What apartments are being built in Kampala?

Below is a dated tracker. It lists only what the named source said, with the date of that source, because project facts change. We have not seen the developers' own sales documents, and we say nothing about the quality of any developer. We name projects because they are public and because some appear in our own listings.

The tracker is incomplete. Knight Frank also notes an influx of new developers entering Uganda and many projects carried forward because of long construction times. We will add projects when we can verify facts from a dated source.

Which of these are in our listings?

Land & Property lists three new condominium schemes with quoted prices in our November 2026 snapshot. These are asking prices as listed, and some differ from launch prices in the press, which is normal because they are from different dates.

  • The Bridge, Kololo: studio US$89,000, one-bedroom US$127,000, two-bedroom US$253,000, three-bedroom US$381,000.
  • Cadenza, Nakasero (freehold): one-bedroom US$145,000, two-bedroom US$267,000.
  • Naguru luxury condominiums: three-bedroom US$300,000 to US$340,000, four-bedroom US$320,000 to US$360,000, with a deposit of 50% and the balance within six months.

There is also a lower-priced option on the Gayaza road. A 12-unit condominium scheme at Masoli, listed as freehold, lists one-bedroom units of 50 sq m at UGX 132 million, two-bedrooms of 79 sq m at UGX 205 million, three-bedrooms of 92 sq m at UGX 237 million and a 166 sq m three-bedroom duplex penthouse at UGX 415 million. By our division, that is roughly UGX 2.5 million to UGX 2.6 million per square metre. See apartment price per square metre Kampala for how to compare. What does the market say about supply?

Knight Frank's reviews are the best public evidence. In the first half of 2026 it counted about 1,800 expected apartment units in the prime areas of Nakasero, Kololo and Naguru, compared with 1,200 a year earlier, partly because projects were carried forward and partly because new developers arrived. It warns that this supply will deliver into a buyer's market that already holds substantial unsold stock, and that conditions favour buyers and tenants into 2027.

It also reports a shift in product. New launches are converging on smaller one- and two-bedroom units, family layouts with adequate parking are becoming a prerequisite, and developers are offering staged payment plans, off-plan pricing and bank financing partnerships. Several are considering rent-to-own, which Knight Frank describes as under consideration, not yet in the market at scale. In late 2025 it saw some developments reach up to 50% off-plan sales on studios and one-bedrooms.

The trend is also visible beyond the prime areas. Business Times Uganda reported on 3 July 2026 that landowners in established suburbs such as Naalya, Najjera, Kisaasi, Ntinda, Bukoto and Kyambogo are replacing single-family houses with apartment blocks, because land is too costly for houses. Knight Frank saw growth in one-bedroom supply in Kyanja, Ntinda, Naalya and Kigo in late 2025. For the demand side of this story, read Kampala Housing Demand: The 62,000-Units-a-Year Gap.

Can I buy before completion?

Yes. Off-plan purchase is common, and Knight Frank says it gained traction in Nakasero and Kololo. The risk is that you pay before the building exists, so you need documents, not promises. Before you pay, ask for the following.

  1. The approved building plan and permit. Building without a valid permit is an offence under section 34 of the Building Control Act, 2013. See Building Control (Amendment) Act 2025 for the 2026 changes.
  2. The condominium route. KTA Advocates explains that a condominium is created when the developer registers a condominium plan, after which the Registrar issues a separate title for each unit. Ask whether the plan is registered or when it will be, and read the Condominium Property Act. A developer must give a buyer the sale agreement, proposed rules, management agreement and plan before selling a unit, according to KTA.
  3. The payment schedule. Tie each instalment to a construction stage, and pay to a named company account.
  4. The completion date and remedies. Ask what the contract says if the date slips. Do not accept a verbal answer.
  5. The land. Check that the developer owns or leases the land and that the tenure is stated. One of our prime listings states freehold, others do not.
  6. Handover. Read Handover Snag List for New Homes and Defects After Handover, and ask for an occupation permit before you move in.

Frequently asked questions

What apartments are being built in Kampala?

Reported projects include One Ten in Kololo (15 storeys, 156 apartments), The Bridge in Kololo (two 12-floor towers), Cadenza in Nakasero (24 floors, completion expected July 2027) and Kingdom Tower, a mixed-use building of 21 storeys. Knight Frank counted about 1,800 expected prime units in the first half of 2026.

Can I buy before completion?

Yes, off-plan buying is common in Kampala. Ask for the approved plan, the registered or planned condominium plan, the payment schedule tied to construction stages, the completion date and what happens if it slips. Pay only to a named company account against receipts, and have a lawyer read the agreement first.

Which is the tallest residential tower in Kampala?

Pulse Uganda described Cadenza, a 24-floor tower on Katonga Road in Nakasero, as Kampala's tallest residential tower when it launched in 2024. Kingdom Tower is reported at 21 storeys and is mixed use. Heights and completion dates change, so confirm the latest facts with the developer.

Are new apartments in Kampala selling well?

Knight Frank says the first half of 2026 was a buyer's market with low enquiry levels, long sales times and abundant stock. Smaller one- and two-bedroom units sold best in late 2025. Prices above US$340,000 saw slower take-up. Negotiate, and compare similar units before you decide.

Do new apartments come with separate titles?

They should, once a condominium plan is registered. KTA Advocates says the Registrar then issues a certificate of title for each unit. Some schemes sell before registration, so ask whether the plan is registered, and when your unit title will be delivered in writing.
