Cheap Plots for Sale in Wakiso: Where and What to Check
Updated 3 November 2026 · Land & Property editorial team
In our November 2026 listings, the cheapest Wakiso plots cost about UGX 3.4 million to 7 million per decimal: Gayaza Manyangwa, Kira Nsasa, Kitende and Masooli. A 50 by 100 ft plot there asks from UGX 42 million. Cheap usually means distance, rougher roads or weaker title evidence, so search the title, visit the plot and check wetland and road reserves before paying.

Where is the cheapest land in Wakiso?
Cheap is relative to the road and the town. In our November 2026 snapshot, the lowest asking prices per decimal are further from Kampala's centre or off the main tarmac, and the higher ones sit in Kira and Najjera estates. We count a 50 by 100 ft plot as 12.5 decimals, the trade convention, though its true area is 11.5 decimals. One decimal is one hundredth of an acre.

What does cheap cost you in other ways?
- Distance. Check the real travel time to your workplace at your own hours. A low price per decimal can be cancelled out by a longer commute.
- Roads. Two of our Kira Mulawa listings advertise being 50 metres off tarmac. A cheaper plot can sit further from tarmac, on murram that turns to mud in the rains, so measure the distance.
- Power and water. Ask whether power is on the plot or a pole away, and whether water is piped or from a borehole. Our guide to Water, Power and Access covers the checks.
- Title type. Most of the Wakiso plots in our snapshot state a private mailo title or "ready titles", but you must still see and search it.

Is cheap land in Wakiso titled?
Some is and some is not. Our listings that state a title say private mailo or ready titles, and the Gayaza Manyangwa plots are in an organised, planned estate with ready titles, which is the safest kind of cheap. But a listing line is not evidence. Ask for the title, the deed plan and the seller's identification, then search it. A KCCA registry search costs UGX 10,000 on the KCCA FAQ page (source 1). For plots with a mother title, the Registration of Titles Act (Cap. 230, 2000 edition), section 152 lets a proprietor subdividing to sell in allotments be required to deposit a plan showing all roads and reserves set apart for purchasers (source 2). Ask to see that plan before you pay.
Where a "cheap" plot has no title, only an agreement, treat it as a different, riskier product. Our guide on Buying Land Without a Title in Uganda explains the risk.
Which cheap plots are untitled or in a wetland?
Watch for plots priced far below their neighbours, near streams, or with water-tolerant plants on them. The National Environment Act, 2019, section 54(2) says government cannot lease out or alienate a wetland, so a plot that is in a wetland cannot be lawfully titled to a buyer (source 3). Read Land You Cannot Legally Buy: Wetlands and Reserves before you pay a deposit on any low-priced lowland plot. Also check road reserves with Check Planned Roads and Projects Before Buying Land, since a cheap plot beside a planned road can lose its frontage.
Can I pay for a plot in instalments?
Some sellers and estate developers allow it. If you do, treat the agreement like a purchase: put the plot number, the price, each payment date, the date the title is released and what happens on default in writing, and pay only into the registered owner's or lawyer's account. Our page on Buying Land on Installments in Uganda explains the checks. Also ask whether the seller can subdivide at all: the Physical Planning Act, 2010, section 51(1), says no subdivision may be effected without approval by the relevant physical planning committee (source 4). A seller selling plots from a block they have not subdivided legally cannot give you a clean title later.
How do I compare plots and stay safe?
- Convert every price to a price per decimal, using the same convention, so you compare like with like. Our 50 by 50 and 100 by 100 Plots in Uganda: Size, Cost, Use page shows the arithmetic.
- Walk the plot and the road to it, in the rainy season if you can.
- Search the title and check the seller's identity matches the registered owner.
- Check wetland, road and power-line reserves.
- Compare against Kampala prices in Plots for Sale in Kampala: What Is Left and What It Costs.

Frequently asked questions
Where is the cheapest land in Wakiso?
In our November 2026 snapshot, the lowest asking prices per decimal are at Gayaza Manyangwa (about UGX 3.4 million), Kira Nsasa (about UGX 3.9 million) and Kitende (about UGX 5.6 million). Prices move, so check current listings.
Is cheap land in Wakiso titled?
Some of it. Many of our Wakiso plots state private mailo titles or ready titles, but you must see and search the title yourself. A KCCA registry search costs UGX 10,000. Do not pay for a plot with only a sale agreement.
Can I pay for a plot in instalments?
Often, yes, but put the schedule, the plot number and the title release date in writing, and pay only to the registered owner or a lawyer's account. Keep the last payment until the title is ready.
Why is a plot much cheaper than its neighbours?
Common reasons are distance from tarmac, no power or water, a wetland or road reserve across the plot, or weak title evidence. Ask the seller to explain the gap in writing, and verify each reason on the ground.
