2 Bedroom Houses and Apartments for Rent in Kampala

Updated 3 November 2026 · Land & Property editorial team

A two-bedroom in Kampala averages about UGX 1.6 million a month in asking rent, with a normal range of UGX 900,000 to 2.5 million (June 2026 estimate). Outer estates such as Makindye and Najjera were reported well below that in 2023. Rent can rise only with 60 days' notice and not more than once in 12 months, so read the lease before you move in.

How much is a two-bedroom in Kampala?

The June 2026 estimate we could open puts the average asking rent for a two-bedroom at about UGX 1.6 million a month, with most units between UGX 900,000 and UGX 2.5 million. The source builds its figures from property portals and publishes no sample size. A family-focused range in the same source, covering two and three bedroom homes in estates such as Naguru, Muyenga, Ntinda, Kiwatule, Kyanja, Najjera and Lubowa, runs from UGX 1.5 million to 4 million.

The gap between the low and high ends is mostly location, building age and whether the unit comes with backup power and water. Start with the estate overview on Houses and Apartments for Rent in Kampala by Area to see where each sits.

What do two-bedrooms rent for by estate?

The only per-estate survey we could open is the Monitor's, from March 2023. It is dated, so treat it as the shape of the market, not today's price list.

What should a family check before renting?

Two-bedroom tenants are often couples with a child or a young family, so the checks go beyond the flat itself.

  • School run. Drive the morning route at the real hour. Distance on a map says little in Kampala traffic.
  • Compound and play space. Is there a safe yard, or only a shared staircase?
  • Parking. Confirm in writing how many vehicles the unit may park and where visitors go.
  • Security and noise. Visit once in the evening. The Act requires the landlord to take reasonable steps to ensure quiet enjoyment (section 19) and treats ventilation, light, drainage and water as part of fitness for habitation (section 6).
  • Backup water and power. Ask what happens during an outage and who pays for a generator or tank.

Is a house or an apartment cheaper to live in?

Compare the whole monthly bill, not only the rent. In an apartment the landlord may charge a service fee for security, conservancy, sanitation and other amenities, and the fee may vary with the landlord's real costs (Landlord and Tenant Act 2022, section 46). In a house the fee is often absent, but you may carry a larger water and power bill.

The Act sets the split for utilities: you pay for separately metered electricity and for water measured at your own meter (section 12), while the landlord is liable for electricity not separately metered and for the cost of drainage and sewerage services, though the two of you can agree a sewerage contribution (section 13). The landlord is also responsible for taxes and rates on the premises (section 10). Ask which of these applies, and have it in the lease.

Can two tenants share a two-bedroom?

Yes, but get the agreement right. A tenant may not sublet the whole or any part of the premises without the landlord's written consent, and the landlord must not unreasonably withhold it (section 32). A sublet or assignment made without consent is invalid and ends the tenancy (section 33). If you share with a friend, the safest route is for both names to appear on one lease, with a clear note of who pays what share of rent and deposit.

Write down who receives the deposit refund, what happens if one person leaves early, and who is liable if the other stops paying. Ask the landlord to confirm in writing that the arrangement is acceptable, so a private side deal does not put your tenancy at risk.

Can a landlord raise the rent in the middle of a lease?

Only in limited ways. As of November 2026, under section 26 of the Landlord and Tenant Act 2022 a landlord must give at least 60 days' notice in the prescribed form, cannot raise rent more often than every 12 months, and cannot raise it by more than 10 percent a year unless your agreement says otherwise. In a fixed-term tenancy, the landlord cannot raise the rent before the term ends unless the agreement provides for it. An increase that breaks these rules is invalid. If you do not object or negotiate, a lawful increase is taken as accepted (section 27).

Frequently asked questions

How much is a 2 bedroom house in Kampala?

As asking rents in June 2026, about UGX 1.6 million a month on average, with a typical range of UGX 900,000 to 2.5 million. Outer estates were far lower in March 2023, for example UGX 600,000 in Makindye and UGX 300,000 in Kisugu. There is no official rent index, so confirm with written quotes.

Which estates have cheap 2 bedroom houses?

The 2023 Monitor survey found the lowest two-bedroom houses in Kisugu, Kirinya, Seguku and Makindye, all below UGX 700,000. Broker estimates for 2026 name Kisaasi, Kyanja, Najjera and Naalya as cheaper areas. Check travel time, drainage and security before choosing on price alone.

Can a landlord raise rent mid-lease?

Not freely. Section 26 of the Landlord and Tenant Act 2022 requires 60 days' notice, no increase more often than every 12 months, and a cap of 10 percent a year unless the agreement says otherwise. In a fixed term there is no increase unless the agreement allows one. An increase that breaks these rules is invalid.

Do I pay rates on a rented two-bedroom?

Normally no. Section 10 of the Landlord and Tenant Act 2022 makes the landlord responsible for taxes and rates charged on the premises, and requires the landlord to repay a tenant who pays them. You do pay for separately metered power and water you use, under section 12.
