What apartments are for sale in Kyanja?
As of November 2026 we do not list a single flat in Kyanja. What we list are whole apartment buildings that are sold as income properties. If your search is "apartments for sale Kyanja" because you want to buy one unit to live in, these listings are not that, and you should say so to any seller. If you want to buy a building and collect rent, they are exactly that. Here is what we hold.
| Listing | Land | Asking price | Seller-stated monthly rent |
|---|---|---|---|
| 12-unit block (9 one-bedroom, 3 two-bedroom) | 15 decimals, private mailo | UGX 1.6 billion | Figure garbled in the listing, not used |
| 12-unit block, Kyanja Estate, 150 m off tarmac | 15 decimals, private mailo | UGX 1.4 billion | UGX 11 million |
| 8-unit block near Kyanja Community Police | 50 by 100 ft, private mailo | UGX 1.35 billion | UGX 10.4 million |
| 8-unit block, 150 m off tarmac | 15 decimals, private mailo | UGX 1.3 billion | UGX 10.4 million |
| 8-unit block, 400 m off tarmac | 13 decimals, private mailo | UGX 1.3 billion | UGX 10.4 million |
| 8-unit block, Kungu Road (tagged Wakiso), tarmac access | 15 decimals, private mailo | UGX 1.1 billion | UGX 8.8 million |
The six asking prices run from UGX 1.1 billion to UGX 1.6 billion. The middle two are UGX 1.3 billion and UGX 1.35 billion, so the median is about UGX 1.325 billion.
How much is an apartment in Kyanja, and what do the rent claims mean?
If you divide a year of the sellers' stated rent by the asking price, five of the blocks give a gross yield of about 9.2 to 9.6 percent: UGX 10.4 million a month on UGX 1.35 billion is about 9.2 percent, UGX 10.4 million on UGX 1.3 billion is about 9.6 percent, UGX 11 million on UGX 1.4 billion is about 9.4 percent, and UGX 8.8 million on UGX 1.1 billion is about 9.6 percent. This is our arithmetic on figures that sellers wrote. We have not verified any rent roll. Gross yield ignores vacancies, repairs, management fees, security, water and electricity, and tax on rent.
Before you rely on a rent claim, ask for tenancy agreements, bank or mobile money statements for a year, and a list of arrears. Our guide to house prices in Kampala 2026 compares our listings across areas, and Apartments for Sale in Kampala covers single units.
The wider market is not hot. Knight Frank's H1 2026 review says the Kampala sales market moved decisively in favour of buyers, with the volume of apartments, houses and land offered for sale expanded across prime and secondary locations, longer marketing periods and wider negotiability. Asking prices in the prime segment sat above eventual clearing levels. That review does not mention Kyanja by name, so read it as the general mood, not a Kyanja price.
Is Kyanja in Kampala or Wakiso?
Our own listings tag Kyanja both ways: seven under Kampala and one, on Kungu Road, under Wakiso. Wikipedia's Nakawa Division page lists Kyanja among the division's neighbourhoods, and describes the division as lying in the eastern part of Kampala, bordering Kira Town and Wakiso District to the east and north. That puts Kyanja near the city boundary, which is why the label can differ between sellers.
We cannot give you an official boundary line for a particular plot. It matters because planning approval, building permits and rates depend on which authority your plot falls under. Ask the seller for the latest property rates receipt, and ask the planning office which authority approved the existing building. Our page on KCCA or Wakiso District explains how to find out. For the neighbouring areas, see Property in Kira Municipality and Property in Komamboga.
What else is for sale in Kyanja: plots and houses?
There is one plot and one house. The plot is 100 by 100 ft (25 decimals) with a tarmac access road and a hill view, asking UGX 520 million, which works out at about UGX 20.8 million per decimal on our arithmetic. The house is a six-bedroom, six-bathroom home on 17 decimals asking UGX 2 billion, with a modern open kitchen and, per the listing, a highly developed neighbourhood. Both state mailo land.
For similar high-end homes elsewhere, see luxury property Kampala. If the building is inside an estate, read Gated Estates in Uganda first, because estate rules, service charges and who owns the roads differ from one estate to another. One of our blocks is described as being in "Kyanja Estate", and we make no claim about the estate beyond what the listing says.
What does access look like?
Our listings give distances to tarmac, which is the most useful access fact we hold. Two blocks are 150 m off tarmac, one is 400 m off tarmac, the plot has a tarmac access road, and the Kungu Road block has tarmac access. Near a tarmac road helps tenants and resale, but it also means traffic and noise. Walk or drive the last 400 m in the rain, because a murram access road can become hard to use. We have not verified any bus, taxi or bypass travel times for Kyanja, so we give none. Test your own commute at the hours you would use it, and look at Apartments and Houses for Rent in Kyanja, Kampala to see what the same area rents for.
Whole building or single flat: which title do you get?
A block on a private mailo title is one parcel owned by one registered owner, with the tenants holding tenancies. A condominium is different. Under the Condominium Property Act, once a condominium plan is registered, the Registrar opens a separate part of the register for each unit and issues a certificate of title for that unit, as KTA Advocates explains in its guide. A buyer then holds a title for one flat, independent of other owners, together with a share of the common property.
So ask which you are buying. If you buy a whole block, you take the landlord's duties to all the tenants. If you want a single flat, you should receive its own certificate of title and the condominium plan, and you should read condominium title vs master title before paying a deposit.
How do you buy in Kyanja safely?
Check the title in the seller's name, search the register, and confirm who the tenants are. Use an agent you can check: our Verified Agents Directory lists agents whose National ID and live selfie we have checked. You can see listings in this area or book an escorted site visit. We list no single flats in Kyanja on 3 November 2026. We list six whole apartment blocks of 8 to 12 units asking UGX 1.1 billion to UGX 1.6 billion, a median of about UGX 1.3 billion. These are asking prices and the rent figures are the sellers' own.
Is Kyanja in Kampala or Wakiso?
Wikipedia lists Kyanja among the neighbourhoods of Nakawa Division in Kampala, near the boundary with Wakiso. Our own listings tag it both ways. Ask the seller for a recent rates receipt and ask the planning office which authority approved the building before you buy.
What rental income do Kyanja apartment blocks make?
Sellers state UGX 8.8 million to UGX 11 million a month on blocks of 8 to 12 units. On five of our blocks that is a gross 9.2 to 9.6 percent of the asking price a year by our arithmetic. We have not verified these rents, so ask for tenancy agreements and statements.
Do Kyanja apartment blocks come with a condominium title for each unit?
