Broker ranges that include it run from UGX 700,000 to 1.8 million for young professionals and UGX 1.5 million to 4 million for 2 to 3 bedroom family homes (June 2026 asking rents).

How much is rent in Bugolobi?
We found no source that publishes a rent for Bugolobi alone, so we will not invent one. What exists are group ranges from a June 2026 asking-rent estimate that name Bugolobi among other estates. They show the band, not Bugolobi's own price.

Where is Bugolobi and what is around it?
Bugolobi is in Nakawa Division, about 7 km by road from the central business district at roughly 1,180 m above sea level. Wikipedia places Mbuya and Nakawa to the north, Mutungo to the east, Kitintale and Luzira to the south-east, Muyenga to the south, Namuwongo to the west and the Industrial Area to the north-west. That makes it convenient for people who work in the Industrial Area, Nakawa or the city centre.
The same entry lists Village Mall (shopping), Paragon Hospital and the National Forestry Authority gardens as landmarks. We could not confirm a published list of schools, so check the school run yourself. We also did not find a source on road names, flooding or traffic black spots for Bugolobi, so we make no claim. Ask neighbours about rain-season drainage, and test the drive to work at the real hour.
What is the difference between older Bugolobi flats and newer apartment buildings?
Bugolobi has older low-rise flat blocks and newer apartment buildings. We could not find published rent or service-charge figures for either type, so use these questions at a viewing rather than numbers:
- Size and layout. Ask for the floor area in square metres and measure the rooms.
- Service fee. The Landlord and Tenant Act 2022, section 46, lets a landlord charge a service fee for security, conservancy, sanitation and similar services, and says it may vary with the landlord's real costs. Ask for the amount, what it covers and how it is revised.
- Parking. How many spaces, and is there a visitor bay?
- Backup power and water. Is there a generator or inverter, and is the tank shared? Who pays for fuel?
- Meters. Separately metered power is paid by you; power not separately metered is the landlord's liability (sections 12 and 13).
How do I check the landlord owns the unit?
Do this before you pay a deposit. The Act defines a landlord as a person who lets premises, including the landlord's duly authorised agent or a person in lawful possession who has the right to let them. So the question is simply whether the person in front of you has that right.
- Ask to see the title or a written authority from the owner, plus the person's national ID, and match the names.
- Pay only after the lease is signed, and pay into an account in the owner's or agency's name rather than to a personal mobile number.
- Insist on a written receipt. The Act requires one for the deposit (section 30) and for rent (section 25).
- Visit the unit yourself. Photos in an advert prove nothing.

Are Bugolobi flats rented furnished, and what about short stays?
Some are. Knight Frank Uganda's 2026 short-term rental report places Bugolobi, Bukoto, Mbuya, Entebbe, Buziga and Kigo in its second tier, with typical short-stay rates of USD 50 to 80 a night, and describes the guests as mid-senior NGO staff, diaspora, regional corporates and leisure visitors. Some are. Knight Frank's 2026 short-stay report puts Bugolobi in its second tier for furnished short stays, at USD 50 to 80 a night. Long leases are often unfurnished. Ask what furniture, appliances and power backup come with the unit, and list them in the lease.
Can a landlord ask for six months of rent up front?
Only if you agree. Section 24 of the Landlord and Tenant Act 2022 limits advance rent to three months for tenancies longer than a month, unless the tenant and landlord mutually agree to more. The security deposit is separate and capped at one month's rent under section 30.
