Updated 3 November 2026 · Land & Property editorial team
On 3 November 2026 Land & Property had 4 farmland listings filed under Hoima, asked at UGX 9 million to UGX 25 million per acre, median about UGX 22.5 million. Their adverts name places on the road to Hoima, such as Busunju and Namayumba, and one in Luwero, not Hoima town itself. Oil projects have pushed interest in the region, but price claims are dated and need checking.

What land do we list under Hoima?
Four listings are filed under Hoima in our system (Land & Property listings, Nov 2026). Read the adverts closely, because none of them places the land inside Hoima town. Their texts name Kakinzi in Luwero, Kyanuuna near Namayumba, Wamika in Busunju and Kaswa near Nakilagala in Busunju, and three of the four mention the Hoima road. Hoima itself is about 200 km from Kampala, so these parcels are much closer to Kampala than to Hoima. We say so plainly so that you know what you are viewing.
| Advert location | Acres | Per acre | Km off tarmac, water |
|---|---|---|---|
| Kakinzi, Luwero | 220 (sold from 100) | UGX 9M | 12 km, borehole, suits cattle |
| Kyanuuna, Namayumba (Hoima road) | 10 | UGX 22M | 1.5 km, swamp edge |
| Kaswa, Nakilagala, Busunju (Hoima road) | 25 | UGX 23M | 8 km, swamp edge |
| Wamika, Busunju (Hoima road) | 68 | UGX 25M | 6.5 km, dam |
All four are recorded as mailo with a private title. The Kaswa advert text quotes UGX 22 million while its price field shows UGX 23 million, so confirm the rate in writing. If you want land in Hoima District itself, tell the agent so before a visit. You can see listings in this area at any time.
Have Hoima land prices gone up?
Yes, according to one dated report. Uganda Radio Network, in an article of 13 December 2018, quoted a Bunyoro Kitara Kingdom minister saying an acre in Hoima District was then ranging from UGX 13 million to UGX 15 million, up from about UGX 4 million in 2012. The article blamed speculators who bought with large cash offers, and kingdom leaders called for land demarcation and for people not to sell cheaply. That is an eight-year-old price and a quote, not a market survey.
We have no current verified Hoima market price, so we do not publish one. Our four listings are not comparable with the 2018 figure because they are on different roads and range from UGX 9 million to UGX 25 million per acre. What is the oil-region effect, and what is confirmed?
Wikipedia reports that oil deposits of an estimated 2.5 to 3.5 billion barrels were found around Lake Albert between 2000 and 2009, and that a refinery is planned at Kabaale, about 34 km west of Hoima. The Kabalega International Airport is at Kabaale, about 51 km by road west of Hoima city; Wikipedia reports construction as complete in January 2026 and, in an August 2026 update, the handover to the owner scheduled for October 2026. We could not confirm that the airport is open for flights as of November 2026. The East African Crude Oil Pipeline starts in Buseruka sub-county of Hoima District. Wikipedia gives its construction as 79 percent complete in December 2025 and, in an April 2026 update, first oil expected in the second half of 2026. We could not confirm that exports have started as of November 2026.
These projects are why buyers watch the region. They are not proof that any particular acre will rise in value. Prices near Kabaale and Buseruka may differ from prices on the Hoima road near Kampala, and project dates have moved before. Treat projections as unverified.
What about compensation and displacement?
Large projects move people. Wikipedia cites Human Rights Watch, as of July 2023, projecting that about 100,000 people in Uganda and Tanzania would be displaced by the pipeline, and a 2019 Oxfam assessment warning of land and income losses, with women hit hardest. Wikipedia's pipeline page does not set out how compensation was calculated. For a buyer, the practical point is to check whether the land you are looking at lies in a project area or a surveyed corridor, and who has the right to be compensated. Article 237(2)(a) of the Constitution allows the Government to acquire land in the public interest under conditions set by Parliament, subject to Article 26.
Is there farmland and a plantation belt near Hoima?
Wikipedia says agriculture is the economic backbone of Hoima District, mainly sorghum, maize and beans, with cotton, tea and coffee also grown, and fishing on Lake Albert. On trees, the chairman of the Uganda Timber Growers Association told the Daily Monitor in August 2021 that the Albertine cluster has the largest plantation acreage, above 25,000 hectares. That is an association figure from 2021. For tree-growing land see Buying Land for Tree Planting; for a neighbouring farming district see land for sale Kassanda.
