Updated 3 November 2026 · Land & Property editorial team
Gayaza is a town in Wakiso District, about 18 km north-east of Kampala, and buyers search for Zion estates there. It explains where Gayaza sits, what plots nearby cost in our listings, and how to test any Zion plot offer before paying.

Where are Zion Estates in Gayaza?
We cannot tell you, because we could not confirm that a developer called Zion Estates exists in the public record for Gayaza. Searches for the name returned nothing about such a developer. That does not mean it is false. Small developers often sell through social media and agents. It means you cannot rely on this website, or any search result, to confirm the estate for you.
If a seller or agent tells you the estate is in Gayaza, ask for the village, the parish, the plot and block numbers, and a pin on a map you can open yourself. Then check those numbers at the land registry, not on the brochure. Without them, the claim "Zion Estates, Gayaza" is only a name.
What do we know about Gayaza itself?
Gayaza lies in Wakiso District, about 18 km north-east of Kampala by road. The Kampala-Ziroobwe Road passes through it. The Gayaza-Ziroobwe road runs 27 km to Ziroobwe in Luweero District, and the Gayaza-Kalagi road runs about 20 km to Kalagi in Mukono District (source 1). The town is known for Gayaza High School, established in 1905, and for agricultural research institutes at Namulonge and Kabanyolo. Those anchor institutions are part of why buyers look north of Kampala for family plots.
For the area in more detail, including its neighbourhoods, read Land for Sale in Gayaza: Kiwenda, Busukuma, Nakasajja. Roads matter more than names here: many estates sit off the main road on murram tracks, so ask how far the plot is from tarmac and who maintains the track.
What do plots near Gayaza cost?
Our own listings give one local reference. Ten 50 by 100 ft plots in a planned estate at Gayaza Manyangwa are advertised at UGX 42,000,000 each with ready titles on private mailo land, and a 50 by 100 ft plot at Masooli Kitetika on the Gayaza road was advertised at UGX 80,000,000 with a ready title (Land & Property listings, Nov 2026). These are asking prices, negotiable, and they differ by access and by how developed the neighbourhood is.
Use them only as a yardstick. If a Zion offer is far below such figures, ask why: the title may be a share of a bigger title, the access may be a footpath, or the land may be unsurveyed. If it is much higher, ask what extra you receive.
Are the plots titled, and can I pay by instalments?
Neither can be assumed. Ask whether the plot has its own title now, and if not, how and when it will be issued. Under the Physical Planning Act 2010, land in a local government area must not be subdivided except in accordance with the approved local physical development plan, and the registrar of documents shall not register a document relating to development unless development permission is granted (source 2, ss.36 and 45; numbering may differ in later editions). So ask to see the approval, not just a promise.
On instalments, read Buying Land on Installments in Uganda: What to Check first. The agreement should state the plot number, total price, due dates, the penalty for lateness and what happens to your money if you stop. Pay only into an account in the company's name, and never release the last payment before you hold the title or a signed transfer.
How do I check the company?
The Uganda Registration Services Bureau handles company name search and reservations (source 3). Search the exact name on your agreement. If you find a registered company, check its directors and registered office, and make sure the person who signs is authorised. If you find nothing, or the registered name differs, treat that as a stop sign, and ask the seller to explain in writing. Our guide How to Verify a Land Seller in Uganda covers checks on companies, agents and individuals, and How to Verify a Land Title in Uganda (2026) covers the title search.
How should I visit and pay safely?
- Visit the site before any payment. If you live abroad, book an escorted site visit so a verified person walks the plot with you.
- Take a surveyor to confirm the plot's corners and that it matches the plan.
- Walk the access road after rain to see whether it is passable.
- Ask the neighbours who the land belonged to before, and whether anyone has claimed it.
- Pay in stages against documents, and keep every receipt.

Frequently asked questions
Where are Zion Estates in Gayaza?
We could not confirm a developer of that name in public sources. Gayaza is about 18 km north-east of Kampala. Ask the seller for village, plot and block numbers and verify them at the registry before any payment.
Are the plots titled?
We cannot say. Ask whether the plot has its own title or only a share of a mother title, and ask to see the approved subdivision. Put the title date and your remedy for delay in the written agreement.
Can I pay by instalments?
Some estate sellers allow it, but it is the buyer's job to check terms. The agreement should name the plot, price, due dates, penalties and refund rules. Pay into a company account and keep receipts.
