Sell Through an Agent or Directly? Costs Compared
Updated 3 November 2026 · Land & Property editorial team
Selling yourself saves the agent's fee but costs time, reach and some safety. On a UGX 150 million plot, a 5% fee is UGX 7.5 million, and an agent must raise your price by about 5.3% just to break even. Uganda has no official commission rate, so the figures below are stated assumptions, not a standard. A verified agent is worth it when reach or safety is your problem. As of November 2026.
- Example plot
- Sold at UGX 150 million (our assumption, near the UGX 155 million median plot ask in our Nov 2026 listings)
- Fee at 5%
- UGX 7.5 million. At 1.25% it is UGX 1.875 million. At 10% it is UGX 15 million
- Break-even
- At a 5% fee, an agent must obtain a price about 5.3% higher to leave you equal
- Official rate
- None. Fees are agreed by contract
Should I use an agent to sell land?
Use an agent when your problem is finding buyers or staying safe, and sell yourself when you already have a buyer or time to do the work. The fee is real money, so test it with arithmetic before you decide. There is no official commission rate in Uganda, so every number in the table below is an assumption we state, not a standard. For the sources on reported rates, see How Much Do Agents Charge to Sell Property in Uganda?.
Both routes need an advocate, the title search, a TIN and the transfer, so those costs are the same either way and we leave them out.
What does the worked example show?
Take a plot that you sell for UGX 150 million after negotiation. We use three fee levels drawn from the unofficial figures we found: 1.25% (a community wiki), 5% and 10% (the ends of a range in an agent-side article). None is official.
| Route | Fee | You receive before shared costs |
|---|---|---|
| Sell yourself | UGX 0 (your own costs for advertising and transport) | UGX 150 million |
| Agent at 1.25% | UGX 1.875 million | UGX 148.125 million |
| Agent at 5% | UGX 7.5 million | UGX 142.5 million |
| Agent at 10% | UGX 15 million | UGX 135 million |
Now the break-even. To receive UGX 150 million after a 5% fee, the agent must sell at about UGX 157.9 million, which is 5.3% above the direct price. At 10% the agent must sell at UGX 166.7 million, which is 11.1% higher. A good agent can sometimes do that by finding a second bidder. A weak one cannot.
If URA's 6% withholding tax applies to the fee, the payer holds back 6% of the fee and pays it to URA, but the total you pay the agent does not change. Check this with URA or your accountant.
How long will it take, and who reaches more buyers?
We have no reliable figure for average time to sell in Uganda, so we will not quote one. What we can say is what drives it. Reach matters: Jiji's Wakiso land page showed about 2,600 land and plot ads when we looked in November 2026, so a private seller is one voice among thousands, and the page offers a "Verified sellers" filter covering 279 of them. A seller with a phone and a single post reaches friends of friends. An agent with a network and several listing channels reaches more people, but only if they actually work your listing and do not just add it to a list.
If you sell yourself, give the job a weekly slot. Answer every call, show the plot, keep photos and a video ready. See how to value land to set a price that attracts calls instead of delaying them, and browse plot listings to see what your plot is competing with.
What are the fraud risks on each route?
Direct sellers face fake buyers, fake deposits and pressure to release a title early. Agent-led sales add a different risk: unqualified brokers. The Daily Monitor reports the Lands Minister saying a bill to regulate the property sector is being fast-tracked, with the aim of protecting the public from fraud and false representation, and the article cites concerns about unqualified agents. That is why verification matters.
Protect yourself on either route:
- Take money only into your own account or your advocate's client account, never through an agent.
- Give a written mandate that says what the agent may not do, such as receive money or sign for you.
- Run a registry search before you share the title, and again before you release the transfer.
- Settle any caveat first. See Selling Land With a Caveat on the Title.
- Get a survey if boundaries are unclear. See Survey and Deed Plan Before You Sell.
How do verified agents change the choice?
A verified agent narrows the fraud gap. On our platform every agent is checked by us with a National ID and a live selfie, a paid land-title check at the registry is available for higher-value properties, and a paid phone or office interview adds a badge on the agent's profile. That does not set the fee and it does not guarantee a sale. It means you know who you are dealing with.
A middle route often works best. Sell directly, but add an agent on an open mandate for a fixed period, with a lower rate and a clear list of buyers you already know, who are excluded. If you are selling trees but keeping the land, read Sell Your Trees Without Selling Your Land. If you are weighing a big buyer, see Selling Land to a Developer. If a bank loan sits on the title, see Selling Property That Still Has a Mortgage. When you decide, list your land free.
Frequently asked questions
Should I use an agent to sell land?
Use one if reach or safety is your problem. If you already have a buyer or the time to run viewings, selling directly saves the fee. Test it with the break-even sum: at 5%, an agent must raise your price about 5.3%.
How much does selling yourself save?
On a UGX 150 million sale, UGX 1.875 million at a 1.25% fee, UGX 7.5 million at 5% and UGX 15 million at 10%. Those rates are unofficial examples. Remember your own costs and time.
Is there a legal commission rate in Uganda?
We found none. The fee is set by contract, which is why a written agreement matters. A real estate bill to regulate agents was being fast-tracked, according to the Daily Monitor.
Is it safer to sell through an agent?
Only if the agent is verified. Unqualified brokers are a known problem. Check identity, insist that money goes to you or your advocate and not the agent, and keep the mandate in writing.
Can I use an agent and still sell to my own buyer?
Yes, if the agreement says so. Name the buyers you already know and state that no fee is due on a sale to them.
