Apartment or Land: Which Suits a Diaspora Buyer?

Updated 3 November 2026 · Land & Property editorial team

Buy an apartment if you need rent and can accept service charges and a tenant to manage. Buy land if you have a long horizon, want a low entry price, and can keep the plot guarded from abroad. Our November 2026 medians are UGX 155 million for a plot and UGX 1.3 billion for apartment listings, which include whole blocks. The grid and worked example below show how to decide.

Median farmland asking price, Nov 2026

Should I buy land or an apartment from abroad?

It depends on three things: how long you can wait, how much management you can do from another time zone, and whether you need rent. Land asks for patience and a plan to keep it safe. An apartment asks for a steady tenant and a service charge, and pays back in rent. Neither is risk free, and nothing on this page predicts prices. If you are a non-citizen, the tenure rule in Can a Foreigner Buy an Apartment in Uganda? may decide the question for you before any comparison begins.

What do our medians say about price?

On Land & Property in November 2026 the median plot asking price is UGX 155 million across 21 plots, with a range from UGX 42 million to UGX 9.25 billion. Farmland is priced per acre, with a median of UGX 13 million per acre across 39 listings, so 20 acres at that median would be roughly UGX 260 million. The median apartment listing is UGX 1.3 billion, but several of the 19 listings are whole blocks or rental buildings of 6 to 34 units, which lifts the number. The lowest apartment listing is UGX 132 million.

These are asking prices from our own listings, not transaction prices, and a median in a small sample moves a lot when one listing changes. Use them to size the options, then get a valuer's opinion. To compare plots now, browse plot listings.

How does the arithmetic work? A worked example

The inputs below are illustrative assumptions, not market data. Replace them with real quotes before you decide.

  • Purchase price for each option: UGX 300 million.
  • Apartment rent: UGX 2,000,000 a month, let 84% of the year. We use 84% because Knight Frank reports prime Kampala residential occupancy of about 84% in H1 2026.
  • Management fee: 10% of rent collected. Service charge: UGX 3,000,000 a year.
  • Land holding cost (caretaker, fence repairs, inspections): UGX 3,000,000 a year.

To match the apartment's net cash, the land must grow in value by about UGX 18.14 million a year, which is about 6.05% of the UGX 300 million price, before any selling costs or tax. Over five years that is roughly UGX 90.7 million, a price of about UGX 390.7 million. Whether a plot does that depends on the location and cannot be promised. The apartment side moves too: Knight Frank says prime two-bedroom rents rose only 1.7% and three-bedroom rents 0.6% year on year, and that supply is rising.

Which option is easier to manage from abroad?

The apartment, if it sits in a professionally managed building, because someone else maintains the common property and collects the service charge. The unit owners' corporation manages shared areas under the Condominium Property Act, 2001, as KTA Advocates explains. You still need an agent to find and manage a tenant, and a plan for repairs. Land has no tenant, but it has a different task: keeping it occupied or fenced, because residents quoted by Daily Monitor in August 2026 allege that land owned by Ugandans abroad is particularly vulnerable when it sits idle for long periods.

Rent or appreciation: what about farmland, family and inheritance?

Farmland can sit between the two. It costs less per acre than a plot in the Kampala suburbs, but income depends on farming it or leasing it out, so see Which Land Suits Which Crop in Central Uganda before you assume a crop will pay. Whichever you choose, plan who inherits it: Inheritance Planning for Uganda Land Held Abroad explains the paperwork that protects family from a dispute.

Your home country matters too. See Buying Property in Uganda From the UK and Buying Property in Uganda From the USA for tax and reporting points on rent and sales. Frequently asked questions

Should I buy land or an apartment from abroad?

Choose an apartment if you need rent and can pay a service charge and manage a tenant. Choose land if your horizon is long, your budget is lower and you can keep it guarded. Use the grid and the worked example, with real quotes in place of our illustrative inputs.

Which is easier to manage?

An apartment in a managed building is usually easier, because a corporation looks after the common property, though you still need a tenant and an agent. Land needs a caretaker and regular inspection, because residents quoted by Daily Monitor say idle land owned from abroad is a target for grabbing.

Which gives better returns?

We cannot say. Rent is predictable only if the unit is let, and Knight Frank reports a buyer's market with extended letting and sale times. Land returns depend on appreciation, which is not guaranteed. Our worked example shows that land must grow about 6% a year to match the example rent.

Can a foreigner buy either option?

A non-citizen can hold only a lease, up to 99 years, and cannot acquire or hold mailo or freehold land under the Land Act. For a unit, the land under the building must be leasehold. A Ugandan citizen abroad is not restricted in this way.

How much should I budget beyond the price?

Include the advocate, valuer, surveyor, registration costs, travel and ongoing costs such as service charge or caretaker fees. Our total-cost calculator helps you add them up. Costs vary by deal, so get written quotes before you commit.
