Apartment or House in Kampala: Which Is the Better Buy?

Updated 3 November 2026 · Land & Property editorial team

Neither is better for everyone. A house gives you land and control but you pay for every repair yourself. A condominium unit costs less to run day to day but carries a service charge and depends on how the owners' corporation is managed. Our November 2026 medians look reversed (apartments UGX 1.3 billion, houses UGX 765 million) because most apartment listings are whole rental blocks.

Why do apartments look dearer than houses in our listings?

On Land & Property in November 2026 the median house listing is UGX 765 million across 14 listings, and the median apartment listing is UGX 1.3 billion across 19. Read on its own, that suggests apartments cost more. They do not, and the reason is what is being sold.

Fifteen of our 19 apartment listings are whole buildings with 6 to 34 units, sold with the land under them. Their asking prices run from UGX 180 million for a six-unit block in Namugongo to UGX 5.5 billion for a 34-unit block in Kyanja. Only four listings are priced as individual condominium units or unit ranges, in Kasangati, Nakasero, Kololo and Naguru. One of our 14 house listings is also an eight-unit block in Kyanja, listed under houses.

So the median comparison mixes two different things: investor buildings and homes to live in. If you want to live in the property, compare a single unit with a single house. If you want income, compare a block with a block. The rest of this page keeps those two questions apart. You can browse apartment listings and see which are units and which are blocks.

What does the same money buy in each?

The table uses our own listings, not a market survey. It shows asking prices, which are not sale prices, and the samples are small.

ListingAsking price (Nov 2026)What you get
Apartment, Kasangati (Masoli)UGX 132 millionOne-bedroom unit of 50 sqm in a 12-unit scheme, freehold per the listing
Apartment, Kasangati (Masoli)UGX 205 millionTwo-bedroom unit of 79 sqm, same scheme
Apartment, KololoUGX 338.2 million baseStudio in a new development, base price calculated from a USD price list
House, Kira (Jomayi estate)UGX 170 millionFour bedrooms on a 50 by 100 ft plot, private mailo per the listing
House, KisaasiUGX 350 millionTwo-in-one house, 2 bedrooms, 15 decimals
House, Kira (Kitikifumba)UGX 850 millionFour bedrooms, 22 decimals, private mailo per the listing

At the lower end a house on a small plot can cost less than a prime-area apartment. Per square metre of building, the two are not directly comparable because house listings usually quote land size and apartment listings quote floor area.

What are the running costs of each?

A house owner pays for everything: roof, paint, plumbing, fence, compound and security. There is no shared charge, but repairs arrive when they arrive.

A condominium owner pays a share of the common costs. Under the Condominium Property Act, 2001 (Act 4 of 2001), the corporation must keep the common property in good repair and keep a fund for administrative expenses (section 20(1)(b) to (c)). It raises that money by levying contributions on the units in proportion to their unit factor (section 20(1)(e)). The unit factor is a figure on the condominium plan that sets your share of the common property and your share of the common expenses (section 1, definition of "unit factor").

We did not find a published average service charge for Kampala, so we do not quote one. Ask the seller for the corporation's budget and last financial statement. The Act allows an owner to request these in writing from the managing agent, who has 21 days to respond (section 35). For more on how the charge is worked out, see Condo Service Charge in Uganda.

Knight Frank's H1 2026 review says reliable backup power, water, connectivity and security are the baseline below which stock struggles to compete, and that adequate parking has become a prerequisite for domestic buyers. Check these in any building you consider.

Which title do you get with an apartment and with a house?

With a house, the title is for the land and everything on it. In our listings, 11 of 14 house descriptions name private mailo title. A mailo title is a title to the land, so a title search at the registry should show the registered owner and any caveat or mortgage.

With a condominium unit, the Act provides that the registrar opens a separate part of the register for each unit and issues a certificate of title for that unit (section 3). That unit title is treated as issued under the Registration of Titles Act (section 4(2)), so you can sell, lease or charge the unit like other registered land (section 4(3)). The common property is held by all unit owners as tenants in common in proportion to their unit factors (section 6(2)).

The risk is a building where units are sold without separate unit titles, for example under a shared master title. That is a different and weaker position. Read Condominium Title vs Master Title before you pay a deposit on any apartment, and ask for the unit title number early.

Which is easier to resell or rent out?

Neither is quick right now. Knight Frank's H1 2026 review of Kampala's prime residential market describes a buyer's market: more apartment units, houses and land on offer, asking prices above eventual clearing levels, longer marketing periods and wider negotiability, especially where several apartment schemes sell at once. It adds that well-priced stock in established locations still sold steadily.

On renting, the same review puts prime residential occupancy at about 84% in H1 2026, up from about 80% in H1 2025. It notes that unfurnished, conventionally let stock competes for a thinner pool of long-stay tenants because short furnished lets of three to six months have grown. Knight Frank also says Ugandan nationals are a growing share of buyers of apartments in the prime areas, mostly in one- to three-bedroom units.

Those findings cover the prime areas (Nakasero, Kololo, Naguru and similar), not every suburb. We found no published occupancy data for Kyanja, Komamboga or Kira, so we do not claim which type lets faster there.

Worked example: UGX 400 million, stated inputs

This is arithmetic with assumptions we state, not a forecast. Suppose you can spend about UGX 400 million.

  1. House. Buy at UGX 400 million. Budget for repairs yourself. Stamp duty at 1.5% of the value set by the Chief Government Valuer would be UGX 6 million, per the Ministry of Lands guide to stamp duty and URA (as of November 2026; a Stamp Duty (Amendment) Bill 2026 was before Parliament in April 2026, so check with URA before paying).
  2. Apartment. Buy at UGX 400 million. Stamp duty is the same arithmetic. Add the yearly service charge. Suppose the corporation's budget is UGX 24 million a year and your unit factor is 2%. Your share is UGX 480,000 a year. Both numbers are invented for the example, so replace them with the real budget and the unit factor on your title.

The point is the method. Ask for the budget, the unit factor and any arrears, then divide. Our Buying a House With a Mortgage guide covers financing either type.

So which should you choose?

Choose a house if you want land, space to extend and no shared decisions, and you accept the repair bills and the need to guard the compound. Choose a condominium unit if you want shared security and maintenance, and you have checked the unit title, the corporation's accounts and the building's permits.

Either way, do a proper house inspection or building inspection, and consider the wider choice in buy land or house. To compare areas, see Where to Buy a House in Kampala. When you shortlist, book an escorted site visit so you see the building, the title and the neighbours before you commit. Our overview of Condominium for sale Uganda lists the full range.

Frequently asked questions

Is an apartment cheaper than a house in Kampala?

Not necessarily. Our November 2026 median apartment listing (UGX 1.3 billion) is higher than the median house (UGX 765 million), but 15 of 19 apartment listings are whole buildings. Single units in our listings start at UGX 132 million. Compare a unit with a house, not a block with a house.

Which rents faster?

We have no data that proves one type lets faster. Knight Frank reports prime residential occupancy of about 84% in H1 2026 and says well-priced, modern, well-located stock lets more easily. Furnished short stays have grown in the prime areas, so unfurnished units can wait longer.

Do apartments in Kampala come with their own title?

They should. Under the Condominium Property Act, 2001, the registrar issues a certificate of title for each unit once the condominium plan is registered. Some buildings are sold on a shared master title instead. Ask for the unit title number and have a lawyer search it before paying.

What is a service charge and who sets it?

It is your share of the cost of running the common property. The owners' corporation decides the amount and levies it in proportion to each unit's unit factor under section 20 of the Condominium Property Act, 2001. Ask the managing agent in writing for the budget and statement of account.
