Featured Listings: How Boosts Work

Updated 3 November 2026 · Land & Property editorial team

A featured listing is a paid boost. As of November 2026 an agent can pay for spotlight placement, which pins a listing to the top of search results for its area for 7 days, or for an urgent-sale tag that adds a red label. Paid boosts are marked, they change position or appearance only, and they never mean we have checked the listing more closely.

What is a featured listing?

A featured listing is one where the seller or agent pays to be seen more. It is advertising. It sits in addition to the free listing every agent gets, and it ends when the paid period ends. It is not a sign that a property is better, cheaper or safer. For the full list of how we earn, read Advertising and Commercial Disclosure.

Two things are easy to mix up. A boost is bought by the lister. The featured collection on our featured page is a set of properties our team chooses to show. A boost does not put a listing into that collection.

Where do boosted listings appear?

The boosts on offer in the agent dashboard, as of November 2026, are:

BoostWhat it doesDurationPrice
Spotlight placementPins the listing to the top of search results for its area, for example Kololo7 daysUGX 50,000 a week
Urgent-sale tagAdds a red HOT tag and includes the listing in more email alertsOne flat paymentUGX 25,000

Prices are those shown in the agent dashboard in November 2026 and can change. Agencies with many listings can ask our team about longer arrangements. For general plans, see how we handle agent subscriptions on the pricing page.

How long does a boost run?

Spotlight placement runs for 7 days, then the listing returns to its normal position. The urgent-sale tag is a one-off payment. See report property scam for how reports work.

How are featured listings labelled?

Paid placement is marked so a reader can tell it from organic results. Google asks sites to mark paid links as sponsored, and our rule for readers is the same: a position that was bought is not shown as if it were our recommendation. The red HOT tag is shown on the card. It tells you the seller wants a quick sale. It does not tell you the price is a bargain.

Properties we list ourselves are separate. They carry a label saying so, and you can read how they work on Properties Listed by Land & Property. A listing can be both ours and boosted, and if so both labels apply.

Does a boost mean the listing has been checked?

No. Every listing, paid or not, goes through the same checks described in how listings are verified Land & Property. A boost buys position only. Buyers should still search the title at the registry, visit the property and use an advocate. The Daily Monitor reported in April 2026 that police recorded 663 land fraud cases in 2025 against 397 in 2024, so never treat prominence as proof.

If you think a boosted listing is fake or misleading, report it. We act on paid and unpaid listings in the same way.

What are the rules for agents who want to boost?

A boost is available only for listings that follow our Listing Rules. In short, the property must exist, the price and photos must be the agent's own, and the agent must be able to show the right to sell. Our property price methodology is the reference we use when a price looks far from similar listings. A boost does not excuse a rule break.

Agents who want to boost can ask our team on WhatsApp or by email, or sign in to the agent dashboard.

Frequently asked questions

What is a featured listing?

It is a listing the seller or agent has paid to promote. As of November 2026 that means either spotlight placement at the top of search results for the area for 7 days, or an urgent-sale tag. It is advertising, and it does not mean the property is better or has been checked more.

Are featured listings labelled?

Yes. Paid boosts are marked so you can tell them from ordinary results, and the urgent-sale tag shows as a red HOT label on the card. Properties we list ourselves carry their own label. A listing can show both. Labels describe who paid or who listed, not quality.

How much does a boost cost?

As of November 2026 the agent dashboard shows UGX 50,000 a week for spotlight placement and UGX 25,000 flat for the urgent-sale tag. Prices can change, so check the dashboard before you pay. Larger agencies can ask our team about longer arrangements.

Is the featured page the same as a paid boost?

No. The collection on our featured page is chosen by our team. A paid boost changes position in search results or adds a tag. A boost does not place a listing in the featured collection, and the featured collection is not sold.
