How much is an acre of land in Uganda?
It depends almost entirely on where the acre is. An acre is exactly 43,560 square feet, about 4,047 square metres or 0.405 of a hectare (source 1), and in Uganda it is counted as 100 decimals. The same acre can cost UGX 6 million in a ranching district and several billion in a prime Kampala neighbourhood. The honest answer is a ladder, built from our own listings and dated November 2026. All numbers below are asking prices, not final sale prices, and sellers usually negotiate.
Our main guide, Land for Sale in Uganda: The Complete Buyer's Guide, covers the buying process, and Land Prices in Uganda, November 2026 goes into the market more broadly.
What does an acre cost in Wakiso and Kampala?
Plots there are sold by the decimal or the plot, not the acre, so the figures below multiply our listing price per decimal by 100. Treat them as a way to compare, not as an offer: a real acre is usually cheaper per decimal than a single small plot, and a single acre at that scale may not be on offer at all. A 50 by 100 ft plot is counted at 12.5 decimals, the trade habit.
| Area (listing) | Per decimal | Scaled to one acre |

Sellers cite tarmac frontage, power on site and distance to Kampala as reasons for their price. Many listings state distance off tarmac, and several of those on or touching tarmac sit in the upper half of their area range, but the sample is small and other factors matter. Our page Farmland Price per Acre in Uganda: How Pricing Works explains the drivers, and you can browse farmland listings directly.
Why are farms priced per acre and plots per decimal?
It is the size of the parcel and the buyer's purpose. A farm buyer thinks in acres of crop or pasture, so a 100-acre ranch is quoted at a price per acre. A house buyer thinks in plots, so a 50 by 100 ft plot is quoted as one price. The decimal sits between the two for mid-size plots. One acre is 100 decimals, and an acre holds about eight 50 by 100 ft plots before roads and open space are taken out. When you compare a farm with a plot, convert both to the same unit with the land size converter or our page How Many Plots Are in an Acre in Uganda?.
Beware of per-acre quotes on large parcels. A seller who says "UGX 12 million per acre" on 720 acres is asking UGX 8.64 billion in total. Ask for the total, the plot number and the title in the same message.
Is an acre of forest priced with the land?
No. On Land & Property a forest listing sells the trees only. The land is not included, and the harvesting deadline is negotiable with the seller. A price per acre on a forest listing is therefore a price for the standing trees on that acre, not for the soil under them. We have no forest listings in our November 2026 snapshot, so we publish no forest acre price here rather than guess one. Read Per Tree, Per Acre or Lump Sum: Which Protects You? for how those prices are set and how to compare them.
If you want to buy land and plant trees, you are looking at a farmland acre plus the cost of seedlings, and that is a different calculation. Some of our farmland listings already carry plantations: one 100-acre Nakaseke listing has 25 acres of eucalyptus, which we show as part of the farm and not as a forest listing (Land & Property listings, Nov 2026).
What else changes the price of an acre?
- Title type. Mailo, freehold and leasehold are priced differently, and a leasehold's remaining years matter. Most of our farmland listings state private mailo title.
- Access. Tarmac frontage, distance off tarmac and whether the road is passable in the rains.
- Utilities. Power on site against one kilometre away.
- Restrictions. A wetland, road reserve or way-leave inside the acre reduces the usable area.
Before you pay for any acre, search the title and visit. A paid, escorted site visit lets a verified person walk the boundary with you.
Frequently asked questions
How much is an acre of land in Uganda?
It ranges widely. In our November 2026 listings, farmland asks UGX 5.8 million to 40 million per acre (median UGX 13 million), while plots in Wakiso scaled to an acre run from about UGX 340 million, and a Kololo acre asks UGX 9.25 billion. These are asking prices.
How many plots are in an acre?
An acre is 43,560 square feet, so it holds about eight 50 by 100 ft plots before roads and open space, or 100 decimals. Estates usually fit fewer plots because roads and reserves take part of the acre.
Is an acre of forest priced with the land?
No. On Land & Property, a forest listing sells the trees only, land not included, and the harvesting deadline is negotiable with the seller. A price per acre covers the standing trees, not the soil.
Why is farmland priced per acre and plots per decimal?
Large parcels are bought by farmers who count acres, while house buyers count plots. A decimal is one hundredth of an acre. Always ask for the total price as well as the per-acre rate.
