Uganda Property Investment Guide for High-Net-Worth Buyers
Updated 3 November 2026 · Land & Property editorial team
Large buyers in Uganda can choose land, farmland, houses, apartment blocks and commercial or industrial property, from tens of millions of shillings to several billion. Rank them by ticket size, then match the due diligence to the sum at risk: title search and advocate first, then valuation, survey and site inspection, then a full data-room review above UGX 1 billion. Information as of November 2026. Not financial advice.
- Central Bank Rate, H1 2026
- 9.75% (Knight Frank Uganda review)
- Prime residential occupancy, H1 2026
- About 84%, in a market favouring buyers and tenants (Knight Frank)
- Kampala prime warehouse yield, H1 2025
- 13%, against 10% in Dar es Salaam and 9.5% in Nairobi (Business Daily)
- Largest plot listing, Nov 2026
- One acre in Kololo at UGX 9.25 billion, asking (Land & Property listings, Nov 2026)
Where should a large investor put money in Uganda property?
There is no single best answer, because the asset classes differ in size, income, effort and risk. This guide ranks them by ticket size using our own listings, adds what the Knight Frank market review says about each sector, and then sets out how much checking each ticket deserves. All prices are asking prices, not sale prices, and nothing here is a forecast or a promise of return. Speak to a licensed adviser before you invest.
The macro backdrop in Knight Frank's H1 2026 review is steady but cautious: GDP growth projected at 6.4% for FY2025/26, inflation of 3.7% by June, the Central Bank Rate held at 9.75%, and a shilling about 2.8% weaker year on year. The same review says residential sales and leasing favour buyers, with low enquiry levels, longer transaction times and abundant stock. For a patient buyer with cash that gives negotiating room. For a seller it means long exit times.
Which asset classes suit which ticket sizes?
The table uses the 93 published listings on Land & Property in November 2026. It is a snapshot of asking prices on our site, not a market index.
| Asset class | Listings | Asking range | Median asking price | Income or exit |
|---|---|---|---|---|
| Farmland (priced per acre) | 39 | Mostly UGX 5.8M-40M per acre | UGX 13M per acre | Farming or resale; no rent unless leased out |
| Plots | 21 | UGX 42M-9.25B | UGX 155M | Resale or build |
| Houses | 14 | UGX 170M-2B | UGX 765M | Rent or owner use |
| Apartments and blocks | 19 | UGX 132M-5.5B | UGX 1.3B | Rent per unit; several listings are whole blocks |
One farmland listing is priced at UGX 550 million per acre on a lakeshore parcel in Wakiso and is left out of the range. We hold no commercial building or warehouse listings in the November snapshot, so for those classes we rely on published market reviews, below. To see current stock, browse plot listings.
What do published reviews say about offices, warehouses and apartments?
Knight Frank's H1 2026 review gives these Kampala readings for the first half of 2026.
- Grade A offices: rents strengthened to US$17.0 per square metre with occupancy at 87%. Grade AB eased to US$14.0 per square metre.
- Industrial: occupancy held above 80% in key zones, with warehouse rents of US$3.00 to US$7.00 per square metre. Heavy manufacturers often buy land to build their own premises instead of leasing.
- Apartments: the prime pipeline in Nakasero, Kololo and Naguru grew to about 1,800 expected units from 1,200 a year earlier, which adds supply risk.
For yield, Business Daily reported Knight Frank data showing Kampala's prime warehouse yield at 13% in the first half of 2025, above Dar es Salaam at 10% and Nairobi at 9.5%. That figure is a year older than the review above and is a headline yield on prime space, not what a buyer of an ordinary building should expect. What due diligence does each ticket size need?
These tiers are our editorial suggestion, not a legal standard. The idea is simple: the more money at risk, the more independent checks you buy.
| Tier | Rough ticket | Minimum checks |
|---|---|---|
| 1 | Below UGX 300M | Online title search, advocate review of the sale agreement, escorted visit, payment through the advocate's client account |
| 2 | UGX 300M-1B | Tier 1 plus a licensed valuer, a surveyor to confirm boundaries, a check for occupants and spousal consent, and a registry check of caveats |
| 3 | Above UGX 1B | Tier 2 plus a title history back to the first registration, independent legal opinion, source-of-funds file, staged payments tied to registered steps, and a second inspection |
The online search is the cheap first filter. The Ministry of Lands poster for the public portal says each search costs UGX 10,000, and a title search needs the volume and folio, or the county, block and plot. Daily Monitor's report on the October 2024 portal launch says it shows ownership and encumbrances, and tracks multiple titling, caveats and transactions. A search does not prove there are no occupants, no disputes or no spousal rights, so it never replaces the advocate.
Under the Land Act (Chapter 236), section 39 requires the prior consent of a spouse before family land is sold, and sections 29 and 31 protect lawful occupants and tenants by occupancy on registered land. Large blocks of land can carry such occupants, so ask who lives on the land before you price it.
Can a foreign passport holder invest in Uganda property?
Only through a lease. Section 40 of the Land Act, in the 2004 to 2010 text we read, lets a non-citizen acquire a lease capped at 99 years and bars a non-citizen from acquiring or holding mailo or freehold land. A company counts as a non-citizen where non-citizens hold the controlling interest, or where its articles do not restrict share transfers to non-citizens. The current edition may number it differently, so ask your advocate to quote the edition in force. See Large Land Banks and Commercial Blocks for how this limits acreage purchases, and buy property in Uganda from UK or Buying Property in Uganda From the USA for the home-country side.
Which advisers do I need, and what can go wrong?
A serious purchase needs four professionals who work for you and not for the seller: a Ugandan advocate, a surveyor, a valuer and a tax adviser. Knight Frank notes that the Valuation Act, 2026 came into force in March 2026, establishing the Institute of Certified Valuers of Uganda with mandatory licensing, so ask for the valuer's licence. Land fraud is a real risk at every ticket size. Daily Monitor reported in April 2026 that 663 land fraud cases were reported to police in 2025 against 397 in 2024, and State House's Investors' Protection Unit said in September 2026 that land and financial fraud still top the cases that freeze investor capital. Investors can report to that unit through its online portal or front desk.

Frequently asked questions
Where should a large investor put money in Uganda property?
It depends on the goal. Apartment blocks and houses give rent, plots and farmland give resale or use value, and commercial or industrial space can give higher headline yields with more complexity. Rank options by ticket size, check the tenure, and take advice from an advocate and a valuer before choosing.
What due diligence is needed for big deals?
At a minimum: an online title search, an advocate's review, a licensed valuer, a surveyor, a check for occupants and spousal consent, and payment through an advocate's client account. Above about UGX 1 billion we suggest a title history, an independent legal opinion and a source-of-funds file.
Are the prices on this page guaranteed returns?
No. They are asking prices from our listings and published market reviews, dated November 2026. Asking prices differ from sale prices, and Knight Frank says the residential market currently favours buyers. No yield or appreciation is promised, and you should take independent financial advice.
Can a foreigner buy freehold or mailo land in Uganda?
No. The Land Act, section 40 in the text we read, says a non-citizen shall not acquire or hold mailo or freehold land and may hold a lease of up to 99 years. Companies controlled by non-citizens are treated the same way, so structure the purchase with an advocate.
How do I report land fraud as an investor?
Report to the police and keep your documents. State House's Investors' Protection Unit said in September 2026 that it takes complaints through the Uganda Electronic Investors Protection Portal and its front desk. Your advocate can also notify the registry about a suspected double title.
