Where is Mbarara and how far is it from Kampala?
Mbarara is in the Western Region and is the second-biggest city in Uganda after Kampala. Wikipedia puts it about 270 km south-west of Kampala by road, and says city status was approved by Cabinet in May 2019 and took effect on 1 July 2020 (source 1). The Mbarara-Katuna and Mbarara-Kabale roads serve the city, and Wikipedia describes a 14 km northern bypass built between March 2015 and June 2018, although another part of the same article still calls it planned, so confirm on the ground that it is open (source 1). We found no source for a driving time, so we state only the 270 km figure.
At that distance, a buyer in Kampala or abroad cannot easily inspect a plot between meetings. You can book an escorted site visit and use the Land Site Visit Checklist: What to Check on the Ground. How much is land in Mbarara?
We hold no Mbarara listing, so the figures below come from the Jiji Uganda search page for "Mbarara", which we read on 3 November 2026. It showed 15 Mbarara listings. They are sellers' asking prices, not sale prices, and many give no tenure. Per-decimal and per-acre figures are our arithmetic from the stated size.
| Listing (Jiji, Nov 2026) | Asking price | Size | Our arithmetic |
|---|---|---|---|
| Plot at Koranorya, Mbarara City, titled | UGX 22M | 100 by 100 ft (about 23 decimals) | About UGX 1.0M per decimal |
| Plot at Rwobuyenje, Mbarara City | UGX 42M | 100 by 100 ft | About UGX 1.8M per decimal |
| Plot at Nyakisharara, near the airfield | UGX 45M | 100 by 100 ft | About UGX 2.0M per decimal |
| Commercial plot at Butagatsi, about 1.7 km from the northern bypass | UGX 105M | 100 by 100 ft | About UGX 4.6M per decimal |
| Half acre at Nyakisharara, Ibanda-Mbarara highway | UGX 85M | Half an acre | About UGX 170M per acre |
| Freehold farm off the Mbarara-Ibanda road | UGX 2.552bn | 116 acres | About UGX 22M per acre |
| Titled plot at Kanyaryeru, 2.7 km from tarmac | UGX 10M | Not stated | Cannot be worked out |
Two things stand out. Inside the city, price follows road and use: the commercial plot near the bypass asks more than twice the price per decimal of the city residential plots. Outside it, farmland is priced per acre at a small fraction of town land. A decimal is one hundredth of an acre, about 435.6 square feet. For how to compare units, read Farmland Price per Acre in Uganda: How Pricing Works. For our own listings, our central-region farmland median was about UGX 13M per acre in November 2026 (Land & Property listings, Nov 2026), but that is a different part of the country, so do not treat it as an Mbarara price.
Is Mbarara land titled?
Section 2 of the Land Act (Cap. 236) lists four tenures: customary, freehold, mailo and leasehold (source 4). Which one applies depends on the parcel, not on the city. In the Jiji listings we read, one farm is described as freehold, several plots as titled without naming the type, and most as having no tenure stated. We found no source that gives the share of mailo, freehold or customary land around Mbarara, so we do not state one, and you should not accept a general claim either.
So treat every plot as its own question. Ask for the title and read the tenure on its face. If the seller has only a customary claim, the rules in our guide to Customary Land and Certificates of Customary Ownership apply, including spouse consent for family land under s.40 of the Land Act. A non-citizen cannot acquire or hold mailo or freehold land, and may take a lease of up to 99 years (s.41). Whatever the tenure, search the register and open the boundary with a registered surveyor before paying in full.
What about ranch land around Mbarara?
Ankole, the former kingdom whose capital was Mbarara, is described by Wikipedia, quoting another source, as what "might be called the ranchland of Uganda", with some of the most favourable grazing lands in Africa (source 2). Livestock remains the backbone of the economy in neighbouring Kiruhura District, whose headquarters are about 65 km by road north-east of Mbarara (source 5). A buyer looking for grazing land should expect to look outside the city, in districts such as Kiruhura and Isingiro. One Jiji listing, for instance, shows an estate in Kabingo in Isingiro District, about 30 minutes from Mbarara city, asking UGX 9M with no size stated.
Before you buy for cattle, check four things: the water source in the dry season, the fencing and boundary, whether the land has a title or sits on a lease or former government ranch, and the access road. Our guide on Land for Cattle Ranching in Uganda covers these in detail. We have not verified the history or status of any named ranch, and we make no claim about any seller.
Does the university and hospital drive rental demand?
Mbarara University of Science and Technology was founded in 1989, and Mbarara Regional Referral Hospital is a 600-bed public hospital that is also the teaching hospital of the university's medical school (Wikipedia, source 1). Students, staff and patients' relatives all need somewhere to stay, and it is reasonable to expect demand for rooms and small flats near both. But we found no published rent series for Mbarara, so we give no rent figure and do not say how strong the demand is. If you plan to build to let, price your rent by asking landlords near the university what they charge and how long units stay empty.
