Selling a Large Land Parcel to Serious Buyers

Updated 3 November 2026 · Land & Property editorial team

Serious buyers of a large parcel pay for certainty. Give them a data pack: title and search, a survey with acreage, a statement of occupants, access and utilities, and a clear price per acre. In our 3 November 2026 farmland listings, blocks of 100 acres or more asked a median UGX 10 million an acre, against UGX 22.5 million for blocks under 50 acres. As of November 2026.

Median ask, blocks of 100+ acres
UGX 10 million an acre (23 listings, Land & Property, Nov 2026)
Median ask, blocks under 50 acres
UGX 22.5 million an acre (10 listings, same data)
Largest block listed
3,200 acres in Kyankwanzi at UGX 9 million an acre
Tax number
Buyer and seller each need a TIN for land worth UGX 10 million or more; a company needs one at any value (URA)

How do I find a buyer for 500 acres?

You find them by making the decision easy. A buyer of a large block is usually an investor, a company, a land banker or a developer, and they will not travel until they believe the title and the acreage. So your first job is paper, not marketing. Build the data pack below, put a price per acre on it, then take it to the places where serious buyers look: a verified listing, direct introductions through advocates and surveyors, and agents with a record in your district.

The same questions apply at any size, but the cost of an error rises with the acreage. At the median asking price of UGX 10 million an acre for blocks of 100 acres or more in our listings, 500 acres is UGX 5 billion at asking. Nobody pays that on a phone call. For smaller farms, see Selling Farmland in Uganda.

What goes in the data pack?

Prepare one folder, in the same order every time, and send it only to buyers who have been checked.

SectionWhat to include
TitleCopy of the title or titles, and a current search report showing no caveat, mortgage or court order
SurveyDeed plan, acreage and boundary coordinates. Several titles on one block need each plot listed
OccupantsA written statement of who lives or farms on the land, the nature of each interest and the paper that proves it
Access and utilitiesDistance to tarmac, the road type, the nearest power line and water source
Land useCurrent use, crops or trees on the land, soil and slope
PricePrice per acre and total, and whether it is negotiable
Seller papersNational ID or company papers, TIN and any family or co-owner consents

Add an aerial photo or drone clip with the boundary marked, and a map pin. A page of this kind raises the quality of the calls you get. It also keeps time-wasters out, because they cannot verify anything.

Why do surveys and occupants decide the deal?

Because investors price risk. A survey that fixes the acreage removes an argument about the total. A statement of occupants removes the largest hidden risk on rural land. Under the Land Act (Cap. 236, as at 31 December 2023) section 36(3), an owner who wishes to sell the reversionary interest must give the first option of buying it to a tenant by occupancy, on a willing buyer, willing seller basis. If occupants exist, deal with their rights before you advertise, or tell the buyer how you will. Section 40 also says family land cannot be sold or contracted for sale without the prior consent of the spouse.

If the block has several co-owners, get all of them to agree on the sale and on who signs. If it was inherited, the paper trail from the deceased owner must be clear. See Why Your Land Is Not Selling for the usual reasons large blocks sit unsold.

How should I price a large parcel?

Price per acre falls as the block grows, which is what our listings show. Among the 38 farmland listings we could compare on 3 November 2026, the 23 blocks of 100 acres or more asked a median of UGX 10 million an acre, and the 10 blocks under 50 acres asked UGX 22.5 million. A few examples:

  • 3,200 acres in Kyankwanzi at UGX 9 million an acre.
  • 750 acres in Kiwoko, Nakaseke at UGX 15 million an acre.
  • 720 acres in Kiboga at UGX 12 million an acre.
  • 300 acres on tarmac in Migyeera, Nakasongola at UGX 12 million an acre.

These are asking prices, not sale prices. Sellers of large blocks often cut the acre price for a single buyer who takes the whole thing, or split the land into lots to reach more buyers. Test the market with a price per acre and a fixed validity date. If calls stop, see How to Sell Land in Uganda for the full sale steps and sell land to foreigner if foreign investors are likely buyers: they can take a lease of up to 99 years, not mailo or freehold.

What do investors ask for, and where do I market?

Expect these questions in the first week: Is the title clean? Who occupies the land? What is the access? Is there water? Can I see the survey? Who else is selling beside you? What are the payment terms? Buyers' advocates will search the registry, and both parties need a TIN. URA says buyer and seller each need one for land worth UGX 10 million or more, and that a company needs one for any land transaction.

For marketing, use more than one channel. Put the pack on a verified listing, share it with trusted advocates and surveyors, and consider diaspora buyers, who often buy large blocks for family use. Read Selling Land in Uganda From Abroad if you live overseas yourself. When the pack is ready, list your land free or list your property free. The overview of the whole route is at Sell Your Land, House or Forest in Uganda.

Frequently asked questions

How do I find a buyer for 500 acres?

Build a data pack with the title, a current search, the survey, a statement of occupants, access and utilities and a price per acre. Then show it on a verified listing and to advocates and surveyors who work with investors.

What do investors ask for?

Clean title and search, survey and acreage, a written account of occupants, access and utilities, payment terms and your identity and TIN papers. They also want to know whether other owners or family members must consent.

What price per acre can I ask for a big block?

There is no official rate. In our 3 November 2026 farmland listings, blocks of 100 acres or more asked a median UGX 10 million an acre, against UGX 22.5 million under 50 acres. These are asking prices.

Can I sell part of a large parcel?

Yes, if a survey divides it and the title allows subdivision. Selling in lots can reach more buyers but costs more in survey and registration. Ask your surveyor and advocate for the process.

Can a foreign company buy my large block?

Not as mailo or freehold. The Land Act section 41 allows a non-citizen to take a lease of up to 99 years, and certain companies count as non-citizens. Ask an advocate to check the buyer.
