Luxury Homes and Penthouses in Kampala
Updated 3 November 2026 · Land & Property editorial team
At UGX 1.3 billion and above, our November 2026 listings are mostly whole apartment blocks sold as rental investments, not single luxury homes. Single prime apartments are priced in US dollars, from about US$127,000 for a one-bedroom to US$381,000 for three bedrooms. Knight Frank calls the prime market a buyer's market, so negotiate and check the unit title, delivery date and payment stages.

What does a luxury home cost in Kampala?
There is no official definition of "luxury" in Uganda, so we use a price line for this page: UGX 1.3 billion and above, which is our median asking price for apartment listings in the November 2026 snapshot. Here is what that line captures.
Of the 33 house and apartment listings in the Land & Property snapshot of 3 November 2026, 12 are priced at UGX 1.3 billion or more. Eleven of those 12 are multi-unit buildings that are sold for their rent, such as an 8-unit block in Kyanja at UGX 1.3 billion or a 34-unit block in Kyanja at UGX 5.5 billion. The only one-family home above the line is a six-bedroom house in Kyanja at UGX 2 billion. So the honest answer to "what does UGX 1.3 billion buy?" is: a whole small apartment block, or one large house in the northern suburbs. If you want a single apartment in a prime area, you will be paying in the range below, and usually in US dollars.
| Listing (Land & Property, Nov 2026) | Area | Asking price as listed |
|---|---|---|
| Luxury condominium apartments (listing title), freehold | Nakasero | One-bedroom US$145,000; two-bedroom US$267,000; listing base price UGX 975M |
| New luxury condominiums (listing title) | Kololo | Studio US$89,000; 1-bed US$127,000; 2-bed US$253,000; 3-bed US$381,000; base price UGX 338.2M for the studio |
| Luxury condominium apartments (listing title) | Naguru | 3-bed US$300,000 to US$340,000; 4-bed US$320,000 to US$360,000; base price UGX 1.14B; deposit 50%, balance within 6 months |
| Six-bedroom residential house, mailo, 17 decimals | Kyanja | UGX 2B |
These are asking prices from the listings, not sale prices. The Naguru listing says its UGX price is estimated at a rate of 3,800 shillings to the dollar, so the UGX figure moves when the exchange rate does.
Which areas are prime?
Knight Frank Uganda, whose half-yearly review is the main institutional source on Kampala property, treats Kololo, Nakasero, Naguru and Mbuya as the traditional prime and expatriate neighbourhoods in its second-half 2025 review. It lists Naguru, Kololo, Bugolobi, Muyenga and Mbuya as preferred locations that balance accessibility, quality and relative value. In its first-half 2026 review it says Ugandan buyers of prime apartments are concentrated in Nakasero, Kololo, Naguru, Bukoto and Muyenga, and buy for owner occupation and long-term capital preservation as much as for rent.
Two shifts matter. First, the tenant base is changing. Knight Frank reports that Western expatriate enquiries are falling while Ugandan professionals and returning diaspora are asking for prime homes more often, usually unfurnished and for longer terms. Second, standalone houses on big plots in the prime hills are giving way to multi-storey apartment blocks because land is scarce. If you want a house rather than a flat in this belt, expect few modern options.
For area guides see Property in Kololo, Nakasero and Naguru. North of the city, our listings are in apartments for sale Kyanja, Property in Komamboga and, in Wakiso, Property in Kasangati. These are not Knight Frank's prime areas. They are where the larger houses and blocks in our snapshot sit.
What does the price evidence say?
We could not find a published price per square metre for prime Kampala from Knight Frank, so we use its price bands and market comments, and label them by period.
| Period | What Knight Frank reported |
|---|---|
| H2 2025 | Studios and one-bedrooms priced at about US$80,000 to US$170,000 had the strongest uptake, with some developments reaching up to 50% off-plan sales, mostly to Ugandan buyers for investment and short-let use. |
| H2 2025 | Two- and three-bedroom units at US$230,000 to US$340,000 achieved moderate sales. Units above US$340,000 saw slower absorption. |
| H2 2025 | Distressed sales increased, so transaction prices were below asking prices. |
| H1 2026 | The sales market moved decisively in favour of buyers. Asking prices in the prime segment sat above eventual clearing levels, and negotiability widened where several schemes were selling at once. |
| H1 2026 | Prime rents were stable: two-bedroom up 1.7% and three-bedroom up 0.6% on the year, with occupancy about 84%, which Knight Frank attributes to realistic pricing and absorption rather than stronger demand. |
Read this as a negotiating tool. A three-bedroom at US$381,000 in our Kololo listing sits above the US$340,000 level where Knight Frank saw slower absorption in late 2025. That does not make it wrong, but it means you should ask what has been agreed on similar units. For a price per square metre view see Apartment Prices per Square Metre in Kampala, and for houses see Houses for Sale in Uganda.
This page is general information, not investment advice. Knight Frank says supply is the main risk, with an expanded pipeline of about 1,800 expected units in Nakasero, Kololo and Naguru delivering into a market that already carries unsold stock.
What due diligence matters at the top end?
Large sums and foreign currency prices raise the stakes. Before you pay a deposit, ask for each of the following in writing.
- Title. For an apartment, a separate unit title under a registered condominium plan, not a share in a mother title. Our Condominium for sale Uganda hub links the guides on the Condominium Property Act and unit titles. One of our listings states freehold tenure for Nakasero, and the other prime condominium listings do not state tenure, so ask.
- Delivery date and who carries the risk. Pulse Uganda's 2024 launch report on one Nakasero tower gave an expected completion in July 2027. Ask what happens to your money if the date slips.
- Payment stages. Our Naguru listing asks for 50% deposit and the balance within six months. Tie every stage to a milestone you can verify, and pay into a named company account against a receipt.
- Currency. If the price is in dollars and you earn in shillings, or the reverse, agree in writing which rate applies on each payment date.
- Approvals. Ask for the approved plan and, for a finished building, the occupation permit.
- Running costs. Ask for the service charge, what it covers, and the parking and backup power arrangements. Knight Frank says reliable backup power, water, connectivity and security are now the baseline for any prime stock.

Frequently asked questions
What does a luxury home cost in Kampala?
In our November 2026 listings, one-bedroom prime condominiums are listed from US$127,000 to US$145,000, two-bedrooms at about US$253,000 to US$267,000, and three-bedrooms from about US$300,000 to US$381,000. The largest single house we list is a six-bedroom in Kyanja at UGX 2 billion. These are asking prices, not sale prices.
Which areas are prime?
Knight Frank Uganda names Kololo, Nakasero, Naguru and Mbuya as the traditional prime neighbourhoods, and lists Bugolobi, Muyenga and Bukoto among the areas where Ugandan buyers are buying prime apartments. Knight Frank also reports heavy new apartment development in Kololo and Nakasero.
Is it a good time to buy a luxury apartment in Kampala?
Knight Frank says the first half of 2026 favoured buyers, with abundant stock, long marketing periods and asking prices above clearing levels. That gives you room to negotiate. It also warns that more supply is coming. We cannot advise on investment, so take independent advice before committing.
Why are luxury prices quoted in dollars?
The prime schemes in our Nakasero, Kololo and Naguru listings are priced in US dollars, with a shilling equivalent given at an assumed rate. Our Naguru listing uses 3,800 shillings to the dollar. Agree in writing which exchange rate applies to each payment.
Do I need a unit title when I buy a luxury apartment?
You should ask for one. Under the Condominium Property Act, 2001, a registered condominium plan leads to a separate certificate of title for each unit, according to KTA Advocates. If you are offered a share in a larger parcel instead, get a lawyer to explain what that means before you pay.
