Properties Listed by Land & Property
Updated 3 November 2026 · Land & Property editorial team
Listed by Land & Property means we list the property ourselves and are the seller, not a go-between. Enquiries on these properties come to our team, not to an outside agent. They get the same listing checks as every other property, and we say so plainly on each page. On 3 November 2026 all 93 published listings on the platform were listed by us.

What does listed by Land & Property mean?
It means the property is one we list ourselves. We are then the seller or the party selling for the owner, and you deal with our team. This is different from an agent's listing, where a separate verified agent sells and you deal with that agent. Each of our own properties is marked on its page, and we explain why in Advertising and Commercial Disclosure: when we are the seller, you should read our description as a seller's description.
On 3 November 2026 the platform had 93 published listings, and all 93 were listed by Land & Property. By type that was 39 farmland, 21 plots, 19 apartments and 14 houses, mostly in Wakiso (29), Kampala (23) and the farmland districts to the north such as Nakaseke, Nakasongola and Luwero (Land & Property listings, Nov 2026). Use browse all listings to see what is live today.
How are these listings checked?
They go through the checks on how listings are verified Land & Property: duplicates and reused photos, who is behind the listing, a registry title search when it is requested or required, and an Inspected flag only when an inspection has been recorded. As of 3 November 2026 none of the 93 listings carried the Inspected flag, so do not assume one. We do not mark a property Inspected until it has been.
Checks reduce risk. They do not remove it. The Daily Monitor reported in April 2026 that police recorded 663 land fraud cases in 2025, up from 397 in 2024. So even on our own listings, search the title yourself, visit the plot, and have an advocate review the agreement before you pay. Our Corrections Log shows any listing facts we have had to change.
How do enquiries work?
The route depends on who listed the property.
| Listed by Land & Property | Listed by an agent | |
|---|---|---|
| Who answers | Our team, by WhatsApp or phone | The listing agent |
| Who sells | Land & Property, or the owner we act for | The owner, through the agent |
| Who you pay for the property | As set out in the sale agreement with us | As set out in the agreement with the owner |
| Verification | Our own checks | Agent is Verified by a National ID number match and live selfie |
| Site visit fee | Shown on the booking form before you pay | Shown on the booking form before you pay |
Our Terms of Service say that properties listed by independent agents are third-party listings and that Land & Property acts as the platform, while keeping the right to penalise or remove agents who break our rules. For paid visits see the escorted site visit page.
Do I pay Land & Property a commission when I buy?
We do not add a buyer's commission to the asking price shown on our own listings. We earn commission on sales only where we take on a project ourselves, and we say so on that listing. Ask for every cost in writing before you commit: the price, taxes, registration charges, advocate fees and any service charge. Searching and asking questions is free.
If you want to compare a property of ours with agent listings of the same type, the medians in Open Data give a dated starting point, with the caveat that they are our asking prices.
Who stands behind these listings?
The listings are published by the Land & Property team, and the pages about them are written separately by the Our Editorial Team under the rules in the Editorial Policy. No individual agent's name is attached to our own listings.
If you are abroad, read buy property in Uganda from UK before you transfer anything. For prices and market movement see Uganda property market news monthly. If you want an independent view of a property of ours, take it to an advocate and a registered surveyor, and see property lawyers surveyors. To start a conversation, ask our team on WhatsApp or by email.
What about short stays?
Short-stay properties are booked through Land & Property. The guest pays us, we take a percentage, and we pay the owner after the booking. Owners who want to list a property for short stays can ask our team, and guests can browse what is available through the same listings.
Frequently asked questions
What does listed by Land & Property mean?
It means we list the property ourselves and are the seller, so you deal with our team and not an outside agent. These properties are marked on their pages. They get the same checks as any listing, and you should still search the title and use an advocate before paying.
Do you charge buyers commission?
We do not add a buyer's commission to the asking price on our own listings. We earn commission on sales only where we take on a project ourselves, and that is stated on the listing. Always ask for all costs in writing, including taxes, registration and advocate fees, before you commit.
Are your own listings safer than agent listings?
Not automatically. Our own listings get our checks, and agent listings come from agents we have verified by National ID number and live selfie. Neither is a guarantee of title. On 3 November 2026 none of our 93 listings carried the Inspected flag, so check the title yourself.
Who answers my enquiry on a property you list?
Our team answers, by WhatsApp or phone, and they can arrange a paid escorted visit. Enquiries on agent listings go to that agent. Either way, keep every offer and payment instruction in writing, and never pay to a personal number you cannot verify.
