Jomayi Estates in Uganda: Where They Are and Checks

Updated 3 November 2026 · Land & Property editorial team

Jomayi is a Kampala developer founded in 1997 that buys land in bulk, subdivides it into plots and sells them. Public sources say it had developed nearly 100 estates by December 2013. Several places are named in adverts, and our own Kira listings mention a Jomayi estate at Nsasa. This page is not an endorsement. It lists what is public and the checks to run on any estate plot.

Who is Jomayi, and how do its estates work?

Wikipedia says Joseph Magandaazi Yiga founded Jomayi in 1997, taking the name from the first two letters of his three names, and that the company buys land in bulk, brings in utilities, subdivides it into plots and sells to end users (source 1). It reports that by December 2013 the company had developed nearly 100 residential estates, and lists group businesses including a construction company, a quarry and a water company in Mukono District. The page itself is flagged as needing updates, so treat the figures as dated, not as the situation today.

Estates built this way are common in Greater Kampala, and the method is not the risk. The risk is in the detail: whether the mother title was fully paid for, whether the subdivision was approved, and whether the roads promised were built. Our guide Buying Plots in Estates From Developers: Checks explains each of those checks for any developer.

Where does Jomayi sell plots?

People search for Jomayi with several place names, including Mbalala, Namugongo, Gayaza, Matugga, Kakiri and Entebbe. We could not confirm from a source we opened that Jomayi sells plots in each of those places, so we do not list them as Jomayi estates. What we can say from our own data is narrower: several Land & Property listings in Kira, Wakiso District, mention a Jomayi estate at Nsasa. They include 20 decimals at UGX 90,000,000, 40 decimals at UGX 155,000,000 and a five bedroom house on 15 decimals at UGX 1,000,000,000, all asking prices on private mailo titles where stated (Land & Property listings, Nov 2026).

Wikipedia also records a Jomayi quarry and water company in Mukono District (source 1). For land in that district, see Land for Sale in Mukono: Seeta, Namanve, Mbalala. If an advert names a Jomayi estate, ask for the estate name, the plot and block numbers and the sales office address, then verify them yourself.

What has been reported about disputes?

The Daily Monitor reported in July 2015 on a 163.5 acre parcel off Jinja Road in Nakaseeta village, Namataba, Mukono District, which Jomayi Property Consultants had agreed to buy. The paper said a sale agreement of 4 September 2014 for UGX 1.1 billion was later amended, that the seller said payment had not been made as agreed, and that buyers of plots in the estate could not get titles because the seller would not transfer the mother title until he was paid in full (source 2). A buyer working in Qatar described buying a plot in November 2014 after seeing adverts and visiting the site.

We cannot say how that matter ended, and one report does not describe the company today. It is useful because it shows exactly how an estate plot can go wrong: you pay the developer, but the title sits with a seller who has not been paid. Ask every developer to show proof that the mother title is paid for and in their name, or in the name of the company selling.

How do I check the company?

The Uganda Registration Services Bureau handles company name search and reservation (source 3). Search the exact name on the sales agreement, because similar names are common. Check the registration, the listed directors and the registered office, and see whether the person you are dealing with is a director or has written authority. Make sure the account you pay into is in the same name as the company on the agreement. Our guide How to Verify a Land Seller in Uganda walks through seller checks, including agents.

What should the estate title chain show?

Ask for the mother title and for the registry search of it. A clean chain shows the developer, or the selling company, as the registered proprietor, and no unexplained caveat or mortgage. Ask for the approved subdivision. The Physical Planning Act 2010 says land must not be subdivided except in accordance with the approved local physical development plan, with a plan prepared by a qualified physical planner (source 4, s.36; numbering may differ in later editions). Then ask for the plot's own title, or the date it will be issued, and have it written in the agreement.

Check the road too. A plot with a title but no legal access can be hard to use, so read Access Roads and Right of Way to a Plot before you pay. Our guide How to Verify a Land Title in Uganda (2026) explains the registry search step by step.

What can the buyer not skip?

  1. Visit the plot and the estate in person, or book an escorted site visit if you live abroad.
  2. Walk the access road and the neighbouring plots, and talk to people who already live there.
  3. Take a surveyor to confirm the corners and the plot number against the plan.
  4. Have your own lawyer read the agreement, and keep the payment schedule and receipts.
  5. Compare the price against recent sales and our listings, for example the Kira examples above.

What can we not confirm?

We could not confirm the current number of Jomayi estates, the full list of locations, which estates have individual titles issued, or the outcome of the 2015 Namataba matter. Those are the facts a buyer must check at source. This page will be updated as they are confirmed.

Frequently asked questions

Are Jomayi plots titled?

We cannot confirm this for every estate. Several of our Kira listings state private mailo titles. For any plot, ask for the plot's own title or a written date for issue, and search the mother title at the registry before paying.

Where does Jomayi sell plots?

Searches name Mbalala, Namugongo, Gayaza, Matugga, Kakiri and Entebbe, but we could not confirm each one. Our own listings mention a Jomayi estate at Kira Nsasa. Verify the estate name and plot numbers with the company and the registry.

How do I check an estate plot?

Confirm the company at the registration bureau, search the mother title, ask for the approved subdivision and a deposited plan, walk the access road, take a surveyor to the plot and have a lawyer read the agreement before the first payment.

Has Jomayi been in a land dispute?

The Daily Monitor reported a dispute over estate land at Namataba, Mukono, in July 2015. We do not know how it ended. It shows why you must confirm the mother title is paid for.
