Plot, Farmland, Forest or Commercial: Which Land to Buy
Updated 3 November 2026 · Land & Property editorial team
Buy a plot if you want to build or resell near Kampala and have UGX 42 million upward. Buy farmland if you want more land per shilling and can manage it: asking prices in our listings start near UGX 5.8 million an acre. Buy forest trees only if you accept a harvest timeline, because the land is not included. Buy commercial land only with a big budget and a clear use. Our listing data, Nov 2026.

Which type of land should you buy?
There is no single best type. The right choice depends on four things: your budget, how long you can wait, how much work you will do yourself, and how you plan to get out. We list four land categories on the site, and they behave very differently.
- Plots are residential or mixed-use sites in or near towns, sold by size in decimals or by plot dimensions such as 50 by 100 feet.
- Farmland is larger rural land, usually priced per acre, sold for farming, ranching or long-term holding.
- Forest trees are standing pine, eucalyptus or mixed plantations. A forest listing sells the trees only. The land is not included, and the harvesting deadline is negotiable with the seller.
- Commercial land is a plot or block whose best use is offices, retail, apartments or industry. We list some of it within the plot category.
The table in the next section puts them side by side. All price figures are from Land & Property listings, Nov 2026, which are asking prices, not final sale prices.
How do plots, farmland, forest and commercial land compare?
| Factor | Plot | Farmland | Forest trees | Commercial land |
|---|---|---|---|---|
| Typical entry price in our listings, Nov 2026 | UGX 42 million for a 50 by 100 ft plot in Gayaza Manyangwa | UGX 5.8 million an acre (Nakasongola) | No live listings yet. Priced by acre or by tree | UGX 1.4 billion for 33 decimals in Bukoto |
| Median asking price | UGX 155 million per listing | UGX 13 million per acre | Not yet available | Too few listings for a median |
| Land included? | Yes | Yes | No, trees only | Yes |
| Main use | Build a home, hold, resell | Farm, ranch, hold | Harvest and sell timber or poles | Build for income, resell |
| Holding effort | Low to medium: boundary marks, visits, a fence | Medium to high: caretaker, encroachment, use | Medium: access for harvest, timing | High: planning, finance, management |
| Main risk | Title and boundary problems, no access | Occupants on the land, remote and hard to inspect | No land rights, harvest access, price swings | Change of use, large sums, slow resale |
| Exit routes | Sell, subdivide, build and sell | Sell whole, subdivide, lease | Harvest and sell, or resell the trees | Sell, develop, lease |
Read the table as a starting point, not a verdict. A plot in Kyanja at UGX 520 million for 25 decimals and a plot in Gayaza at UGX 42 million are both "plots", yet they serve different buyers.
What can your budget buy in each category?
These bands are simple arithmetic from our own listings, Nov 2026. They show what asking prices imply, and they do not include fees. Stamp duty on a land transfer is listed by the Ministry of Lands at 1.5 percent of the value of the land in its MZO service cost schedule of May 2025, and a Stamp Duty (Amendment) Bill was laid before Parliament in April 2026, so confirm the current rate before you sign. A Taxpayer Identification Number is required for buyer and seller in land deals of UGX 10 million and above, according to Uganda Revenue Authority guidance.
| Budget | Plot | Farmland at the median of UGX 13 million an acre |
|---|---|---|
| UGX 50 million | One 50 by 100 ft plot at UGX 42 million in Gayaza Manyangwa | About 3.8 acres |
| UGX 150 million | Plots near the median of UGX 155 million, for example 40 decimals in Kira Nsasa | About 11.5 acres |
| UGX 500 million | 71 decimals in Kira Bulindo at UGX 500 million | About 38 acres |
| UGX 1 billion | 1.07 acres in Najjera Buwatte at UGX 950 million | About 77 acres |
For contrast, the median asking price of a house in our listings is UGX 765 million, so a buyer weighing land against a ready home should read Buy Land or Buy a House in Uganda? next. Prices per acre vary by district. In the same listings, the median farmland ask is UGX 9 million an acre in Nakasongola, UGX 11 million in Nakaseke, UGX 13 million in Luwero and UGX 22.5 million in Hoima, though each district has only a handful of listings, so treat these as pointers and not as market averages.
What does each type cost you in time and effort to hold?
Price is only the first cost. A plot that you do not fence can be encroached on. Farmland that nobody visits can acquire occupants. Section 31 of the Land Act says a tenant by occupancy on registered land enjoys security of occupancy, and the landowner's rights are subject to it. In plain words, people who live on or use the land lawfully may have rights that you take over when you buy. A site visit, a boundary opening and a conversation with the local council and neighbours are the practical protection.
Also remember that a kibanja is its own interest. A Commercial Court ruling reported by the Daily Monitor held a mortgage over a kibanja invalid and unenforceable without the mailo owner's consent. The lesson for a buyer is that interests on a piece of land can be layered, so ask who holds which interest before you pay.
For each category, plan your holding effort honestly:
- Plot: visit every few months, mark the boundary, fence or build, keep the title safe.
- Farmland: arrange a trusted caretaker or lease, expect to travel, and confirm who is already on the land.
- Forest trees: you buy trees, not land, so agree access for felling and trucks and a realistic harvest date in writing. Our guide to harvest access rights covers this.
- Commercial land: check zoning and what use is allowed before you pay. See change of use land.
Who can own which type, and what is off limits?
Tenure matters as much as type. Under section 40 of the Land Act, a person who is not a citizen of Uganda may acquire a lease but not mailo or freehold land, and a lease may not exceed 99 years. Section 40(6) adds that a citizen who holds freehold or mailo land and ceases to be a citizen sees that tenure converted into a 99-year lease. Diaspora buyers who have kept Ugandan citizenship are in a different position from foreign nationals, so confirm your own status with a lawyer.
Section 39 of the Land Act requires the prior consent of the spouse before family land is sold, mortgaged or leased. A seller who cannot produce that consent exposes you to a dispute later.
Some land cannot be bought safely at all, whatever its category. Wetlands, road reserves and forest reserves carry restrictions, and sellers sometimes offer them anyway. Read buying land in wetland before you pay for any plot that is low-lying, near a stream or beside a road. In Land & Property listings, Nov 2026, 18 of our 21 plots are mailo, 1 is freehold and 2 do not state a tenure, and 27 of 39 farmland listings are mailo, so most buyers meet mailo title first.
How do you exit each type of land?
Plan your exit before you buy, because land is not quick to sell. For a plot, the usual exits are to sell as it is, to build and sell, or to subdivide. The Ministry of Lands lists subdivision or mutation approval at UGX 20,000 in 5 working days in its service standards, though real times can be longer. For farmland, you can sell whole, subdivide into smaller lots, or lease it while you wait. For standing trees, the exit is the harvest itself and the sale of timber or poles, which depends on a negotiated deadline and access. For commercial land, the exit is either a sale to a developer or your own development.
No type guarantees a return. We explain the evidence and the risks in is buying land in Uganda a good investment. If you are a diaspora buyer with a large sum, Large Land Banks and Commercial Blocks covers the extra checks for big parcels.
Whichever type you choose, check the paperwork in the order in Documents Needed to Buy Land in Uganda, then book an escorted site visit and browse plot listings to compare real asking prices. The wider overview is on our Plots for sale Uganda hub.

Frequently asked questions
Which type of land gives the best return?
No type guarantees a return. Plots near towns are easier to resell. Farmland gives more land per shilling but needs management. Trees return cash at harvest. Compare your budget, patience and effort, and read the investment guide for the risks before you decide.
Should I buy farmland or a plot?
Choose a plot if you want to build or resell near Kampala. Choose farmland if you want more land for the money and can manage it or hire a caretaker. In our listings, Nov 2026, farmland median is UGX 13 million an acre and plot median is UGX 155 million.
Does buying forest trees include the land?
No. A forest listing on our site sells the trees only. The land is not included, and the harvesting deadline is negotiable with the seller. Agree in writing how and when you can enter the land to fell and remove the trees.
Can a foreigner buy any type of land in Uganda?
A non-citizen may acquire a lease of up to 99 years under section 40 of the Land Act, but not mailo or freehold land. Check your own citizenship status and take legal advice before you pay.
What extra costs should I budget for?
Budget for stamp duty, which the Ministry of Lands lists at 1.5 percent of the land value in its May 2025 schedule, registry fees, a survey, legal fees and a site visit. Confirm the current rate because a 2026 bill proposed changes.
