A Better Home for Property Agents Than Classifieds
Updated 3 November 2026 · Land & Property editorial team
General classified sites suit many goods. Land & Property is built only for land and property, and every agent is checked with a National ID number and live selfie before getting a Verified badge. Enquiries go straight to the agent by WhatsApp or phone. Listing is free at launch. We compare by features you can check, and we make no claims about fraud rates on other sites.
- Audience
- Land and property only: plots, farmland, forest trees, homes, rentals
- Agent check
- National ID number (NIN) plus live selfie gives a Verified badge
- Enquiries
- Routed to the agent who holds the listing, by WhatsApp or phone
- Cost
- Free to list at launch; paid plans later, shown first on Pricing
Why would an agent list here instead of on a classifieds site?
Because buyers who come here are looking for land and property, and because your profile shows a check that buyers can see. A classifieds site is a good place to be seen by many people. A property-only site with checked agents is a good place to be trusted by people who are about to spend a large sum. You can use both. This page explains what we offer so you can decide how much of your listing time to give us.
Four things are different:
- A verified badge. A National ID number and live selfie check, shown on your profile and every listing. See How We Verify Agents.
- A property-only audience. Plots, farmland, forest trees, houses, apartments, commercial property and rentals. Nobody is here to shop for phones or furniture.
- Enquiry routing. A buyer who taps contact on your listing reaches you, by WhatsApp or phone, rather than a shared inbox.
- Free at launch. Agents list free for now, and we show the plans on the pricing page before charging.

How do the features compare?
We compare features, not reputations. The right-hand column is a list of questions to ask of any site, including ours, before you rely on it.
| Feature | On Land & Property | Ask of any site |
|---|---|---|
| Agent identity | NIN plus live selfie before the Verified badge | Is a person's ID checked, or only an email or phone number? |
| Title checks | Registry title check required on agent listings above a value threshold; optional below | Does the site ever look at the title, or leave it to the buyer? |
| Duplicate listings | One verified agent per listing; the same property under several names is queried | What happens when the same plot is posted by three people? |
| Photos | Reused or mismatched photos are queried | Does the site check photos against other listings? |
| Site visits | Paid, escorted, verified site visits can be booked | Is anyone accountable for what happens at the viewing? |
| Audience | Land and property only | Are your listings among thousands of unrelated goods? |
| Cost to the agent | Free at launch; paid listing and verified-agent plans later | What does a boost cost, and what do you get for it? |
Each row describes our own design. We do not claim other sites lack these features, and we have not measured them.
What does a large classifieds site show for property today?
We looked at one large classifieds site's Wakiso land page on 3 November 2026 to see how it presents sellers. Its page title carried "Prices in November 2026" and it reported 2,617 results. It carries a "Verified ID" label on some listings, a filter for verified sellers (279 ads when we viewed it), and labels showing how long a seller has been on the site.
So that site does offer verification, and we say so plainly. What differs is the standard and the place it sits. Ours is one specific check, NIN plus live selfie, that every agent here must pass for the Verified badge, with title checks and an interview badge layered on top, in a product that is only about property. Volume also differs: a listing among thousands needs strong photos and a clear price to stand out, as our guide on How Verified Agents Win More Enquiries explains.
Why does it matter if listings are duplicated?
Duplicate listings waste buyers' time and damage honest agents. Nymynet, a Ugandan property blog, reports accusations that some agents resell the same listing to several clients, and listings that had already been sold or never existed. It also reports fake agents who take inspection fees and disappear. This is one source and it is a blog, so we treat it as a signal of buyer worry, not as a statistic.
For you as an honest agent, the point is practical. A buyer who has been burned once will message ten agents and trust the one with proof. Our rule that one verified agent holds each listing, and that copies of the same property are queried, protects you from being confused with a copycat. If you hold a genuine mandate, say so in the listing and keep your owner consent ready.
What does free at launch mean?
Agents list free now. Later, agents will pay to list, and verified-agent plans (a subscription) will be offered. Featured listings, title checks and the interview badge are paid options. We will not change the free terms without showing the new plans first. Nothing here is a promise about how many enquiries you will receive, and we do not guarantee sales.
Land & Property lists some properties itself, and we take commission only on sales where we take on the project ourselves. For listings that you hold, enquiries go to you, so you agree your own commission with your client.
What is a founding agent?
Founding agents are among the first agents verified on the platform, when the directory is still small. As of 3 November 2026 our listing snapshot (Land & Property listings, Nov 2026) shows 93 published listings, all listed by Land & Property and none yet by agents, so early agents have little competition in the directory. The terms are on the Founding Agents page. Browse the Verified Agents Directory to see how profiles are shown, and the Verified Property Agents in Uganda (Every Agent Checked) hub for the full programme.
Can I list land that I am selling for an owner?
Yes, with the owner's consent. If you are selling land for someone else, keep a signed consent or agency agreement and confirm that the seller on the title is the person who has authorised you. If you are an owner who wants to sell without an agent, see List Your Land on Land & Property. Sellers and agents alike should be ready for a title check, because it protects both sides.
You can browse the agent directory first to see how profiles look, then apply. The application takes a National ID number and a selfie.
Frequently asked questions
Why list here instead of classifieds?
We are built only for land and property, every agent passes a National ID number and live selfie check for the Verified badge, enquiries go to the agent by WhatsApp or phone, and listing is free at launch. Many agents use both. We make no claim about other sites' fraud rates or traffic.
Is it free for agents?
Yes, at launch. Agents list free now. Later, agents will pay to list and verified-agent subscription plans will be offered, shown on the pricing page before charges start. Featured listings, title checks and the interview badge are paid options, and none is needed for the basic Verified badge.
Do other sites verify sellers too?
Some do. One large classifieds site showed a Verified ID label and a verified sellers filter when we viewed its Wakiso land page on 3 November 2026. We compare by what you can check: our NIN plus live selfie standard, title checks, an interview badge and a property-only audience.
Can I still use other sites?
Yes. Nothing stops an agent from advertising elsewhere. Keep prices, photos and availability the same on every site, and take down a listing everywhere when the property is sold. Duplicates with different prices are queried here and damage buyers' trust.
Will I get more enquiries here?
We cannot promise that. Enquiries depend on your listings, photos, price and area. What we offer is a property-only audience, a visible verification badge and direct routing of enquiries to you. Our guides explain how verified agents make profiles and WhatsApp replies work harder.
