How much is a plot in Wakiso?

Wakiso is the district that wraps around Kampala, so a plot can cost UGX 42 million or UGX 950 million depending on the road, the hill and the size. Our 14 plot listings (Land & Property listings, Nov 2026) run from UGX 42 million to UGX 950 million, with a median of about UGX 92.5 million. The median is a better guide than the average because a few large plots pull the average up.

Size matters more than the headline price. Sellers quote in decimals, in feet or in acres, and a 50 by 100 foot plot is described in our Kira listings as 12 decimals. Dividing the price by the decimals gives a figure you can compare.

For a second view, Jiji Uganda's Wakiso land page showed roughly 2,600 results in early November 2026, with the largest group of adverts priced between UGX 40 million and UGX 100 million. Which Wakiso areas have listings?

Our Wakiso listings are concentrated on the north-east side of Kampala and along the Entebbe side. Kira has more than half of them.

Area labels on a listing are chosen by the person who posts it, so a house described as Kira Nakwero can sit under Gayaza in our filters. When an area matters to you, ask for the exact village and the nearest tarmac road.

Kira Municipality is about 15 km north-east of Kampala's centre and became operational as a municipality in the 2016/2017 financial year, according to Wikipedia. Is most Wakiso land mailo?

In our listings, yes. Of the 29 Wakiso listings, 20 record mailo tenure, 1 records freehold and 8 do not state the tenure. That is a snapshot of what sellers posted, not a survey of the district.

The Constitution of Uganda, Article 237(3), recognises four tenure systems: customary, freehold, mailo and leasehold. Article 237(8) gives lawful or bona fide occupants of mailo, freehold or leasehold land security of occupancy. The Ministry of Lands service standards list a search of a registered parcel at UGX 10,000 and a search letter at UGX 10,000, and a transfer at 1% stamp duty plus a UGX 10,000 registration fee. What is on offer in Gayaza?

Gayaza is a town in Wakiso District about 18 km by road north-east of Kampala. Wikipedia describes the Gayaza to Ziroobwe road as 27 km long, linking Gayaza to Luwero District, and places Gayaza about 2.5 km from Kasangati.

Two of our listings sit under Gayaza. One is a block of 10 plots of 50 by 100 feet at Manyangwa, each asked at UGX 42 million with ready mailo titles. Using the 12 decimals per plot that our own Kira listings give for the same size, that is about UGX 3.5 million per decimal, well below the Kira figures above. The other is a 4-bedroom, 4-bathroom house on 18 decimals, asked at UGX 480 million; its text places it in Kira Nakwero. What do houses and apartments cost in Wakiso?

Our 9 houses range from UGX 170 million to UGX 1 billion, with a median of UGX 580 million. Seven of them are in Kira. The 5 apartment listings range from UGX 132 million (Kasangati, freehold) to UGX 1.1 billion (Kyanja), with a median of UGX 280 million. With only five listings the apartment median moves a lot when one listing is sold, so treat it as indicative.

How do I buy safely in Wakiso?

Wakiso is large. Wikipedia gives a 2024 preliminary census figure of about 3.3 million people and four municipalities (Entebbe, Makindye-Ssabagabo, Nansana and Kira), so planning offices and local rules differ by place. Three steps cut most of the risk.
