Where is Roysambu and what is it like?

Wikipedia places Roysambu about 11 km northeast of the CBD, off Thika Road, in Kasarani sub-county. It lies west of Kasarani, northeast of Zimmerman, south of Thome and north and west of Mirema, and the wider constituency takes in parts of Kahawa and Githurai. The 2019 census recorded 54,752 residents across 11.5 square kilometres, about 4,758 people per square kilometre.

The page describes it as a commercial and residential suburb with low-rise and occasional high-rise flats. The land was once a farm and hunting estate, and large-scale subdivision began in the late 1980s. It was zoned for low-density single-family homes, but migrants from across Kenya have since swelled the population. That history explains the dense mix of small flats and rooms you see today.

Who rents in Roysambu?

The tenants who set the market here are students and commuters. Wikipedia says the suburb is popular with students and with lower-middle and low-income families because housing is affordable, and that the private United States International University Africa (USIU) is near it. Thika Road Mall, reached by TRM Drive off Thika Road, gives the area a large shopping and services anchor, and Moi International Sports Centre is in nearby Kasarani.

For a landlord, that tenant mix means steady demand for small units, but also frequent turnover when semesters or jobs change. For a renter, it means plenty of choice in bedsitters and one-bedroom flats and the need to compare buildings carefully. Our pages Bedsitters for Rent in Nairobi: Areas, Rent and Checks and Houses and Bedsitters for Rent in Kasarani, Nairobi cover the wider small-unit market.

How much is a bedsitter in Roysambu?

We have no Roysambu listings of our own and could not open a dated portal figure, so we do not print a bedsitter or single-room rent. The nearest dated evidence is the Estate Intel survey from around early 2024, which puts one-bedroom rent in Kasarani from KES 14,000 a month. It does not cover Roysambu itself, so treat that as a loose neighbour comparison only.

When an agent quotes a figure, ask for it in writing and ask what it covers: water, garbage, security and a prepaid electricity meter all change the real monthly cost. Landlords typically ask one to two months' rent as a deposit, according to Kenyans.co.ke, so confirm the refund terms before paying.

How do I get to town from Roysambu?

Thika Road is the main route into the area, and it leads to the CBD about 11 km away. Because the suburb is large and dense, the walking distance to the road varies a lot between buildings. A flat near TRM Drive is not the same trip as one deep in the estates. Test the walk to the stage in the morning and the walk back in the evening. We have no sourced travel times, so measure your own.

If you work in the north-eastern corridor, compare Roysambu with Houses for Rent in Ruiru, Kiambu County, which is farther out but cheaper in the published survey, and with Houses and Apartments for Rent in South B and South C on the other side of town.

What drainage and water checks matter?

In a high-density area, plumbing and drainage decide how comfortable a flat is. We have no sourced local data on water supply or flooding, so use a hands-on checklist.

  • Ask how often the tap runs and whether there is a storage tank.
  • Look for damp walls, blocked drains and standing water around the building after rain.
  • Check shared bathrooms and how many households use each.
  • Confirm how electricity is metered, with a separate meter preferred.

Fake listings are a documented problem, according to Kenyans.co.ke, so view the unit and meet the landlord before paying any deposit. Read Estate Agents and Brokers in Nairobi: How to Choose One.

Is Roysambu safe for students?

We found no sourced crime statistics for Roysambu, so we cannot rank it for safety. Wikipedia notes that students live there in large numbers. A sensible approach is to visit at night, ask residents about the building's security, and choose a block with a guard, a gate and good lighting.
