Where to Buy a House in Kampala: Area Comparison
Updated 3 November 2026 · Land & Property editorial team
There is no single best area; the right one depends on your budget, work location and how much land you want. In our 3 November 2026 listings Kira has the most houses (median UGX 680 million), Komamboga sits near UGX 900 million, Kisaasi and Gayaza are lower, and Kyanja is higher. We compare each area below, and say plainly where we have no sourced data.

Which areas of Kampala have houses for sale?
Our own stock is concentrated in a few areas, so this comparison covers those and says where we do not have enough data. All prices are seller asking prices on 3 November 2026. They are not sale prices. Counts are small, so do not read a median as a market price.
| Area | Listings | Median asking price | Bedrooms stated | Plot sizes stated | Tenure stated |
|---|---|---|---|---|---|
| Kira (Wakiso) | 7 | UGX 680 million | 4 to 5 | 15 to 22 decimals, or 50 by 100 ft | Mailo (6 of 7 in the description, the seventh in the tenure field) |
| Komamboga (Kampala) | 2 | UGX 900 million | 5 | 50 by 100 ft and 60 by 100 ft | Private mailo |
| Kyanja (Kampala) | 2 | UGX 1.65 billion | 6 (one listing is an 8-unit block) | 13 and 17 decimals | Private mailo |
| Kisaasi (Kampala) | 1 | UGX 350 million | 2 (two-in-one) | 15 decimals | Mailo (tenure field) |
| Gayaza, Nakwero (Wakiso) | 1 | UGX 480 million | 4 per the listing text | 18 decimals | Private mailo |
| Entebbe, Bwebajja (Wakiso) | 1 | UGX 520 million | 3 plus a guest room | 50 by 100 ft | Mailo (tenure field) |

Which area is best for families?
We cannot name one area as best, and we will not rank areas on schools or roads without a source. What our listings show is what family-sized homes cost. Four- and five-bedroom houses with several bathrooms and a servant's quarter or guest wing appear mostly in Kira (UGX 580 million to UGX 1 billion) and Komamboga (UGX 900 million). A larger plot is the main trade-off: Kira listings range from 15 to 22 decimals, and a decimal is about 40 square metres.
Choose by this order: how long your daily trip will take, whether the house has legal access and a clear title, whether the plot floods, and only then the finish of the house. Test the trip yourself at the hours you will travel. We do not publish commute times because we have no measured source for them.
Which areas have flood risk?
We do not have a sourced flood rating for each area in the table, so we do not give one. What can be sourced is how Kampala's drainage works. The Kampala Capital City Authority (KCCA) has told Parliament that improvements to major drainage channels have reduced flooding in several parts of the city, although flash floods still affect vulnerable areas. Its drainage network serves eight major catchments, including Nakivubo, Lubigi, Kinawataka, Nalukolongo and Kansanga. Daily Monitor reported in June 2026 that a 2025 Kampala wetlands situation report found the city's wetlands shrank from 3,201 hectares in 1994 to 1,388 hectares in 2024, a loss of over 56%, which experts link to flooding risk.
What you can do for any house you like:
- Visit after heavy rain and look for water marks on walls and gates.
- Ask neighbours whether the road or compound floods and how long it takes to drain.
- Check on the ground whether the plot lies in a valley, near a channel or in a wetland. NEMA demolished buildings in the Kaliddubi Wetland in Wakiso in June 2026, as Daily Monitor reported, so a plot in or beside a wetland carries real risk.
- Ask your lawyer to confirm there is no wetland or road reserve on the title, and check the plot against official maps.
A cheap price in a low-lying area is often explained by water. Do the checks before you pay.
Where do prices rise fastest?
We cannot say, because we do not hold a time series of prices by area. Our listings are a snapshot on one date, and Knight Frank's H1 2026 review covers the prime areas of Nakasero, Kololo and Naguru, not the suburbs in the table above. What the review does say about those prime areas is that asking prices sit above eventual clearing levels and that conditions favour buyers, with supply the main risk in H2 2026.
Treat any claim of guaranteed price growth in a suburb as marketing. A better test is whether similar houses have actually sold recently and at what price. Ask the agent for named, dated examples, and see our house prices in Kampala 2026 page for how we report asking prices.
What about apartments in the same areas?
If you do not need a compound, an apartment may suit you better, and the answer to "where" changes. Our apartment listings sit in Kyanja, Komamboga, Kisaasi, Kololo, Naguru and Nakasero, among others. Most are whole rental buildings. The real comparison is in Apartment or House in Kampala, and our overview Apartments for sale Kampala lists current units. If you are stretching your budget, cheap houses near Kampala shows where the lower asking prices are.
How do I check an area before I commit?
A short method that works in any suburb:
- Shortlist two or three areas from the table by budget.
- View houses in each on a weekday morning and a weekend, and once after rain.
- Run the daily trip you will actually make, at the hours you will make it.
- Ask the seller for the title and have a lawyer search it before you pay anything.
- Compare financing options, since a mortgage changes what you can afford. See buy house with mortgage.
Many first-time buyers also ask whether land or a house is the better first purchase. We cover that in buy land or house. When you have a shortlist, you can browse house listings and book an escorted site visit to see them with a verified guide.

Frequently asked questions
Which area of Kampala is best for families?
There is no single best area. In our November 2026 listings, four- and five-bedroom family houses appear mostly in Kira (UGX 580 million to UGX 1 billion) and Komamboga (UGX 900 million). Choose by budget, daily trip, clear title and drainage, then visit after rain before you decide.
Where do prices rise fastest?
We cannot say, because we hold only a snapshot of asking prices, not a history by area. Knight Frank's H1 2026 review calls the prime Kampala sales market a buyer's market. Ask any agent claiming fast growth for named, dated sales examples.
How do I check if a house is in a flood-prone area?
Visit after heavy rain, look for water marks, ask neighbours, and check whether the plot is near a channel or wetland. KCCA says flash floods still affect vulnerable areas of the city. Ask your lawyer to confirm there is no wetland or reserve on the title.
Is Wakiso cheaper than Kampala for houses?
In our listings, yes. The nine Wakiso houses have a median asking price of UGX 580 million, against UGX 900 million for the five Kampala houses. The samples are small, and one Kampala listing is a rental block, so use this as a guide only.
