Which districts have the most listings?

Wakiso and Kampala together hold 52 of the 93 listings, so most of this page's depth is there. Browse them all on our plot search or ask us to book an escorted site visit for anything you like.

Which areas inside Wakiso and Kampala have listings?

Within the two main districts, the live listings sit in these areas (Land & Property listings, Nov 2026). Some listings record a district but no area, so the area counts add up to the district total only where an area was entered.

What do plots, houses and apartments cost in Wakiso and Kampala?

These are medians of asking prices in our listings on 3 November 2026. Small samples move a lot, so read them as a snapshot, not a market index. For wider price work, see Land Prices in Uganda, November 2026.

TypeWakiso (listings, median, range)Kampala (listings, median, range)
Plots14, median UGX 92.5 million, from UGX 42 million to UGX 950 million6, median UGX 1.125 billion, from UGX 520 million to UGX 9.25 billion
Houses9, median UGX 580 million5, median UGX 900 million
Apartments5, median UGX 280 million12, median UGX 1.5 billion

Across all 93 listings the medians are UGX 155 million for plots, UGX 765 million for houses and UGX 1.3 billion for apartments. Wide ranges mean size, tenure, road access and distance from town change the price more than the district name does, so compare plots on price per decimal using Price per Decimal vs Price per Acre: Compare Land Fairly and the Land Size Converter: Acres, Decimals, Hectares, Plots.

Where are farmland listings concentrated?

Farmland listings sit north and north-west of Kampala, mostly in Nakaseke, Nakasongola and Luwero, which together hold 19 of our 39 farmland listings. All farmland on Land & Property is priced per acre, so these figures are asking prices per acre (Land & Property listings, Nov 2026).

The lone Wakiso farmland listing is a 30-acre parcel touching Lake Victoria at Garuga, recorded at UGX 550 million with the unit set to per acre. That is far above the rest and should be read with caution, which shows why a district average can mislead. For how dry spells, grazing and access change farm value, read Cattle Corridor Land Guide for Buyers.

What tenure do our listings show?

Sixty-three of the 93 listings state a tenure: 57 mailo, 4 freehold and 2 leasehold (Land & Property listings, Nov 2026). Uganda recognises four tenures in law, and the tenure decides who can buy, who else has rights on the plot and what must be checked. The Land Act lists them in section 2, and our explainer Uganda land law and land titles links to each one. Mailo plots usually need extra checks on occupants, which Mailo Land Explained for Buyers covers.

Which districts have too few listings for their own page?

Kiboga, Mubende, Kyankwanzi, Kayunga and Namayingo each have two listings or fewer, and three listings have no district recorded. They appear in the tables above instead of getting pages that would repeat each other. Hoima, Mityana and Kassanda have three or four listings each and keep a page because we can add real local facts there.

We also run guides for towns where we have no live listings yet. These pages carry local facts only, and say plainly that no listings are live: Mukono, Jinja, Mbarara and Gulu. If you are an agent in any district, you can list for free at launch through agent onboarding, and the district table will grow as you do. Browse the land guides at Land in Uganda.

Frequently asked questions

Which districts have the most listings?

On 3 November 2026 Wakiso had 29 published listings and Kampala 23, out of 93 in total. Nakaseke followed with 8 farmland listings, then Nakasongola with 6 and Luwero with 5. Counts come from our own listing data and change as agents publish or remove listings.

Where are farmland listings concentrated?

Nakaseke, Nakasongola and Luwero hold 19 of our 39 farmland listings, followed by Hoima with 4. All farmland is priced per acre. Our median asking prices per acre in November 2026 were UGX 11 million in Nakaseke, UGX 9 million in Nakasongola and UGX 13 million in Luwero.

Do you have listings in Mukono, Jinja, Mbarara or Gulu?

Not at the moment. None of our 93 published listings on 3 November 2026 was recorded in those districts. We keep local guides for them, but they carry facts only. Agents there can list free at launch, and the pages will show live listings once they exist.

Are these prices sale prices?

No. They are asking prices set by the seller or agent on each listing. The final price depends on negotiation, the exact size, the title and the road access. We publish medians and ranges from our own data with the date, and we label them as a snapshot of 3 November 2026.
