Bugolobi Flats for Sale: Titles, Prices and Checks
Updated 3 November 2026 · Land & Property editorial team
Yes, you can buy a flat in Bugolobi. The older estate-built blocks and the newer apartment buildings are not bought the same way, so first find out whether your unit has its own condominium title or sits under a master title. As of November 2026 we hold no Bugolobi flats for sale, so this guide covers the checks and the price evidence we can stand behind.

Can I buy a flat in Bugolobi?
Yes. Bugolobi is one of the best-known flat areas in Kampala, and a unit there can be owned by an individual, a company or a Ugandan living abroad. What differs from one building to the next is the kind of title behind your unit. Two buildings a few hundred metres apart can have very different paperwork, so treat each block as its own case.

Older estate flats versus new apartments: what is the difference?
The Daily Monitor has written that the Bugolobi and Bukoto flats "can be the best example of Uganda's oldest condominium setting", where each owner receives a title for the unit and there is also a master title over the project land. A company profile of the National Housing and Construction Company says the company offered over 1,000 condominium flats in Kololo, Nakasero, Mbuya and Bugolobi, and lists slow processing of condominium titles as a business challenge. Both statements are from 2020 sources, so they tell you the history, not today's position in any given block.
What this means for you, as of November 2026:
- Older estate blocks. Ask for the unit's own certificate of title. Do not accept a sale agreement alone. Confirm whether the individual title has actually been issued, or whether the seller still holds only a share or an allocation letter.
- New apartment buildings. A developer who registers a condominium plan causes separate titles to be opened for each unit. Ask for the registered plan number and the unit's title, not a promise that titles will follow. Our Condominium Title vs Master Title: Which Are You Buying? guide has a side-by-side table.
- Anything in between. A building where units are held through one mother title is a different and riskier structure. Get an advocate to read the documents before you pay.
We have not verified the title position of any named Bugolobi block, so this page does not state it for any building. Only the registry and your own advocate can.
How do service charge, sinking fund and the owners corporation work?
When a condominium plan is registered under the Condominium Property Act, 2001, the owners of the units together form a corporation. KTA Advocates explains that this corporation manages the common property, keeps it in good repair, runs an administrative expenses account and enforces its by-laws. Your share of the shared costs follows the unit factor on the plan, which reflects the unit's size, location and sometimes its view.
The Daily Monitor reports that owners pay a monthly fee for cleaning, garbage collection and electricity for common areas, and contribute to a reserve fund for repairs to shared property. We have not found a published Bugolobi figure, so we do not give an amount. Ask the corporation or managing agent for:
- the current monthly charge for your unit and what it covers,
- the balance of the reserve (sinking) fund,
- the last audited accounts and the minutes of the last owners' meeting,
- any planned special levy, such as lift replacement or roof repair,
- a written statement that your unit has no unpaid contributions.
More detail is in our guides to condo service charge and unpaid service charge in a condominium.
What do Bugolobi flats cost?
We cannot give a Bugolobi price from our own listings, because we hold none there on 3 November 2026. We would rather say so than invent a range. Two honest reference points are available:
| Reference point | Figure | Source and date |
|---|---|---|
| Three-bedroom condominiums in Naguru, a neighbouring prime area | USD 300,000 to 340,000 asking | Land & Property listings, Nov 2026 |
| One-bedroom and two-bedroom condominiums in Nakasero | USD 145,000 and USD 267,000 asking | Land & Property listings, Nov 2026 |
| Apartments for sale within about 10 km of the city centre | USD 100,000 to 250,000 band | Knight Frank Uganda, September 2023 |
Knight Frank's first-half 2026 review adds the market tone. It says the Kampala sales market moved in favour of buyers, asking prices in the prime segment sat above eventual clearing levels, and the number of units on offer widened buyers' choice. Treat any Bugolobi asking price as negotiable, and ask what comparable units in the same block sold for.
Is it better to rent out a Bugolobi flat or live in it?
Both are common. If you plan to let the flat, work out the yield with real figures, not an agent's promise. We do not quote a Bugolobi yield here because we cannot source one. Our Rental Yields in Kampala by Property Type guide shows how to calculate it from the price, rent, service charge and tax.
The same flat can be let in two ways. A long let to a tenant follows the Landlord and Tenant Act, 2022. A short stay, in the Airbnb style, suits owners who want a furnished unit used by visitors. Land & Property takes short-stay listings too: guests book through us, and we pay the owner after taking our percentage. Owners can start at the host page and read how the payout works at payouts and commission. Visitors looking for a short stay can see short stays in Bugolobi. Knight Frank noted that furnished short lets of three to six months spread across the prime Kampala areas in the first half of 2026, which pulled some tenants away from twelve-month leases, so check demand before you buy for this purpose.
What does a buyer pay at transfer, and which checks come first?
Stamp duty is payable on transfer of land and units. The Uganda Revenue Authority says the rate is 1.5% of the value set by the Chief Government Valuer, which may differ from your purchase price. URA also says that a buyer and a seller of land worth UGX 10 million or more must each have a Tax Identification Number. That page is dated January 2022, so confirm the rate with URA before you pay, as of November 2026.
Before you pay a deposit, do these in order:
- Search the unit's title at the land registry and confirm the seller is the registered proprietor.
- Ask for the condominium plan number and a copy of the registered by-laws.
- Get the corporation's statement of contributions in writing.
- Check the occupation permit and, for an older block, the state of the roof, drains, water tank and lift.
- Have an advocate draft or review the sale agreement, and pay only into a transparent account.

Frequently asked questions
Can I buy a flat in Bugolobi?
Yes. Individuals, companies and Ugandans abroad can buy flats there. Because titles differ from block to block, confirm whether your unit has its own certificate of title or sits under a master title, and have an advocate read the documents before you pay any deposit.
Do Bugolobi flats have separate titles?
Some do and some may not. Under the Condominium Property Act, 2001, registering a condominium plan allows a separate title for each unit. We have not verified the position for any named block, so ask for the unit title and search it at the registry.
What yield does a Bugolobi flat give?
We cannot give a sourced Bugolobi yield, so we do not state one. Work it out from the real rent, the price, service charge and tax. Our rental yields guide shows the method, and short-stay letting changes the numbers again.
Who pays the service charge on a flat?
The unit owner does, to the owners corporation, in a share based on the unit factor on the condominium plan. Ask for the monthly figure, the reserve fund balance and a written statement that no contributions are unpaid before you complete the purchase.
Can I list my Bugolobi flat for short stays?
Yes, you can ask to list it with us. Guests book through Land & Property, and we pay you after taking our percentage. See the host page and payouts page for the process, and check the short-stay licensing and tax page first.
