How to Price Your Land in Uganda
Updated 3 November 2026 · Land & Property editorial team
Price your land by finding recent comparable plots in the same area, converting each to a price per decimal or per acre, and adjusting for title, road access, size and utilities. Asking prices on listing sites are a ceiling, not proof of sales. A registered valuer gives a written figure when the stakes are high. In November 2026 listing data, per-decimal prices ran from about UGX 3.9 million in Kira to UGX 42 million in Bukoto.
- Plot median asking price
- UGX 155 million (Land & Property listings, Nov 2026, 21 plots)
- Farmland asking price

- 1 acre is 100 decimals (as used in our listings)
How much is my land worth?
Your land is worth what a willing buyer will pay in cleared funds, and the best evidence is what similar plots nearby actually sold for. Because few sale prices are published in Uganda, most owners start from asking prices and work down. This page shows how, using the Land & Property listings of November 2026 as an example. It is general information as of November 2026, not a valuation. For the wider seller process see Sell my forest Uganda and our Selling Farmland in Uganda guide.
Treat any number below as an asking price from a listing, not a sale price. Sellers often ask for more than they accept, so asking prices set the ceiling of the range.
How does the comparables method work?
Follow four steps.
- Collect five to ten plots within the same estate or trading centre, similar in size, with the same title type and similar road access.
- Convert each to a price per decimal (or per acre for farmland) by dividing the asking price by the size.
- Adjust. Subtract for a murram road in place of tarmac, no title, shared title, flooding or slope. Add for tarmac frontage, water and power on site, corner plots and a clean survey.
- Set a range, not a figure. Use the middle of the range as your listing price and keep a floor you will accept.
Keep dates. A plot that was advertised five years ago on a classifieds site tells you what an owner hoped, not what the market paid. One Wakiso plot on Jiji in November 2026 carried the label "5+ years on Jiji".
What is a price per decimal or per acre?
Our listings treat an acre as 100 decimals, one listing describing 25 decimals as "quarter an acre". Dividing the asking price by the size gives the price per decimal. The table shows worked examples from Land & Property listings of 3 November 2026.
| Area | Size | Asking price | Price per decimal |
|---|---|---|---|
| Kira, Nsasa | 40 decimals | UGX 155 million | about UGX 3.9 million |
| Kira, Bulindo | 71 decimals | UGX 500 million | about UGX 7 million |
| Kyanja | 25 decimals | UGX 520 million | UGX 20.8 million |
| Bunga | 25 decimals | UGX 820 million | UGX 32.8 million |
| Ntinda | 25 decimals | UGX 850 million | UGX 34 million |
| Bukoto | 33 decimals | UGX 1.4 billion | about UGX 42 million |
The spread shows why a single "price of land in Uganda" means little. Two plots a few kilometres apart can differ by a factor of ten. For a market-wide view, see Land Prices in Uganda, November 2026.
Farmland is usually priced per acre. In our November 2026 listings, district medians were about UGX 9 million per acre in Nakasongola (6 listings), UGX 11 million in Nakaseke (8), UGX 13 million in Luwero (5), UGX 18 million in Mityana (3) and UGX 22.5 million in Hoima (4). Small samples, so use them only as a starting point.
Should I hire a valuer, or rely on an agent?
An agent can give a free opinion based on recent enquiries, but the agent earns by selling, so the opinion may lean towards a number that attracts you. Our page on real estate commission explains what agents charge. A valuer is paid for a written opinion of value and has no stake in your listing.
Hire a valuer when the land is high value, shared between heirs, being sold to a bank-financed buyer, or has no comparables. The Valuation Bill, 2024 (Bill No. 82) describes valuation by the market approach, the income approach or the cost approach. Parliament passed the Valuation Bill on 4 September 2025, and a February 2026 AllAfrica report says the President assented to the Valuation Act, 2025, which sets up the Institute of Certified Valuers of Uganda to register and regulate valuers. I did not see the enacted text, so ask any valuer for proof of registration with the Institute and a signed written report. Also ask which method they used. If you have no nearby sales, read how to value land.
What pricing mistakes keep land unsold?
- Copying a neighbour's ask. It may be an old or unrealistic number.
- Pricing for what you paid, or for your needs. Buyers do not pay for your loan or school fees.
- Quoting a dollar price. Land is sold in UGX, and exchange rate swings confuse buyers.
- Leaving out the title type. Mailo, freehold, leasehold and untitled land sell at different prices.
- Hiding defects. Occupants, a caveat or poor access surface later and cost you the buyer.
- Never reviewing the price. If there are no serious viewings after four to six weeks, the price or the listing needs work.
If your plot has already sat for months, go to Sell Land Fast or Hold Out for the Best Price? and Negotiating a Land Sale.
What costs come out of the sale price?
Price with costs in mind. The Daily Monitor guide gives stamp duty as 1.5% of the sale value on deals above UGX 10 million, paid by the buyer, so it does not reduce your proceeds directly, but it affects what a buyer can afford. URA says that ordinarily the only tax on land transactions is stamp duty, with income tax or VAT in specific cases such as land held as a business asset. You may also pay an advocate, a surveyor for subdivision, and an agent. Read tax clearance to sell land before you fix your floor price.
When your range is set, list your property free with the price per decimal in the description, or list your land free and compare how buyers respond.
Frequently asked questions
How much is my land worth?
It is worth what comparable plots nearby actually sell for. Collect five to ten similar plots, convert each to a price per decimal, adjust for title, road, size and utilities, and set a range. Use asking prices as a ceiling, and a valuer for a written figure.
Should I hire a valuer?
Yes when the land is high value, shared among heirs, sold to a buyer using bank finance, or has no comparable sales. Ask for their registration, the method used, and a signed written report. For small plots with plenty of comparables, your own research may be enough.
How many decimals are in an acre?
Our listings treat one acre as 100 decimals, so 25 decimals is a quarter acre. Convert before comparing prices, because listings mix decimals, acres and feet.
Why is an over-priced plot hard to sell later?
A listing that sits for months looks stale, and buyers assume something is wrong. Cutting the price afterwards signals desperation. It is better to start inside a realistic range and hold a floor you will accept.
