Sozo Properties: Projects, Plots and Buyer Checks

Updated 3 November 2026 · Land & Property editorial team

Sozo Properties is a name more buyers are searching for, but we found no public source that describes the company, its projects or its directors, so we cannot say what it sells. This page does not endorse or describe it. It explains how to confirm the company is real, how to test an off-plan or estate sale, and how to protect your deposit.

Who is Sozo Properties?

We could not establish that from public sources. Searches for Sozo Properties, Sozo estates and Sozo apartments in Uganda returned other developers and hotels, not a company profile, a project list or a registry entry. A rising search name often means a new marketing push, a social media campaign or a first project. That can be perfectly genuine. It also means there may be no track record yet that you can visit.

Treat the name as a lead, not a fact. Ask the seller for the legal name, registration number, directors and the address of the head office, and for the exact location of each project. Then confirm each of those yourself.

What projects does Sozo advertise?

We cannot list any, because we could not open an official page or a news report describing them, and we do not repeat adverts we cannot check. If an advert shows an apartment block, ask for the plot number it stands on, the approved building plan and the stage of construction. If it shows an estate, ask for the mother title and the approved subdivision. A render or a drone clip proves nothing about ownership.

Our listings do not include a Sozo property at the time of writing (listing snapshot, 3 November 2026), so we cannot offer a price comparison for it. For a feel of what plots cost, browse plot listings.

How do I check the company at URSB?

The Uganda Registration Services Bureau handles company name search and reservations (source 1). Search the exact name on the offer. Confirm that a limited company exists under that name, see who the directors are and who signs. A company registered only last year is not a bad sign in itself, but it means you should ask for evidence of the land it holds and the money behind the project. Ask whether the land belongs to the company or to a landowner who has agreed to a joint venture, and ask to see that agreement. Our page How to Verify a Land Seller in Uganda explains the wider seller checks.

Are Sozo projects off-plan, and what does that change?

If a project is sold before it is built, you are buying a promise, so the checks shift from what you can see to what you can prove. Ask for the title to the land the building will stand on, the approved plans and development permission, the contractor, the schedule and the completion date. Under the Physical Planning Act 2010, a person must not carry out development without development permission from a physical planning committee, and any dealings connected with an unpermitted development are null and void (source 2, s.33; numbering may differ in revised editions). That is a strong reason to ask for the permission before you pay.

For the buyer's process, read Buying an Apartment Off Plan in Uganda: 12 Checks and Off-Plan Payments: Escrow, Stages and Developer Checks. They cover staged payments, escrow and the questions to ask a developer.

How do I keep my deposit safe?

  • Pay in stages tied to documents or construction milestones, not a lump sum up front.
  • Pay only into an account in the registered company's name, and never to an individual's mobile money.
  • Ask for a written agreement that names the unit or plot, price, dates and what happens to your money if the project is late or cancelled.
  • Ask whether a lender or another party holds a mortgage or caveat over the land, and search the title yourself.
  • Keep receipts and messages, and have a lawyer read the agreement first.

These steps apply to estate plots too. Buying Plots in Estates From Developers: Checks gives the estate version, and How to Verify a Land Title in Uganda (2026) shows the title search.

Where do I go from here?

Compare Sozo with other names buyers research, such as Canaan Sites in Mukono: What They Are and Checks, Jomayi Estates in Uganda: Where They Are and Checks and Sema Properties: Estates, Plots and Buyer Checks. If you are abroad, a verified person can visit the site for you, so book an escorted site visit before any deposit. The wider guide is Land for Sale in Uganda: The Complete Buyer's Guide.

What could we not confirm?

We could not confirm that Sozo Properties is registered, who its directors are, what it is building or selling, whether it is selling off-plan, or what it charges. We will update this page if a source we can open states those facts.

Frequently asked questions

Who is Sozo Properties?

We could not find a public source describing the company, its projects or its directors. Ask the seller for the legal name and registration number and confirm them at the registration bureau.

Are Sozo projects off-plan?

We cannot say. If any project is sold before completion, ask for the title to the land, approved plans, development permission and a stage-by-stage payment plan in writing.

How do I verify an off-plan developer?

Check the company and directors, search the land title, ask for approved plans and permission, visit the site, speak to buyers of earlier projects, and pay in stages into a company account.

Is a rising search name a good sign?

Not by itself. It may reflect marketing, not a track record. Verify the company, the land and the permission the same way you would for any developer.
