Land for Sale in Mukono: Seeta, Namanve, Mbalala

Updated 3 November 2026 · Land & Property editorial team

Mukono town is about 21 km east of Kampala on the Kampala-Jinja Highway. We hold no Mukono listings on 3 November 2026, so prices here are asking prices seen on Jiji: a 50 by 100 ft plot at Mbalala for UGX 14 million, two acres at Kisoga for UGX 85 million, and one-acre commercial plots at Namanve from UGX 650 million. Asks vary widely, so verify title and boundaries.

How much is land in Mukono?

We have to be honest about our evidence. As of 3 November 2026 we have no Mukono listings of our own, and we found no official price series for Mukono. The best public evidence we found is the asking prices on Jiji, which showed 326 land and plot ads for Mukono when we looked in November 2026. Jiji's page shows no listing dates, so we cannot tell how current any price is, and none of these has been checked by us. Treat them as the range sellers are asking, not what buyers pay.

The Namanve asks for a single acre differ by almost two and a half times between ads, and that gap alone is a reason to value any plot independently. Since March 2026 the Valuation Act, 2026 requires valuers to register with the Institute of Certified Valuers of Uganda and hold practising certificates, as Knight Frank's H1 2026 review explains, so ask for a registered valuer's report on any large purchase. Is Mukono cheaper than Wakiso?

On the evidence we have, many Mukono asks are lower per decimal, but the places are not like for like. In our own Wakiso listings on 3 November 2026, Kira plots ask about UGX 3.9 million to 10.5 million per decimal, and a 50 by 100 ft plot at Kitende on Entebbe Road asks UGX 70 million, about UGX 6.1 million per decimal. The Mukono ads in the table above run from about UGX 1.2 million to UGX 5.8 million per decimal for plots, and far less per decimal for acre-sized lots.

Two reasons not to read this as a bargain. First, distance and access: a plot far from the highway or a tarmac road is cheaper for a reason. Second, ads are not sales. Compare Property in Kira Municipality, next door on Mukono's western side, and Plots for Sale Along Entebbe Road for what our own Wakiso listings show. Wikipedia says Kira Town lies on Mukono town's western boundary, so places near that border may be tagged either way.

Where is Mukono, and what are Seeta, Namanve and Mbalala?

Wikipedia places Mukono town about 21 km east of Kampala along the Kampala-Jinja Highway, in Mukono District, bordering Kira Town to the west and Lake Victoria to the south. Seeta and Mbalala appear in its list of Mukono District places. Namanve is trickier: Wikipedia places it in Bweyogerere ward of Kira Municipality, Wakiso District, about 14 km by road east of downtown Kampala, with portions inside Mukono Town Council. So a plot advertised as "Namanve" may be under Wakiso or Mukono authorities, and rates, planning and the registry can differ.

Ask the seller which council collects rates on the plot and which district land office holds the title. For Seeta in particular, see Plots for Sale in Seeta, Mukono: Prices and Access. For the bigger regional markets that are not in the Kampala belt, see Land and Property for Sale in Jinja City, Land and Farms for Sale in Mbarara City and Land for Sale in Gulu: Customary Land and Farm Plots.

Is Namanve land good for investment?

We can show what is documented about the park, and we do not claim a price effect we cannot source. Wikipedia describes the Kampala Industrial and Business Park in south Namanve as a 2,209-acre (894-hectare) development to house factories and other industries. Knight Frank's H1 2026 review says Namanve was the clearest gainer among Kampala's industrial locations. Its EUR 215 million infrastructure programme, covering paved roads, drainage, water, power, fibre-optic connectivity and street lighting, funded by the Government and UK Export Finance, passed 80 percent completion in H1 2026, with substantial completion targeted by the end of 2026. Warehouse rents in the park are US$3.00 to US$5.50 per square metre a month, below the traditional industrial area's US$4.50 to US$7.00, and the review says relocations from the traditional area are drawn by better roads.

The review also says heavy manufacturers prefer to buy land for purpose-built factories, which reinforces the pull towards serviced land in Namanve. That is about industrial users. We found no published study of how the park affects nearby residential plot prices, so we make no promise about that. If you are buying inside or next to the park, titles there are not like ordinary plots, so read Industrial Park Land in Uganda: UIA Leases and Warnings before you pay anyone, and verify the seller with the park's own authority.

Which estates sell plots in Mukono?

One Mukono ad we saw names "Mbalala-Jomayi" for a 50 by 100 ft plot with title at UGX 14 million. Buyers also see the name Canaan applied to sites in Mukono. We make no claim about any developer or estate here, and we have not verified who owns or sells either. Our separate pages give the checks to run: Jomayi Estates in Uganda: Where They Are and Checks and Canaan Sites in Mukono: What They Are and Checks. Whatever the estate, ask for the estate plan, a separate title for the plot you are buying, and the registered owner's name, and match the person who signs with the title.

What is the difference between farm land and plots in Mukono?

Residential plots are priced per decimal or per plot, usually 50 by 100 ft, and sold near roads and estates. Larger lots are priced per acre. The acre-sized ads we saw at Kisoga, Katosi Road and Nakasajja ask UGX 42.5 million to UGX 100 million per acre. For comparison, our farmland listings farther out in Kassanda and Mubende ask UGX 9 million to UGX 15 million per acre (as of November 2026), because they are 100 km or more from Kampala. The Mukono ads do not say whether they are farmland, so ask about permitted use, soil, access and whether anyone already farms on it. See Farmland for Sale in Uganda if you want working land rather than a housing plot.

What laws and checks apply to a Mukono plot?

These are the points to cover as of November 2026.

  • Tenure. Under section 2 of the Land Act, Cap 236, land is owned under customary, freehold, mailo or leasehold tenure. Ask which one applies and see the title.
  • People already on the land. Under section 31 a tenant by occupancy on registered land has security of occupancy. Ask the seller in writing who occupies the plot.
  • Lake Victoria shore. Mukono town borders the lake on its south. Regulation 30 of the National Environment (Wetlands, River Banks and Lake Shores Management) Regulations, 2000 sets a 200 m protected zone for Lake Victoria, measured from the low water mark, and no activity is allowed in it without the Executive Director's written authority.
  • Rivers. Regulation 29 sets a 30 m protected zone for rivers not named in the Sixth Schedule and 100 m for those that are. Wikipedia lists the Sezibwa River as a Mukono landmark, so ask about river buffers on plots near it.
  • Wetlands. Section 45 of the Land Act says wetlands are held in trust by Government or a local government, which shall not lease out or alienate them. A plot that is partly wetland may not be buildable.

Our guide on land title checks covers the search at the registry. We read the 2000 regulations as hosted by KCCA, so confirm with the National Environment Management Authority that no newer rule has replaced them.

How do you visit and buy in Mukono?

See the plot with a person who knows the area, walk the boundary, and compare the name on the title with the seller's National ID. Pay into an account in the registered owner's name. If you are abroad, book an escorted site visit. When we hold Mukono listings you will see them at our search results for Mukono plots. Many Mukono asks are lower per decimal than our Kira plots, which ask about UGX 3.9 million to 10.5 million per decimal. But places differ in distance, road access and title, and ads are not sales. Compare like with like and ask for recent sale evidence.

Is Namanve land good for investment?
