How to Send Money to Uganda to Buy Land
Updated 3 November 2026 · Land & Property editorial team
The safest way to send money to Uganda for land is a bank transfer from your own account into an advocate's client account named in the sale agreement, paid in stages and kept on record. Remittance apps and mobile money carry most family transfers, but land prices need a clear paper trail. In 2025 Uganda received about US$2.5 billion in remittances, according to Bank of Uganda data.

What is the safest way to send money for land?
Send from your own bank account to an advocate's client account whose name is written in the signed sale agreement. Avoid sending to a seller's, broker's or relative's personal account, or to a mobile money number. Pay in stages tied to documents, as explained in how to pay for land in Uganda safely from abroad. Before each transfer, call the advocate on a number you already hold and read back the account name and number, because changed payment details are a frequent trick.
Keep the transfer confirmation, the signed receipt and the agreement together. These records protect you in a dispute and let your bank and the Ugandan advocate clear the payment.
Which routes can I use, and how do they compare?
Bank of Uganda data, reported by the Daily Monitor, show how people send money home. The table below describes the routes; costs and limits change, so ask each provider for its current terms.
| Route | Best for | Points to check |
|---|---|---|
| Bank-to-bank transfer | A land price or stage payment | Your bank's limits and fees, the receiving bank's name check, written proof of the transfer |
| Online remittance service | Smaller sums, family support | Provider's per-transfer limit, receiver's ID needs, whether the money lands in a bank account |
| Mobile money | Day-to-day costs, not purchase prices | Transaction limits and weak paper trail for large sums |
| Cash through an agent | Rarely suitable | No clear trail, higher risk of loss or dispute |
We have not found a single published Ugandan limit that applies to every diaspora transfer, so rely on the limits set by your own bank or provider and by the receiving bank.
What does the Bank of Uganda data show?
Under Bank of Uganda's new data method, introduced with the International Fund for Agricultural Development in June 2025, remittance inflows in 2025 were about US$2.5 billion, about 3.8 percent of GDP, across more than 16 million transactions with an average of US$152. More than 93 percent of transactions were below US$499. Digital channels carried 73 percent of inflows, and cash through traditional money transfer services 27 percent. Mobile money was the most used digital channel. The United States was the largest source at US$702 million, 28 percent of inflows, followed by Saudi Arabia, the United Kingdom, the United Arab Emirates and Canada. Outflows were US$402 million.
The takeaway for land buyers is that the usual remittance products are built for small family transfers. A land price is rare, large and needs a record. Because older figures used a different method, do not compare 2025 with earlier estimates without checking the source.
Do I need proof of funds?
For larger purchases, expect to be asked. Uganda's Anti-Money Laundering Act, 2013 lists real estate agents as accountable persons, and the Financial Intelligence Authority's guidance for the sector says agents must register with the FIA, keep records, verify client identity and report suspicious transactions (section 9 of the Act, as amended). Banks and advocates ask similar questions. Prepare your documents early; see Source of Funds Checks for Uganda Property.
Land buyers also need a Tax Identification Number: URA requires buyer and seller to hold a TIN for land worth UGX 10 million or more, since 6 December 2021, and says it does not itself tax the sale.

Frequently asked questions
What is the safest way to send money for land?
Send from your own bank account to an advocate's client account named in the signed sale agreement, in stages, and keep every confirmation. Avoid personal accounts and mobile money for a land price, and confirm account details by phone before each transfer.
Do I need proof of funds?
For larger purchases, expect to be asked. Real estate agents are accountable persons under Uganda's Anti-Money Laundering Act, 2013, and banks and advocates ask similar questions. Prepare bank statements and records showing where the money came from.
Is there a limit on how much I can send?
We have not found one published Ugandan limit for diaspora transfers. Your own bank or provider and the receiving bank set limits and may ask for documents on large sums, so ask each of them before the day you need to pay.
Can I pay with mobile money?
Mobile money is the most used digital channel for remittances to Uganda, but it suits small, everyday transfers. For a land price use a bank transfer to a client account so you have a clear record.
