Buying Property in Uganda From the UAE

Updated 3 November 2026 · Land & Property editorial team

Yes, you can buy property in Uganda from Dubai or anywhere in the UAE. Pay by bank transfer into an advocate's client account, sign documents before a notary and your nearest Ugandan mission, and register the title in your own name. The UAE was the fourth-largest source of remittances to Uganda in 2025. Uganda taxes rent from its property, and its published treaty list does not name the UAE.

Can I buy land in Uganda from Dubai?

Yes. Many Ugandans work in the UAE, and Ugandans abroad can buy plots back home. The Daily Monitor, reporting Bank of Uganda data, ranks the United Arab Emirates fourth among sources of remittances to Uganda in 2025, after the United States, Saudi Arabia and the United Kingdom. Total inflows were about US$2.5 billion that year, about 3.8 percent of GDP. We have not found a verified count of Ugandans living in the UAE, so we do not quote one.

Eligibility turns on citizenship. A Ugandan citizen can hold land in the forms Ugandan law allows. Under the Land Act (Cap. 236) a non-citizen cannot acquire or hold mailo or freehold land and cannot be granted a lease of more than 99 years (section 41 of the 2023 edition). The overall process is covered in Buying Property in Uganda from Abroad. If you lack a Ugandan National ID, read Buying Land Without a Ugandan National ID.

How do remittance corridors from the UAE work?

Daily Monitor reports that 73 percent of remittance inflows to Uganda in 2025 were digital and 27 percent were cash through traditional money transfer services, and that mobile money was the most used digital channel. More than 93 percent of transactions were below US$499. Those routes suit family support. For a land price, use a bank transfer into an advocate's client account whose name is written in the sale agreement, in stages.

Keep each transfer receipt and exchange house slip. If you send through an exchange house, ask for a receipt that names you as sender and the advocate or seller as receiver, so you can show where the money went. See Shilling vs Dollar for exchange-rate risk between the shilling and your currency.

How do I sign documents from the UAE?

The Uganda Embassy in Abu Dhabi lists attestation, notarization and citizenship and dual citizenship among its consular services. For notarization, its website says you bring the document unsigned and sign it in front of a consular officer, who then notarizes it. For attestation of a document issued in the UAE, it says the UAE Ministry of Foreign Affairs attests it first and you then present the original to the embassy. Fees are listed on those pages and can change. Section 147 of the Registration of Titles Act lists who may witness a power of attorney signed outside Uganda; ask your Ugandan advocate which form and witness the registry will accept before you sign a power of attorney or an instruction letter. Keep the power narrow, naming the plot and each act allowed, with an end date, and never let it permit registering the land in the agent's name.

Home-country relatives can help with errands, but should not be your only line of protection; see Buying Property for Parents in Uganda if the property is for family, and take a verified, escorted site visit before you pay.

What does Uganda tax on rent, and what about tax residency?

If you rent out Ugandan property, PwC's Worldwide Tax Summaries state that individual rental income is taxed at 12 percent of annual gross rent above UGX 2,820,000, with no deduction of expenses, and that from 1 July 2026 individuals may file and pay rental income tax monthly (page last reviewed 22 October 2026). Other income of a non-resident individual is taxed on a separate scale, from 10 percent up to 40 percent on income above UGX 120 million.

Whether the UAE taxes your Ugandan rent or sale, and what your residency status means, is a question for a UAE adviser; we do not give a view. PwC's list of Uganda's double tax treaty partners does not name the UAE (as of November 2026), so do not assume treaty relief. Read about UK Tax on Uganda Property for UK Residents for how a treaty case looks, and how a Buying a Rental Building purchase should be checked first.

How do Gulf workers buy land safely?

Follow a fixed order: verify the seller, search the title through your own advocate, check the plot on site, agree stage payments and register in your name. Daily Monitor's land fraud reporting quotes a real estate agent saying middlemen can fabricate ownership details or introduce impostors, and records 663 police-recorded land fraud cases in 2025 against 397 in 2024. Gulf workers who send money through relatives should add at least one independent check.

  • Do not pay a relative personally for land.
  • Do not pay on a video call alone.
  • Do not accept a photograph of a title as proof.
