Price per Decimal vs Price per Acre: Compare Land Fairly

Updated 3 November 2026 · Land & Property editorial team

To compare land fairly, convert every asking price to a price per decimal: divide the total by the number of decimals. One acre is 100 decimals, so a price per acre divided by 100 gives the price per decimal. As of November 2026, our plot listings range from about UGX 1M to UGX 92.5M per decimal, and farmland from UGX 58,000 to UGX 320,000 per decimal.

How do you convert any asking price to a price per decimal?

One acre is 100 decimals, which is 43,560 square feet. That gives three conversions you need.

  • Total price to per decimal: divide the total price by the number of decimals.
  • Per acre to per decimal: divide by 100.
  • Per decimal to per acre: multiply by 100.

If a plot size is given in feet, change it to decimals first. Multiply length by width and divide by 435.6. A 50 by 100 ft plot is 5,000 sq ft, about 11.5 decimals. Our Land Size Converter and Plot Size Visualiser do this for you, and the measure is explained in what is a decimal of land in Uganda.

What do worked examples from our listings show?

These are asking prices from our own listings as of November 2026, not sale prices. The per-decimal figure is our own calculation.

The same Kololo, Kira and Garuga listings are all called "land", yet the price per decimal differs by a factor of about 85. A headline price tells you nothing until it is divided by size. Several of our plot listings give no size at all, and for those you must ask the seller before you can compare.

Why does per-acre farmland look so cheap?

Farmland is priced per acre, and a number such as UGX 13M sounds small next to a plot priced at UGX 155M. But the plot median is for a single plot, while 13M buys one acre. Divide the acre price by 100 and the comparison is fair.

Kiwoko town, NakasekeUGX 32MUGX 320,000

So even the dearest of these is far below the plot rates above, because farmland sits far from the city and is bought in large blocks. The farmland per-acre range is explained in Farmland Price per Acre in Uganda. One more caution: a research paper on titled agricultural land found per-acre prices in peri-urban areas were about 87% higher than in rural areas (Alobo, Bashaasha and Mugisha, 2012). Distance from town moves price strongly.

What is the priceUnit field on our listings?

Every listing on Land & Property carries a price unit field. It says whether the number shown is the total price for the whole property or a price per acre. In our November 2026 snapshot, plots are listed as a total, and almost all farmland is listed per acre. If you read a farmland price without checking the unit, you can misjudge it by the number of acres. A 100 acre farm at UGX 10M per acre is UGX 1B in total.

Always multiply a per-acre price by the acreage to get the total you will actually pay, and divide a total by the decimals to get the per-decimal figure you can compare.

What is a fair price per decimal near Kampala?

There is no official price list for Kampala and Wakiso land, and asking prices are not sale prices. Use our own dated ranges as a starting point: for plots, our listings in Kira, Najjera and on Entebbe Road run from roughly UGX 1M to UGX 9M per decimal where sizes are stated, while established Kampala suburbs such as Kyanja, Bunga and Ntinda run from about UGX 21M to UGX 34M per decimal.

For wider data by area, read land prices in Uganda, which we update with our listing medians. Do not repeat its tables here; use it to place your number. Then check what drives a gap: tarmac access, tenure and size. A lower price often has a reason, as Titled vs Untitled Land in Uganda explains.

How should you use the comparison before you buy?

  1. Write down the total price, size and unit for each option.
  2. Convert all of them to price per decimal.
  3. Sort the list and look at the two ends. Ask why the cheapest is cheap and why the dearest is dear.
  4. Ask for the title or tenure, the access, and the survey.
  5. Walk the land.

Frequently asked questions

How do I compare a plot price with a farm price?

Convert both to price per decimal. Divide the plot's total price by its decimals, and divide the farm's per-acre price by 100. Then compare the two numbers directly, and ask why they differ.

What is a fair price per decimal near Kampala?

There is no official rate. In our November 2026 listings, stated-size plots run from about UGX 1M per decimal on large Entebbe Road land to UGX 34M in Ntinda. Use dated asking ranges as a guide, not as a valuation.

How many decimals are in an acre?

There are 100 decimals in one acre, which is 43,560 square feet. One decimal is about 435.6 square feet.

Is the price per acre the same as the price per decimal times 100?

Yes. Multiply a price per decimal by 100 to get the price per acre, and divide a price per acre by 100 to get the price per decimal.

Why is a price in dollars different on the listing?

Some sellers quote in USD. We show the Uganda shilling amount first. The Kololo acre above was quoted at USD 2.5M and is shown at UGX 9.25B. Convert at the current rate before you compare.
