decimals | UGX 2 billion |
| Komamboga (two houses) | 5 | 50 by 100 ft and 60 by 100 ft | UGX 900 million each |

So the houses we list fall between about 11.5 and 22 decimals. A UGX 170 million price on 50 by 100 ft and a UGX 850 million price on 22 decimals show that land size is only one driver; location, finish and title matter as much. See House Prices in Kampala and Wakiso (Our Listings) and 3 Bedroom Houses for Sale in Uganda: Prices and Areas.
Is the 20 to 30 decimal norm reliable?
Treat it as weak. A property blog, The African Investor, says in a page updated in September 2026 that a house with land in Wakiso usually means a standalone house on at least 20 to 30 decimals, and that smaller 10 to 15 decimal plots are common. The blog is a secondary source built from listing portals, and we could not check its sample. Our own houses are mostly on 11.5 to 22 decimals, and Knight Frank's first-half 2026 review reports abundant stock and room to negotiate, so a smaller plot may be a way to save money, not a defect.
Do not pay for decimals you will not use, and do not buy too few for the life you plan. Ask what the seller's price is per decimal for the land alone, then decide what the house adds.
What should you check before you buy a house with land?
- Match the land size on the title to the advert, and ask for a boundary survey if the corners are not marked.
- Confirm the seller is the registered owner and search for caveats and charges.
- Look at drainage: where the septic system sits and whether the compound floods.
- Check the building has an approved plan and an occupation permit, and see House Inspection Checklist Before You Buy.
- If the house is unfinished, price the missing work. See Buying an Unfinished House in Uganda.
- If you borrow, read Buying a House With a Mortgage.

Frequently asked questions
How many decimals for a family home?
There is no verified rule. A compact three-bedroom home can fit on 12 to 15 decimals with parking and drainage, while larger homes, quarters and gardens need 18 or more. Our listed houses sit on about 11.5 to 22 decimals. Ask the planning office for the setbacks on your plot.
Is 12 decimals enough for a house?
Yes for a compact single-storey three-bedroom home. Twelve decimals is about 486 sqm. After a 140 sqm house, parking, drainage and a wall allowance, a small garden remains. It is tight for quarters or an extension, so confirm with your architect.
How many square metres is one decimal?
About 40.47 sqm. An acre is 4,046.86 sqm, and a decimal is one hundredth of an acre. A 50 by 100 ft plot, which is 5,000 square feet, is about 464.5 sqm or 11.5 decimals.
Where does the septic tank go?
On open ground away from the house, sited by your engineer, with space for a soak pit or other drainage. We could not verify a minimum distance in Uganda, so ask your engineer and the local planning office before you buy a small plot.
