How do I list my land for sale in Uganda?

The steps on Land & Property are short, and the work is in the preparation, not the form.

  1. Create an account and choose to list a property as an owner or an agent.
  2. Pick the category. We list plots, farmland and forest trees, and houses, apartments and commercial property.
  3. State the tenure and title. Say mailo, freehold, leasehold or customary, and whether a certificate of title exists.
  4. Give the size and price. Use acres or decimals, and say whether the price is for the whole plot or per acre.
  5. Add photos and a location. See the next two sections.
  6. Publish. A reviewer checks the listing, and buyers reach you by WhatsApp or phone.

Selling a house or apartment instead? Start with the sell land in hub. Forest owners should read list forest for sale, because a forest listing sells the trees only, the land is not included and the harvesting deadline is negotiable with the seller.

What do you verify before a listing goes live?

We check the listing, and we check who is behind it. For listings, we look for duplicates, reused photos and details that do not add up, such as a price far below nearby plots. For the lister, we confirm that a real person or business we can reach stands behind it. For agents, our standard is a National ID number check and a live selfie, which earns a Verified badge.

These checks do not prove ownership. Ownership is tested at the land registry, and we run a registry title search when a buyer requests it or when a high-value agent listing requires it. The Ministry of Lands service standards give a search report in 3 working days, at a search fee of UGX 10,000 plus UGX 5,000 perusal and UGX 2,000 per certified page, as of November 2026. A badge is never a guarantee, and every buyer is told to search the title, visit the land and use an advocate.

We reject listings that are duplicates, misleading or unverifiable, and land the law does not allow to be sold, such as plots inside a wetland or forest reserve.

Which photos and which GPS pin do you ask for?

Use your own photos. We ask for at least five clear ones: the road or gate, each boundary, the view and the land from two angles, and a short video if you can. Photos copied from another listing or a brochure are rejected, and so are images covered with phone numbers or banners.

Add a GPS pin or an exact location note. "Near Kampala" does not help a buyer. Name the road, the trading centre and the distance off tarmac. In our 3 November 2026 snapshot of 93 published listings, the median listing has 5 photos, 83 include a video, and 2 have no photo at all. Buyers pass over a listing with nothing to see.

For a fuller list of what buyers look for, read what buyers want in a listing.

Do I need papers before I list?

You can list before the transfer paperwork is ready, but you should know what a serious buyer will ask for. Have these to hand: your title or proof of ownership, your National ID, a recent registry search report, and a TIN. URA says buyer and seller each need a TIN for land worth UGX 10 million or more, and a company needs one whatever the value.

If the land is family land, meaning you live on it with your spouse and children and draw your living from it, section 39 of the Land Act requires prior written consent from the spouse, and from adult dependent children, before you sell. If you plan to sell only part of a big title, see subdivide land for sale first. If the title carries a mortgage, read Selling Property That Still Has a Mortgage. For a house, read How to Price Your Property in Kampala to set a realistic price.

Is it really free, and what is the featured option?

At launch, listing is free. Agents will pay to list later, and verified-agent plans will be offered. The only paid extras today are boosts, which buy position and nothing else. As of November 2026, spotlight placement pins a listing to the top of search results for its area for 7 days at UGX 50,000 a week, and an urgent-sale tag adds a red label for a flat UGX 25,000. A boost does not mean we checked the listing more closely, and it does not excuse a rule break.

Agents who want to compare us with a classified site should read Jiji alternative for property agents. Land & Property earns from paid boosts, verified-agent plans, paid site visits, and a commission only on sales where we take on the project ourselves.

How do buyers reach me, and what happens next?

Buyers contact you by WhatsApp or phone, or book an escorted site visit through us. Reply the same day and keep your answers consistent with the listing. If you say there is no viewing fee, do not ask for one. Never ask a buyer for money before they have seen the land and the papers.

Agree the sale in writing, take cleared funds, and release signed transfer forms only after payment clears. The registry then registers the buyer. Land & Property does not hold the title or the money. Frequently asked questions

How do I list my land?

Create a free account on Land & Property, choose your category, state tenure and size, add at least five of your own photos and an exact location or GPS pin, then publish. A reviewer checks the listing, and buyers contact you by WhatsApp or phone.

Is it free?

Yes, listing is free at launch. Agents will pay to list later. Paid options are boosts such as spotlight placement at UGX 50,000 a week and an urgent-sale tag at UGX 25,000, as of November 2026. A boost buys position only, not extra checking.

Do you check that I own the land?

We check who is behind a listing and screen for duplicates and reused photos. We run a registry title search on request or where a high-value agent listing requires it. These checks are not a guarantee of title, so buyers are told to search the register themselves.

Can I list land that has no title?

You may, but you must say so. The listing must state the tenure and whether a certificate of title exists. Hiding an untitled plot leads to rejection, because buyers decide on that fact.

Can I list trees on my land?

Yes, as a forest listing. It sells the trees only, the land is not included, and the harvesting deadline is negotiable with the seller. The forest listing page explains the extra details we ask for.
