Where is Seeta?

Seeta is a township in Mukono District, in the Central Region. Wikipedia places it on the Kampala-Jinja Highway, about 18 km east of Kampala by road, at an elevation of about 1,180 metres. Two side roads leave the highway at Seeta: Namilyango Road runs south towards Namilyango, and Bukerere Road runs north towards Bukerere. Wikipedia describes Seeta as lying inside Mukono Town, and gives Mukono Town as about 21 km east of Kampala. We have not confirmed which council division Seeta falls in, so we do not name one.

That small gap between Seeta and Mukono is the reason people search for "Seeta Mukono" together. If a seller says a plot is "in Seeta", ask for the village, the road it touches and a GPS pin.

How does Namanve affect Seeta plots?

Namanve is the area between Bweyogerere and Seeta. Wikipedia places it about 14 km by road east of downtown Kampala, with Seeta bordering it on the east. The Kampala-Jinja Highway runs through it and divides it into North Namanve and South Namanve.

South Namanve holds the Kampala Industrial and Business Park, which covers 2,209 acres and is designed to house factories. For a buyer in Seeta this matters in two ways. Industrial neighbours bring jobs, trucks and noise, and some buyers will want that and some will not. Whatever a seller says about a plot being inside or beside the park, insist on a fresh title search and a physical boundary check.

How is the commute from Seeta to Kampala?

We have no measured travel times, and we will not invent them. What we can say is that the Kampala-Jinja Highway through Seeta is a single carriageway, and Wikipedia calls it a busy road. A four-lane Kampala-Jinja Expressway has been proposed from Nakawa through Namanve and Mukono to Njeru, but Wikipedia describes it as still proposed, with no confirmed contractor and completion expected in 2033. Do not pay extra today for a road that is not built.

Test your own trip. Drive from the plot to your work place at the hour you would normally travel, on a weekday, and note the time. Do the same in the evening, and ask a boda or taxi driver what a rainy day looks like.

How much is a plot in Seeta?

As of November 2026, Land & Property listings include no plots in Seeta or anywhere in Mukono District, so we cannot give a price per decimal, and we found no dated price series for Seeta in sources we opened. Anyone quoting an exact "Seeta rate" without a source is guessing. To get a fair figure:

Is Seeta titled land?

It depends on the plot, and no public source we opened gives a tenure mix for Seeta. The Land Act (section 2) recognises customary, freehold, mailo and leasehold tenure, so a plot can be any of these, and a "title" can also be a sale agreement and nothing more. Before paying, ask for a copy of the certificate of title, and search it. The Ministry of Lands online system (UgNLIS) opened to the public on 2 October 2024, and the Monitor reported a search costs UGX 10,000 and shows ownership, encumbrances and location.

For land worth UGX 10 million or more, the Uganda Revenue Authority has required both buyer and seller to hold a TIN since 6 December 2021. A TIN is free. Do not pay a seller who cannot produce one.

What should I do before paying for a Seeta plot?

  1. Visit the plot with the seller and walk every boundary. Our Land Site Visit Checklist: What to Check on the Ground lists what to look for.
  2. Search the title and match the owner's name to the National ID of the person selling.
  3. Ask the neighbours and the local council who uses the land.
  4. Pay by bank in stages, against signed documents.
