Where is Akright Bwebajja?

Bwebajja is on the Kampala-Entebbe road, roughly 18 km by road south-west of Kampala, and the estate that carries the Akright name sits there. Wikipedia places the company's headquarters at the Kakungulu Housing Estate on the same road (source 1). Buyers often search for it as Akright City, and the two names refer to the same planned community at Bwebajja as far as the public record shows (source 2).

The corridor around it is busy. Our own listings along Entebbe Road show the range of asking prices nearby: eight 50 by 100 ft plots at Lumuli Hill, Kitende at UGX 70,000,000 each with private mailo titles, and a 6.5 acre lakeside parcel at Garuga at UGX 700,000,000 per acre (Land & Property listings, Nov 2026). Those are separate properties, not Akright plots, and they are asking prices only. For the wider road, read Plots for Sale Along Entebbe Road: Kajjansi to Garuga.

What is publicly known about the estate and its developer?

Akright Projects Limited was founded in 1999 by Anatoli Kamugisha, who is its managing director and chief executive, and the shares are owned by the family (source 1). The company describes its approach as planning and building organised residential communities near towns as an alternative to informal settlement. Wikipedia records that it acquired about two square miles, roughly 1,300 acres, in 2002 from the descendants of Prince Badru Kakungulu, and calls Kakungulu its largest planned housing estate to date.

A news report in August 2025 said Akright City Bwebajja had been designated a United Nations International Residential Zone, meaning it is cleared to host UN staff and their families. The same report listed strengths such as a police station within the estate and controlled access points, and also listed items needing work, including unfinished buildings, overgrown vegetation, fire-fighting capacity and risks from neighbouring unregulated areas (source 2). We cannot independently confirm those details. A designation about security is also not a statement about title, price or build quality.

What houses and plots does Akright offer?

Public pages show villas and plots advertised in and around the estate, but we found no current official price list we could open, and prices in older press are dated. We do not publish a price for Akright product because we cannot confirm one. Land & Property does not list any Akright property at the time of writing (our listing snapshot, 3 November 2026).

When an agent or the developer quotes you a price, ask for it in writing and note the date. Ask what exactly is included: land only, a house on land, or a unit in a building. Ask also whether the figure includes legal fees, transfer costs, and any estate service charge. A written quote lets you compare like with like against plots such as those along Entebbe Road above.

What title questions should I ask in a developer estate?

Ask what kind of title you will hold: a freehold, mailo or leasehold title in your own name, or a share of a larger title. Ask whether your plot has been separated from the mother title yet, and if not, when. Under the Physical Planning Act 2010, land in a local government area must not be subdivided except in accordance with the approved local physical development plan, the plan must be prepared by a qualified physical planner, and the registrar of documents shall not register a document relating to development unless development permission is granted (source 3, ss.36 and 45; numbering may differ in revised editions).

For an apartment, ask whether a separate title for the unit exists or will be issued, and who holds the title to the common areas. Take a lawyer with you. Our guide How to Verify a Land Title in Uganda (2026) explains the registry search, and Buying Plots in Estates From Developers: Checks covers mother titles, roads and release of titles for any developer.

What should I get in writing about services and service charges?

The 2025 report itself named areas needing work, so do not rely on a brochure. Ask the developer or the residents association, in writing, who maintains the roads, drains, street lights and security, and what you will pay for them. Ask for the last year's charges, who sets them and how they can change. Ask whether promised facilities such as schools, clinics or a gate are built, and walk to see them in the rains.

If you live abroad, a verified person can do this for you. Book an escorted site visit and ask them to photograph roads, drains, the entrance and any unfinished structures, then compare with what was promised.

How do I check a developer estate before paying?

  1. Confirm the seller is the company or an authorised agent, and that the person receiving money can sign for it.
  2. Search the title at the registry and compare the plot number on your agreement with the deposited plan.
  3. Ask for the approved subdivision and the development permission.
  4. Pay into a company account, never to a personal phone number, and keep receipts.
  5. Have your own lawyer read the agreement before the first payment.

The same method applies to other developers searched by buyers, for example Zion Estates in Gayaza: What Is Public and What to Check, Sema Properties: Estates, Plots and Buyer Checks and Jomayi Estates in Uganda: Where They Are and Checks. For the seller, see How to Verify a Land Seller in Uganda, and for the full picture Land for Sale in Uganda: The Complete Buyer's Guide.

What could we not confirm?

We could not confirm current prices, current availability, the number of homes built, whether every plot has an individual title, or the details of the August 2025 designation beyond one news report. We also could not open an official company page. This page will be updated when those facts are confirmed. Nothing here is an opinion on the company's reliability, and a positive public profile does not replace the checks above.
